Singapore's Biggest Property Agent Groups: PNG, Preeminent, Rex Tan Division and More
The largest named teams inside PropNex, ERA, Huttons, OrangeTee and SRI, each with the latest size it has claimed, who said it and when, and why the figures overlap.
The biggest property agent groups in Singapore, by the latest figure each has given: Marcus Luah's advisory group at PropNex, over 5,000 salespersons (PropNex, April 2026); Preeminent Group at ERA, more than 4,000 (The Peak, March 2026); Kevin Geow's group at Huttons, over 3,000 (EdgeProp, May 2026); and AAG at OrangeTee, 3,000+ "after 12 years" (OrangeTee's careers page, © 2024). PNG at PropNex said in 2018 it had over 3,300. These are the groups' own figures, from different years, and some groups contain others, so they overlap and cannot be added up. CEA records an agent's agency, not their group.

Inside each big Singapore agency, most agents belong to a group: a team built by a senior agent, with its own name, trainers and leaders. CEA's register records which agency an agent is with, not which group, so a group's size is whatever the group, its agency or a news report has said. This page lists the groups that have claimed the largest headcounts, agency by agency, with the latest figure, who gave it and when. It then explains why those figures cannot be added up, and how to check a group before you join one.
What are the biggest property agent groups in Singapore?
By the latest figure each has given, the biggest are Marcus Luah's advisory group at PropNex (over 5,000 salespersons, April 2026), Preeminent Group at ERA (more than 4,000, March 2026), Kevin Geow's group at Huttons (over 3,000, May 2026) and AAG at OrangeTee (3,000+ "after 12 years"). The figures come from the groups, their agencies and news reports, in different years, and CEA does not record groups.
The largest claim at each of the five big agencies:
| Agency | Group | Leader | Latest size claimed |
|---|---|---|---|
| PropNex | Marcus Luah's advisory group | Marcus Luah | Over 5,000 (Apr 2026) |
| ERA | Preeminent Group | Kevin Lim (founder) | More than 4,000 (Mar 2026) |
| Huttons | Kevin Geow's group | Kevin Geow | Over 3,000 (May 2026) |
| OrangeTee | AAG | Lester Tan | 3,000+ "after 12 years" |
| SRI | Ken Low Group | Ken Low | 430 at Huttons, at his exit (Sep 2018) |
Sources: PropNex's release of 17 Apr 2026; Alex Lim, Preeminent's co-founder, in The Peak, 27 Mar 2026; EdgeProp, 15 May 2026; OrangeTee's careers page (© 2024); EdgeProp, 28 Sep 2018. All read 6 Nov 2026.
Two more groups have well-known dated figures: PNG (Powerful Negotiators Group) at PropNex, whose founder Kelvin Fong told 99.co in April 2018 it had "over 3300 property agents" and 92 leaders, and Rex Tan Division at Huttons, which Huttons said in January 2026 had a headcount of 2,650.
A group's size is a claim with a date, not a count. CEA's register lists every salesperson's agency, never their group, so no official figure exists to check these against.
What is a property agent group?
A property agent group is a team of salespersons inside one agency, built by a senior agent who recruits, trains and leads it, and named after the leader or a brand (PNG, Preeminent, Rex Tan Division). CEA does not record it: every member is registered with CEA under the agency, and the group exists only inside the agency.
Groups go by several names: division, district, advisory or simply group. The word usually follows the leader's title: a Division Director leads a division, an Advisory leader an advisory (see what agency titles mean). Large groups contain smaller ones, each with its own leader. A PNG team leader's own site, for example, says "we have 13 Divisions under Marcus Luah Division".
What a group does not change: the agent's CEA registration, the agency they are registered with, and the agency's estate agency agreement with the client.
Because CEA records only the agency, a group can grow, split or move to another agency without any register showing it. Several have moved agency, usually in part (see teams that changed agencies).
Which are the biggest agent groups at PropNex?
Marcus Luah's advisory group (over 5,000 salespersons, April 2026) and PNG (over 3,300, April 2018) are the largest PropNex figures, followed by Bobby Sng Advisory, MattLamAdvisory and Jason Tan's team. PropNex has more groups claiming 500 or more agents than any other agency, out of 14,862 registered salespersons.
| Group | Leader | Size claimed | Said by, when |
|---|---|---|---|
| Marcus Luah's group | Marcus Luah | Over 5,000 | PropNex, Apr 2026 |
| PNG | Kelvin Fong | Over 3,300 | 99.co, Apr 2018 |
| Bobby Sng Advisory | Bobby Sng | More than 2,200 | 99.co, Jul 2023 |
| MattLamAdvisory | Matt Lam | More than 2,000 | EdgeProp, May 2026 |
| Jason Tan's team | Jason Tan | Over 1,000 | EdgeProp, Mar 2025 |
| Ken Ng's team | Ken Ng | Over 800 | PropNex, Jun 2022 |
| Ray Teo Advisory | Ray Teo | Over 500 | PropNex, May 2022 |
| Dynamic Force Group | Neo Chee Seng | More than 500 | Its site, for 2021 |
| JNA Real Estate | Jervis Ng | Over 335 | Real Estate Asia, 2026 |
| Bryan Tan's division | Bryan Tan | More than 330 | Real Estate Asia, 2026 |
| The Luxury Team | Dominic Lee | Around 300 | EdgeProp, Oct 2019 |
Read 6 Nov 2026. Registered salespersons: PropKaki's copy of CEA's register, 10 Oct 2026.
- PNG was founded in 2005 by Kelvin Fong and was earlier known as Megaforce, according to a PNG team leader's site (© 2022), which puts PNG at 8,000 agents. That figure is undated, and the same sentence appears word for word on another PropNex leader's site, so it reads as a shared line rather than a fresh count.
- Marcus Luah's group has been called Marcus Luah Division and now Marcus Luah Advisory. PropNex's April 2026 release, appointing him Chief Growth Officer, gives "more than 200 team leaders and over 5,000 salespersons"; his group's own site gives several figures between 5,000 and 6,200 on one page.
- The Luxury Team: EdgeProp's October 2019 report gave it around 300 agents but named no leader; PropNex said in its March 2025 release that Dominic Lee had headed the Luxury Team for the past decade.
- Dennis Wee Group had 1,071 salespersons when PropNex announced the merger in June 2017 (EdgeProp); by 10 July, 845 of its 1,063 had signed with PropNex (PropNex). It belongs in the team-moves story.
PropNex has 14,862 registered salespersons on PropKaki's copy of CEA's register (10 Oct 2026).
Which are the biggest agent groups at ERA?
Preeminent Group, founded by ERA's Chief Agency Officer Kevin Lim, is the group its co-founder calls ERA's largest division: more than 3,200 members in October 2022 and more than 4,000 agents by March 2026, as its co-founder put it. ERA Explorer Group (1,200 in 2020), ERA HexaGroup (about 1,000), Empire Allianze Group (about 500) and Galaxy Group (around 400) follow.
| Group | Leader | Size claimed | Said by, when |
|---|---|---|---|
| Preeminent Group | Kevin Lim | More than 4,000 | The Peak, Mar 2026 |
| Alex Lim Advisory | Alex Lim | More than 4,000 | Its ERA careers page, © 2026 |
| ERA Explorer Group | Alvin Lim | 1,200 | EdgeProp, Nov 2020 |
| ERA HexaGroup | Chris Chen | About 1,000 | Its site, © 2021 |
| Empire Allianze Group | Mark Kong | About 500 | 99.co, Jul 2019 |
| Galaxy Group | Eugene Koh, Alicia Yang | Around 400 | EdgeProp, Mar 2023 |
Read 6 Nov 2026.
- Preeminent: 99.co reported in October 2022 that the group had "more than 3,200 members with more than 120 Division Directors" and was aiming for 4,000. In March 2026 its co-founder Alex Lim described it in The Peak as a team of "more than 4,000 agents" and ERA's largest division.
- Alex Lim Advisory is Alex Lim's own advisory. Its page gives "more than 4000" for the group he leads. No page says whether that is the same 4,000 as Preeminent's, but the same leader gives the same figure for both.
- ERA HexaGroup describes itself as "the collaboration of multiple ERA Divisions". Its leader's ERA profile describes "a 500-strong team"; the group's own site says about 1,000.
- ERA Explorer Group had "37 division directors and 1,200 agents" in November 2020; Empire Allianze Group about 500 agents across 21 divisions in July 2019.
ERA has 8,900 registered salespersons on PropKaki's copy of CEA's register (10 Oct 2026).
Which are the biggest agent groups at Huttons?
Kevin Geow's group (over 3,000 agents, May 2026), Rex Tan Division (2,650, January 2026), Mary Tan District (more than 2,000, August 2025) and Navis (more than 1,500 including part-timers, April 2024) are the largest Huttons figures. Together those four claims exceed the 5,942 salespersons registered with Huttons, so they must overlap or count more than current members.
| Group | Leader | Size claimed | Said by, when |
|---|---|---|---|
| Kevin Geow's group | Kevin Geow | Over 3,000 | EdgeProp, May 2026 |
| Rex Tan Division | Rex Tan | 2,650 | Huttons, Jan 2026 |
| Mary Tan District | Mary Tan | More than 2,000 | EdgeProp, Aug 2025 |
| Navis | Jackie Mang | More than 1,500 | 99.co, Apr 2024 |
| Huttons Landed Division | Willi Ching | Close to 100 | EdgeProp, Jun 2025 |
Read 6 Nov 2026. Registered salespersons: PropKaki's copy of CEA's register, 10 Oct 2026.
- Kevin Geow, Huttons' Chief Advisory District Director, leads "a group of over 3,000 agents while supporting more than 6,000 agents across the agency" (EdgeProp, May 2026). A 2022 Huttons event page says he "started team-building with his senior leaders", naming Mary Tan and Rex Tan among them; it does not say their groups sit inside his.
- Rex Tan Division: Rex Tan established his team in 2010. Huttons' CEO said in January 2026 that it had a headcount of 2,650, and that Rex Tan had won Huttons' Top Executive Group District Director award every year since 2019.
- Navis moved to Huttons in October 2021 with about 700 agents (EdgeProp, January 2022); its April 2024 figure (99.co, which does not name the agency) includes part-timers.
- Huttons Landed Division, "the official landed property arm of Huttons Asia", had close to 100 consultants in June 2025.
Huttons has 5,942 registered salespersons on PropKaki's copy of CEA's register (10 Oct 2026).
Which are the biggest agent groups at OrangeTee and SRI?
At OrangeTee, OrangeTee's careers page says AAG has grown to 3,000+ in 12 years and Property Connect Alliance had 1,581 agents in October 2019. At SRI, no group size has been published: Ken Low Group had 430 agents at Huttons when Ken Low left for SRI in September 2018, and SRI expected close to 300 newcomers from it and other agencies.
| Agency | Group | Leader | Size claimed |
|---|---|---|---|
| OrangeTee | AAG | Lester Tan | 3,000+ "after 12 years" |
| OrangeTee | Property Connect Alliance | Lawrence Tan | 1,581 (Oct 2019) |
| SRI | Ken Low Group | Ken Low | 430 at Huttons (Sep 2018) |
Sources: OrangeTee's careers page (© 2024); EdgeProp, 4 Oct 2019 and 28 Sep 2018. Read 6 Nov 2026.
- AAG: Lester Tan joined OrangeTee in early 2012 and grew his team "from 3 to almost 1200 members in just under 5yrs" and "till today's 3000+ after 12 years", OrangeTee's page says. The page is dated © 2024, when CEA counted 2,814 agents at all of OrangeTee (1 Jan 2024), so the figure cannot be a count of AAG's members at that time.
- Property Connect Alliance was started by Lawrence Tan in December 2017.
- Ken Low Group was a project-marketing group at Huttons, with 430 agents "at the point of his exit". SRI then had 290 agents and expected "close to 300" newcomers; by January 2021 it had 1,004, and EdgeProp credited most of the increase to Ken Low. No source has named or sized a group at SRI since. SRI has 1,722 registered salespersons on PropKaki's copy of CEA's register (10 Oct 2026).
Why can't you add up the sizes of the agent groups?
Because some groups contain others, the figures come from different years, and some count everyone ever recruited rather than today's members. At Huttons, the four largest claims together exceed the agency's 5,942 registered salespersons.
Three reasons, each visible in the sources:
- Groups nest. A PNG team leader's own site (© 2022) says "I am a team leader in PropNex and in the largest team in Singapore - Powerful Negotiators Group (PNG)" and "we have 13 Divisions under Marcus Luah Division". If that holds, counting PNG and Marcus Luah's group counts the same agents twice. It is the only page that states such nesting.
- One leader, one figure, two names. Alex Lim gives "more than 4,000" for Preeminent, which he co-founded, and "more than 4000" for the group he leads as Alex Lim Advisory. No page says whether they are the same agents.
- Different years and different definitions. PNG's 3,300 is from 2018; Marcus Luah's 5,000 from 2026. Navis's 1,500 includes part-timers. AAG's 3,000+ is "after 12 years", more than OrangeTee's 2,660 registered salespersons.
The agency totals show the overlap. Huttons' four largest claims add up to more than its 5,942 registered salespersons. At ERA, Preeminent's 4,000 and Alex Lim Advisory's 4,000 together come close to its 8,900.
Only the agency total is a count. For that, read CEA's register or PropKaki's agency pages, not the group's recruiting page.
Who leads Singapore's biggest agent groups?
The founders of the biggest groups now hold senior roles at their agencies: Kelvin Fong (PNG) is PropNex's CEO, Kevin Lim (Preeminent) is ERA's Chief Agency Officer, and Rex Tan (Rex Tan Division) became Huttons' Chief Agency Officer in January 2026. Marcus Luah became PropNex's Chief Growth Officer in April 2026.
| Leader | Group | Agency role |
|---|---|---|
| Kelvin Fong | PNG | PropNex Executive Director and CEO |
| Kevin Lim | Preeminent Group | ERA Chief Agency Officer |
| Rex Tan | Rex Tan Division | Huttons Chief Agency Officer, Jan 2026 |
| Marcus Luah | Marcus Luah's group | PropNex Chief Growth Officer, Apr 2026 |
| Ken Low | Ken Low Group | SRI managing partner, from Sep 2018 |
Sources: PropNex's leadership page; ERA's agent portal; Huttons' release of 19 Jan 2026; PropNex's release of 17 Apr 2026; EdgeProp, 28 Sep 2018. Read 6 Nov 2026.
A group leader's own deal record can be small by design: building and running the team is the job the title describes (see does a higher title mean a better agent?). Each leader's CEA record is in the agent finder; each leader named above also has a PropKaki leader page, linked from the table.
How fast have the biggest agent groups grown?
On their own dated figures, quickly: Rex Tan Division went from 700 members in March 2020 to 2,650 in January 2026, and Mary Tan's group from over 1,400 in October 2021 to more than 2,000 in August 2025. Preeminent went from more than 3,200 in October 2022 to more than 4,000 by March 2026.
| Group | Earlier figure | Later figure |
|---|---|---|
| Rex Tan Division | 700 (Mar 2020) | 2,650 (Jan 2026) |
| Mary Tan's group | Over 1,400 (Oct 2021) | More than 2,000 (Aug 2025) |
| Preeminent Group | More than 3,200 (Oct 2022) | More than 4,000 (Mar 2026) |
| MattLamAdvisory | More than 1,000 (© 2023) | More than 2,000 (May 2026) |
| Jason Tan's team | Over 900 (© 2022) | Over 1,000 (Mar 2025) |
| Dynamic Force Group | Less than 90 (late 2018) | More than 500 (2021) |
Each figure is the group's or a news report's, from the sources named in the sections above. Read 6 Nov 2026.
Groups also grow by moving. Navis took about 700 agents from OrangeTee to Huttons in October 2021, and Ken Low's arrival in 2018 is credited with most of SRI's growth to 1,004 agents by January 2021. The moves are dated in teams that changed agencies.
Growth claims are the easiest figures for a group to publish and the hardest for anyone to check. Read them as a direction, not a measurement.
What is the biggest mistake people make reading an agent group's size?
Reading it as a current headcount. A group's figure is a claim from a dated recruiting page, release or interview, it may include sub-groups, part-timers or everyone ever recruited, and CEA's register cannot confirm it.
| The figure sounds like | What it can actually be |
|---|---|
| "3,000+ agents" | Everyone recruited over 12 years |
| "More than 1,500 members" | Members including part-timers |
| "Over 5,000 salespersons" | A group plus the groups under it |
A big number tells you a group recruits well. It does not tell you how many of its agents are active, how much time its leader gives a new member, or how many agents have left. Ask a group for its numbers, then check the agency's on the register. PropKaki's agency pages show how many registered salespersons each agency has and how many recorded a deal in the last 12 months.
How do you check an agent group before you join it?
Check what the register can show: the agency's size and activity on PropKaki's agency pages, and the leader's and members' CEA deal records in the agent finder. Then ask the group what the register cannot show: how many members it has today, how many joined and left last year, and who would mentor you.
- The agency. Registered salespersons and recorded deals for PropNex, ERA, Huttons, OrangeTee and SRI; the five side by side in PropNex vs ERA vs Huttons vs OrangeTee vs SRI.
- The people. Look up the leader, and the agents you would work beside, by name or CEA number in the agent finder: their deals by property type, town and year.
- The titles. What each rank on the group's ladder means, in property agent titles.
- The money. How commission is shared between agency, group and agent, in how commission splits work at the big agencies.
- The questions to ask. PropKaki's guides on joining an agency and switching agencies.

Methodology and sources
Where every group size, leader and date comes from, and what we deliberately did not claim.
What we used.
- Group sizes, leaders and dates: PropKaki's register of every Singapore agent group that has publicly claimed 100 or more agents; for groups of 300 or more, plus Huttons Landed Division, each figure was re-checked against the page it came from on 6 Nov 2026: agency releases (PropNex, Huttons), agency pages (PropNex Picks, ERA's agent portal and careers pages, OrangeTee's careers page), groups' and leaders' own sites, and news and magazine reports (99.co, EdgeProp, The Peak, Real Estate Asia). Each figure is given with who said it and when. Where a page gives no date, we say so.
- Agency totals: PropKaki's copy of CEA's salesperson register, as at 10 Oct 2026, matched by agency licence number.
What we did not claim. We do not rank groups by quality or say any group is a better place to work. We do not say one group sits inside another unless a page says so. CEA does not record group membership, so no figure here can be verified against an official count; where a figure could have counted something other than current members (part-timers, everyone ever recruited), we say so. Figures we could not open on a source page are left out. If a group's figure is out of date, tell us and we will correct it.
