What Property Agent Titles Mean in Singapore: Division, District and Group Director
The title ladders at PropNex, ERA, Huttons, OrangeTee and SRI side by side: what each rank says about the team an agent leads, how sure the order is, and why the CEA deal record is the better yardstick.
In Singapore, a property agent's leader title shows how big a team they have built inside their agency, not how many deals they close themselves. Where the ladders can be traced, they run in three levels: titles for leading one team (Division Director and its steps), titles for leading a group of teams (District, Group, Executive and Advisory titles), and agency-wide roles such as Chief Agency Officer. Words like Associate, Senior, Executive and Advisory mostly mark steps within a level. One PropNex group's career path, read on 6 Nov 2026, sets minimums from 8 associates for an Associate Division Director to 200 for its top rank. CEA does not set or record titles; it records each agent's deals.

Singapore property agents carry titles that sound like a company org chart: Division Director, District Director, Group District Director, Advisory Group Division Director. None of them is set by the regulator, and no agency publishes its full ladder. This page pieces the five big agencies' ladders together from promotion histories, an agency group's published career path, agency announcements and press reports, each dated in the text. It lines the ladders up level by level, explains each title, says how sure we are of each agency's order, and shows what a title does not tell you: the agent's own deal record, which CEA does keep.
What do property agent titles like Division Director mean in Singapore?
A Singapore property agent's leader title, such as Division Director or Group District Director, shows how big a team they have built inside their agency, not how many deals they close. Where the ladders can be traced, they run in three levels: leading one team, leading a group of teams, and agency-wide roles.
Titles such as Division Director or Group District Director are internal sales ranks. An agency awards them as an agent recruits and builds a team, and they climb as that team grows. They are not licences, CEA does not record them, and a leader title says little about how many deals the agent closes personally.
Read a leader title in two parts: the noun tells you the level, the adjectives tell you the step.
| Level | The noun to look for | Examples |
|---|---|---|
| Leads one team | Division | Associate Division Director, Division Director, Senior Division Director |
| Leads a group of teams | District, Group, Branch (often stacked) | Group Division Director, District Director, Group District Director |
| Agency-wide role | Agency, Chief, Vice President | Senior Director of Agency, Agency Vice President, Chief Agency Officer |
Source: titles as they appear in promotion histories, a PropNex group's published career path and agency announcements, read 6 Nov 2026 (see the ladders below). The level each noun stands for is read from how the titles are used; agencies do not define them.
The modifiers are mostly steps inside a level: Associate is the entry step, then Senior, and at the top of the group level Executive and Advisory. Three traps sit inside this grammar:
- "Group" moves. It can mean a group of divisions (ERA's Group Division Director) or a step above District (PropNex's Group District Director).
- "Division" can name a whole organisation. In February 2019 ERA's Top Division of the Year, Catalyst Division, was led by a Senior Group Division Director.
- Not every "Director" leads anyone. One PropNex group's career path uses Associate Director for an agent who has earned S$80,000 in commission, with no team. Those entry ranks do reflect the agent's own earnings; the leader ranks above them are measured on the team.
A leader title measures the team under an agent, not the deals in their own name.
How do the title ladders at PropNex, ERA, Huttons, OrangeTee and SRI compare?
ERA builds its ladder on Division, PropNex and Huttons on District, OrangeTee on District and Executive, and SRI on Sales and District. Only ERA's leader ladder is confirmed by a full promotion history; PropNex's and OrangeTee's are partly confirmed, Huttons' and SRI's are inferred from the naming.
The five ladders at a glance. "Built on" is the noun each level uses; the order column is about the rungs' order.
| Agency | Built on | Top leader title seen | Agency-wide roles | Order |
|---|---|---|---|---|
| ERA | Division → Group | Senior Advisory Group Division Director | Senior Director of Agency; Chief Agency Officer | Confirmed |
| PropNex | Division → District | Senior Group District Director | Agency Vice President; Chief Agency Officer | Partly confirmed |
| Huttons | Division → District | Executive Group District Director | Chief Agency Officer | Inferred |
| OrangeTee | District → Executive | Senior Associate Executive Director | Not found | Partly confirmed |
| SRI | Sales → District | Not confirmed | Managing Partners; CEO | Inferred |
Sources: below, per agency, read 6 Nov 2026.
Each ladder in full, lowest rung first (an asterisk marks a rung whose place is read from the naming only):
- ERA: confirmed for the leader ladder. Associate Division Director* → Division Director / Branch Division Director* → District Division Director → Senior Division Director → Group Division Director → Senior Group Division Director → Executive Group Division Director → Advisory Group Division Director → Senior Advisory Group Division Director → Senior Director of Agency → Chief Agency Officer*. One leader's promotion history on ERA's own agent portal runs through every unstarred rung from 2018 to 2025, ending with an appointment by the CEO to Senior Director of Agency (Ivan Lam, CEA R051132G).
- PropNex: partly confirmed, in two tracks. Plain track: Division Director → Group Division Director → District Director → Group District Director → Senior Group District Director, then Agency Vice President and Chief Agency Officer. A PropNex leader's award history orders the first rungs: Top 3 Division Director (2011), Top 5 Group Division Director (2012), Top 5 District Director (2013) (Chris Choo, CEA R016290Z, his SRX profile, read 6 Nov 2026; the same profile lists a Top Branch District Director award in February 2024 and the headline title Group District Director). Associate track: Jeron Lee District, a PropNex group, publishes Associate Division Director → Senior Associate Division Director → Associate District Director → … → Senior Group Advisory Branch District Director, with the team size each rank needs (section 7). How the two tracks map onto each other is not published.
- Huttons: inferred. Associate Division Director, Branch Division Director → Associate District Director → District Director → Associate Group District Director → Group District Director → Executive Group District Director → Chief Agency Officer. The titles appear on agents' profiles and in Huttons' own releases; Huttons said in January 2026 that Rex Tan had won its Top Executive Group District Director award every year since 2019. No promotion history or published path confirms the order.
- OrangeTee: partly confirmed. Associate District Director → Senior Associate District Director → Senior Associate Executive Director. In March 2018, 99.co reported that the Navis Living Group at OrangeTee (now Navis at Huttons) had 12 Associate District Directors, 5 Senior Associate District Directors and 4 Senior Associate Executive Directors; the order is consistent with that pyramid, though no OrangeTee source states it. No one-team titles were found.
- SRI: inferred. Titles seen on SRI agents' portal profiles: Associate Senior Sales Director, Senior Associate Sales Director, Associate Executive Sales Director, Senior Associate District Director, Associate Senior District Director, Senior District Director and Senior Associate Group Director. Their levels and order are not published; SRI is run by Managing Partners and a CEO.
Where two agencies use the same words, the rung can still differ. Compare titles inside one agency, never across agencies.
What does Division Director mean in real estate?
A Division Director leads a team, called a division, of salespersons inside an agency; it is a sales rank, not a seat on the company's board. At ERA it is the first rung of a confirmed eight-step leader ladder; on one PropNex group's path, the Division ranks are the first "Team Leader" ranks.
A division is the name for a leader's team. The rank sits above the "Associate" entry step and below the titles that lead several teams.
How much team the rank implies, as one PropNex group states it: Jeron Lee District's career path, read on 6 Nov 2026, lists two "Team Manager" ranks first (Associate Group Director, then Associate Branch Director), then asks an Associate Division Director to have at least 8 associates and S$250,000 of group production in the past 12 months, and a Senior Associate Division Director at least 8 associates and S$600,000. Promotion on that path is measured on the team's production as well as a minimum of the leader's own commission.
At ERA, Division Director is the start of a confirmed ladder that runs eight rungs to Senior Advisory Group Division Director (see the ERA ladder above). ERA also uses Branch Division Director: in February 2019 ERA named Branch Division Director Kavin Kuah of Vigilant Division its Top Achiever of the Year.
Two things the title does not mean:
- It is not a company directorship. The holder is a CEA-registered salesperson with a registration number like any other agent; "Director" is the agency's word for a sales rank.
- It is not a production ranking. The team builds the title. The agent's own deal record sits on their CEA record, not in the title.
Is a District Director higher than a Group Director?
At PropNex, yes: a District Director ranks above a Group Division Director, and Group District Director is higher again. At ERA it runs the other way: a District Division Director ranks below a Group Division Director.
The answer depends on the agency, because the same words sit on different rungs.
| Agency | Lower | Higher | Evidence |
|---|---|---|---|
| PropNex | Group Division Director | District Director | Award history (a) |
| PropNex | Associate District Director | Associate Group District Director | Career path (b) |
| PropNex | Associate Group Director | Associate District Director | Career path (b) |
| ERA | District Division Director | Group Division Director | Promotion history (c) |
(a) A PropNex leader's awards: Top 5 Group Division Director in 2012, Top 5 District Director in 2013 (his SRX profile). (b) Jeron Lee District's published PropNex career path, read 6 Nov 2026: Associate Group Director is its first team-manager rank (1 associate), Associate District Director needs 10, Associate Group District Director 20. (c) One leader's ERA portal history: District Division Director in 2019, Group Division Director in 2020.
So at PropNex, District beats Group Division, and Group District beats District. At ERA, "District" qualifies a title on the Division level (District Division Director) while "Group" marks the move to leading several teams, so Group beats District.
The safe reading: find the title on its own agency's ladder, and never compare a PropNex rank with an ERA rank by its words alone.
What is the highest title at PropNex?
Among agent-leaders, the highest rank on one PropNex group's published career path is Senior Group Advisory Branch District Director, which needs at least 200 associates. Above the leader ladder sit PropNex's agency-wide roles: a Chief Agency Officer and five Agency Vice Presidents, appointed in August 2023, under the CEO.
PropNex has two layers of "top".
The top of the agent-leader ladder. Jeron Lee District's career path, read on 6 Nov 2026, ends with three "Advisory Leader" ranks: Advisory Branch District Director (at least 100 associates), Senior Advisory Branch District Director (150) and Senior Group Advisory Branch District Director (200). On the plain track, the highest title seen on PropNex profiles is Senior Group District Director: EdgeProp reported in January 2022 that one Senior Group District Director's team had grown to 280 agents.
Agency-wide roles. On 23 August 2023, PropNex promoted its Senior Vice President Eddie Lim to a new role of Chief Agency Officer, responsible for growing and streamlining the sales teams and for team leaders' career paths, and named five Agency Vice Presidents, each with a portfolio (Bobby Sng, leadership development; Cijay Tew, training and development; Marcus Luah, business growth; Benjamin Tan, business strategy; Ken Ng, business development), as PropNex announced on SGX. PropNex's leadership page, read on 6 Nov 2026, still lists them, with co-founder Ismail Gafoor as Executive Chairman and Kelvin Fong as Executive Director and Chief Executive Officer.

What is the highest title at ERA?
The top of ERA's agent-leader ladder is Senior Advisory Group Division Director. Above it sit agency roles: Senior Director of Agency, an appointment by ERA's CEO, and Chief Agency Officer, the title ERA's portal gives Kevin Lim.
ERA's order is the best documented of the five, because ERA's agent portal shows dated promotions. One leader's history there, read on 6 Nov 2026, climbs eight leader ranks in five years and ends with "Appointment by CEO to ERA Senior Director of Agency (Agency Leader) in 2025" (Ivan Lam). The same profile lists an April 2026 award as one of ERA's "Top 3 Senior Directors of Agency", so it is a role several leaders hold.
ERA's portal lists Kevin Lim, of the Preeminent Group, as Chief Agency Officer. In ERA's February 2019 awards release the same person was titled Chief Agency Director. No promotion history shows where the role sits against Senior Director of Agency; the list below puts it on top from its name.
ERA's ladder, top down:
- Chief Agency Officer (place inferred from the name)
- Senior Director of Agency (appointed by the CEO)
- Senior Advisory Group Division Director
- Advisory Group Division Director
- Executive Group Division Director
- Senior Group Division Director
- Group Division Director
- Senior Division Director
- District Division Director
- Division Director (and Branch Division Director, by the naming)
- Associate Division Director (by the naming)

How many agents does each title need?
One PropNex group publishes the minimums: 8 associates for an Associate Division Director, 10 for an Associate District Director, 20 for an Associate Group District Director, and 100, 150 and 200 for its three Advisory ranks. On that path a title is a floor on team size, not a count.
No agency publishes headcount rules for its whole sales force. The clearest public statement is a PropNex group's own career path. Jeron Lee District lists, for each rank "at PropNex", a minimum number of associates and a minimum group production over the past 12 months (read 6 Nov 2026):
| Rank (Jeron Lee District, PropNex) | Level on the path | Minimum associates | Minimum group production, past 12 months |
|---|---|---|---|
| Associate Group Director | Team manager | 1 | — (S$15,000 personal) |
| Associate Branch Director | Team manager | 5 | S$100,000 |
| Associate Division Director | Team leader | 8 | S$250,000 |
| Senior Associate Division Director | Team leader | 8 | S$600,000 |
| Associate District Director | Senior team leader | 10 | S$900,000 |
| Senior Associate District Director | Senior team leader | 15 | S$1,500,000 |
| Associate Group District Director | Senior team leader | 20 | S$2,500,000 |
| Senior Associate Group District Director | Senior team leader | 30 | S$2,500,000 |
| Branch District Director | Senior team leader | 40 | S$2,500,000 |
| Senior Associate Branch District Director | Senior team leader | 50 | S$2,500,000 |
| Advisory Branch District Director | Advisory leader | 100 | S$2,500,000 |
| Senior Advisory Branch District Director | Advisory leader | 150 | S$2,500,000 |
| Senior Group Advisory Branch District Director | Advisory leader | 200 | S$2,500,000 |
Source: Jeron Lee District, "Career paths", jeronleedistrict.com, read 6 Nov 2026. "Group production" is the team's gross commission received. From Senior Associate Group District Director up, the path also asks for accumulated group production (S$10 million rising to S$500 million). The page states one group's path; PropNex does not publish its own.
Reported team sizes sit well above these floors:
| Title | Team size reported | Where and when |
|---|---|---|
| District Director (PropNex) | 30 salespersons when promoted | The leader's own SRX profile, read 6 Nov 2026 |
| Associate Group District Director (PropNex) | Nearly 70 agents | EdgeProp, 10 May 2024 |
| Senior Group District Director (PropNex) | 280 agents | EdgeProp, 6 Jan 2022 |
| Executive Group District Director, now Chief Agency Officer (Huttons) | 2,650 in 2026 | Huttons, 19 Jan 2026 |
A title is a floor on team size, not a count. It tells you the leader once met a minimum; the team today may be far larger, or smaller.
Are property agent titles regulated by CEA?
Not directly: CEA does not create, award or record agency ranks such as Division Director. But any title an agent uses in an advertisement falls under CEA's ethical-advertising guideline, which requires claims of expertise or success to be backed by verifiable records.
The Council for Estate Agencies licenses agencies and registers salespersons. Ranks such as Division Director are set by each agency and appear only where the agency or the agent puts them: portal profiles, name cards, press releases. PropKaki's copy of CEA's register carries each salesperson's name, registration number and agency, and has no field for rank, team or division.
CEA's rules reach titles through advertising. Its Practice Guidelines on Ethical Advertising (PG 2/2011, version 2.0 of 10 Dec 2020, in force since 1 Aug 2011) require every ad to show:
- the salesperson's name as registered in CEA's Public Register, and their registration number;
- the agency's name and licence number;
- the salesperson's contact number as registered with CEA.
The same guideline says claims of "expertise, specialisation or success rate" must be substantiated by verifiable facts and records, and bars phrases such as "King of xx", "Mr xx", "Specialist" and "Expert". Agencies must vet their salespersons' ads before they are published, and breaches can lead to disciplinary action. The guideline does not name rank titles.
The title is the agency's word; the CEA record is the market's. To check who an agent is, start from their registration number, not their rank. Rules as of 6 Nov 2026; verify on cea.gov.sg.
Does a higher title mean a better agent?
No: a title rewards building a team, while the CEA deal record shows the agent's own work, and leaders who run large teams often record few deals of their own by design. Among four title-holders named in this article, the most active in CEA's record was named under a Division-level title in 2019.
CEA publishes every salesperson's transactions, and PropKaki matches them to the agent by registration number. Set beside the titles that dated sources give, the two measures point in different directions. Listed by agency:
| Agent | Agency | Title (year) | Deals since 2017 | Last 3 years |
|---|---|---|---|---|
| Ivan Lam | ERA | Senior Director of Agency (2025) | 124 | 45 |
| Kavin Kuah | ERA | Branch Division Director (2019) | 3,183 | 1,026 |
| Rex Tan | Huttons | Chief Agency Officer (2026) | 31 | 5 |
| Chris Choo | PropNex | Group District Director | 138 | 59 |
Source: PropKaki's copy of CEA's salesperson register and public transaction record, matched by CEA registration number, as at 10 Oct 2026. A "deal" counts a room rental and a landed sale the same way: activity, not value. The record starts in 2017. Titles: Ivan Lam's ERA portal profile (Senior Advisory Group Division Director in 2023, then Senior Director of Agency in 2025); ERA's awards release of 21 Feb 2019; Huttons' release of 19 Jan 2026 (previously Executive Group District Director); the headline of Chris Choo's SRX profile, read 6 Nov 2026. No earnings are shown, and the table is not a ranking.
Read the table for what it is. A low count high on a ladder is by design: a Chief Agency Officer runs the sales force, and a leader of thousands spends their time on the team, not on their own listings. The opposite case holds too: the agent here with the most recorded deals was named in 2019 under a Division-level title.
Below the title, the record does the comparing. For a buyer, seller or landlord choosing an agent, the CEA record answers the useful questions: how many deals, of which property type, in which towns, how recently.
What do Associate, Senior, Executive and Advisory mean in a property agent's title?
They mostly mark steps inside a level, lowest to highest: Associate, Senior Associate, the plain title, Senior, and at the top of the group level Executive and Advisory. On one PropNex group's path, "associates" also means the salespersons in a team, so "8 associates" is a team of eight agents.
Inside each level the ladders mostly run Associate → (Senior Associate) → plain title → Senior. On the PropNex group path published by Jeron Lee District, an Associate District Director needs 10 associates and a Senior Associate District Director 15; ERA's Associate Division Director sits below Division Director by the same naming. The pattern has exceptions: on that same path, Branch District Director (40 associates) sits below Senior Associate Branch District Director (50).
Executive and Advisory sit at the top of the group-of-teams level. At ERA, one leader's promotion history goes Executive Group Division Director (2021), Advisory Group Division Director (2022), Senior Advisory Group Division Director (2023). On Jeron Lee District's PropNex path, the three "Advisory Leader" ranks need at least 100, 150 and 200 associates. Above Advisory, titles move to agency-wide roles.
That path also uses "associates" for the salespersons in a team, which is why its rank requirements count them. How PropNex's Associate titles map onto its plain titles (Division Director, District Director and so on) is not published.
What does each agency title mean, A to Z?
Each title below is listed with the agency that uses it, its level (one team, group of teams, or agency-wide) and how sure its place in the order is. Compare a title only with titles at the same agency.
- Advisory Branch District Director (PropNex · group of teams · order: stated by one group). First "Advisory Leader" rank on one PropNex group's path; at least 100 associates.
- Advisory Group Division Director (ERA · group of teams · order: confirmed). Above Executive Group, below Senior Advisory Group Division Director.
- Agency Vice President (PropNex · agency-wide · order: confirmed). Five named in Aug 2023, each with a portfolio (e.g. training and development, business growth).
- Associate Director (PropNex · own production · order: stated by one group). On one PropNex group's path, a producer rank at S$80,000 accumulated commission: no team needed.
- Associate District Director (PropNex, Huttons, OrangeTee · group of teams · order: stated (PropNex), inferred (Huttons), partly confirmed (OrangeTee)). Entry step of the District level; at least 10 associates on one PropNex group's path.
- Associate Division Director (ERA, PropNex, Huttons · one team · order: stated (PropNex), inferred (ERA, Huttons)). Entry step of the Division level; at least 8 associates on one PropNex group's path.
- Associate Group District Director (PropNex, Huttons · group of teams · order: stated (PropNex), inferred (Huttons)). Entry step of the Group District level; at least 20 associates on one PropNex group's path.
- Branch District Director (PropNex · group of teams · order: stated by one group). Above Senior Associate Group District Director on one group's path; at least 40 associates.
- Branch Division Director (ERA, Huttons · one team · order: inferred). A Division-level rank; its exact place beside Division Director is not published.
- Chief Agency Officer (ERA, PropNex, Huttons · agency-wide · order: confirmed (propnex); place inferred (era, huttons)). The agency-wide sales-force role: at PropNex, created Aug 2023 to plan the sales teams' growth and leaders' career paths; at Huttons, announced Jan 2026; at ERA, the title its portal gives Kevin Lim.
- District Director (PropNex, Huttons · group of teams · order: partly confirmed). Above Group Division Director at PropNex.
- District Division Director (ERA · division level · order: confirmed). Above Division Director, below Senior Division Director.
- Division Director (ERA, PropNex · one team · order: confirmed (era), partly confirmed (propnex)). Leads a team (a division).
- Executive Group District Director (Huttons · group of teams · order: inferred). Highest Huttons leader title seen; Huttons' annual award for it went to its future Chief Agency Officer every year from 2019.
- Executive Group Division Director (ERA · group of teams · order: confirmed). Above Senior Group, below Advisory Group Division Director.
- Group District Director (PropNex, Huttons · group of teams · order: partly confirmed). Above District Director (one PropNex group's path ranks Group District above District).
- Group Division Director (ERA, PropNex · group of teams · order: confirmed (era), partly confirmed (propnex)). First rank above the Division level; below District Director at PropNex.
- Senior Advisory Group Division Director (ERA · group of teams · order: confirmed). Top of ERA's agent-leader ladder.
- Senior Associate Executive Director (OrangeTee · group of teams · order: partly confirmed). Highest OrangeTee leader title found (4 held it in one OrangeTee group in 2018).
- Senior Director of Agency (ERA · agency-wide · order: confirmed). An appointment by ERA's CEO above the leader ladder; several leaders hold it.
- Senior District Director (SRI · level not confirmed · order: inferred). Seen on SRI profiles; level and order not published.
- Senior Division Director (ERA · division level · order: confirmed). Top of ERA's Division level, below Group Division Director.
- Senior Group Advisory Branch District Director (PropNex · group of teams · order: stated by one group). Top rank on one PropNex group's path; at least 200 associates.
- Senior Group District Director (PropNex · group of teams · order: partly confirmed). Highest plain-track PropNex title seen; one holder led 280 agents in 2022.
- Senior Group Division Director (ERA · group of teams · order: confirmed). Above Group Division Director.
Sources and dates: as in the ladders and sections above. "Order" is about the rung's place in the ladder; the level is read from the naming unless a source gives a team size. "Stated by one group" means Jeron Lee District's published career path at PropNex, read 6 Nov 2026.
What is the biggest mistake people make reading an agent's title?
Reading a leader title as a measure of the agent's own work. A big title means a big team; it does not mean more deals, and on one PropNex group's path a "Director" title needs no team at all.
Two misreadings, both common:
| The title sounds like | What it actually tells you |
|---|---|
| "Senior Group District Director: a top performer" | A leader who built a large team. Their own record may be busy or nearly empty. |
| "Associate Director: a manager" | On one PropNex group's path, an agent who has earned S$80,000 in commission, with no team. |
The fix is one click: look up the agent by name or CEA number in the agent finder and read the record. Choose an agent by the record, and a team by the leader's record and the team's.
How do you check an agent's real track record?
Search the agent by name or CEA registration number in PropKaki's agent finder, which carries CEA's transaction record for 38,651 registered salespersons. Read their deals by property type, town and year, and whether they acted for buyers, sellers, landlords or tenants.
What to read, in order:
- Recent activity. Of the 38,651 salespersons on CEA's register in PropKaki's agent finder, 26,420 have at least one CEA-recorded transaction in the last 3 years (as at 10 Oct 2026). Start with the last 3 years, not the career total.
- Fit. Deals in your property type (HDB, condo, landed) and your town matter more than the overall count.
- Side. Whether the agent mostly acts for sellers or buyers, landlords or tenants.
- Agency and team. The agency pages for PropNex, ERA, Huttons, OrangeTee and SRI show each agency's recorded deals.
If you are an agent choosing a team, the title ladder tells you how promotion works; the leader's own record and their team's churn tell you what working there is like. PropKaki's guides on what to check before joining an agency and switching agencies cover the questions to ask.
How the five agencies compare is in PropNex vs ERA vs Huttons vs OrangeTee vs SRI, and the groups whose leaders hold these titles, with their dated sizes, are in Singapore's biggest agent groups.

Methodology and sources
Where every title, order and figure comes from, and what we deliberately did not claim.
What we used.
- Titles and their order: promotion histories and award lists on agents' own portal profiles (ERA's agent portal, SRX), one PropNex group's published career path (Jeron Lee District), agency announcements (PropNex on SGX and its leadership page, ERA's 2019 awards release, Huttons' January 2026 release) and press reports (EdgeProp, 99.co, People Matters), all read on 6 Nov 2026 and dated in the text. No agency publishes its full ladder, so each agency's order is labelled confirmed, partly confirmed or inferred, and the level each title stands for is read from its naming unless a source gives a team size.
- Deal records: PropKaki's copy of CEA's salesperson register and public transaction record, as at 10 Oct 2026, matched to each named agent by CEA registration number, never by name. Records start in 2017.
What we did not claim. We do not rank agencies, groups or leaders, or say any title is better than another. We do not treat a title as a measure of an agent's skill, and we show no one's earnings. Team sizes are the figures a group, an agency or a news report gave on the date shown; CEA does not record team membership, so we cannot verify them. The PropNex headcount rules are one group's published path, not a PropNex policy document. Titles change with each promotion: if you spot one that is out of date, tell us and we will correct it.
