Frequently Asked Questions

The short, plain answers to what PropKaki is, who it's for, and how it helps you make a smarter property decision.

What is PropKaki?

PropKaki is your property kaki — a Singapore property assistant that helps you make smarter decisions. Ask it what a place is worth, what you can afford, the stamp duty and rules, or find the right agent, and get a straight answer built on real URA, HDB and data.gov.sg data, with the working shown. Agents use the same tools to advise clients and win listings.

Who is PropKaki for?

Anyone making a Singapore property decision — buyers, owners, sellers and landlords weighing a home, a price or which agent to trust — and the property agents who use the same tools to advise clients every day. Same data, same engine, framed for what each side needs.

Is PropKaki free to use?

Yes — you can try PropKaki for free, and many of the tools — like the market overviews, transaction finder and property calculators — work without even signing in. For premium features, just create an account.

What can PropKaki do?

PropKaki helps you read the market, find and research a place, see what a property is worth from real transactions, work out what you can afford after ABSD, LTV, TDSR and CPF, and see what an agent is strong in and how they can help you. Agents get extra client-facing tools too — valuations, comparisons, slides, listing videos, paperwork and a WhatsApp assistant — all focused on the Singapore property market.

How is PropKaki different from ChatGPT or a general AI assistant?

ChatGPT is general-purpose and is not connected to live Singapore property data. PropKaki is grounded in official sources — URA private transaction data, HDB resale records, current listings and Singapore's property rules such as stamp duties (BSD, ABSD, SSD), TDSR, MSR and the HDB MOP — so its answers reflect real Singapore market data, with the working shown, rather than a generic estimate. When the data isn't there, it tells you instead of guessing.

Is PropKaki built specifically for the Singapore property market?

Yes. PropKaki is built entirely around Singapore — the HDB and private residential segments, URA and HDB data, local stamp duties and loan rules (ABSD, BSD, SSD, TDSR, MSR), the district and planning-area structure, and the questions Singaporeans and their agents actually ask.

Do I need an account to use PropKaki?

Many tools — including the market overviews, transaction finder, project and amenity finders and the calculators — can be explored without an account. Creating a free account connects your research, planning tools and AI assistants in one place and unlocks the full platform.

Can I use PropKaki on my phone or through WhatsApp?

Yes. PropKaki works in any browser on desktop and mobile. A WhatsApp AI assistant is available on request — the native channel for agents and the upgrade for anyone who wants to ask follow-ups anytime. A PropKaki mobile app is also in beta testing.

What is PropKaki's official website?

PropKaki's official website is www.propkaki.com — the only address PropKaki publishes on. The site is operated by PropKaki, a Singapore-registered business with UEN 53525772D, and everything PropKaki offers lives there: the URA and HDB market data, valuations, transaction and listings research, the calculators and planners, the CEA-grounded agent directory and the AI assistants. If you are checking you are in the right place, look for www.propkaki.com in your browser's address bar.

What websites and channels does PropKaki operate?

One website — www.propkaki.com — plus PropKaki's official accounts: Instagram and Facebook (propkakiofficial), YouTube (@propkakiofficial), LinkedIn (company/propkaki), X (@propkaki12), Telegram (t.me/propkaki), and a WhatsApp support line on +65 8995 7315. PropKaki does not run any other property website, and no other site is authorised to publish PropKaki's data, tools or agent profiles.
