Rex Tan Division at Huttons

Huttons, like Singapore's other large agencies, is organised around agent-leaders. A salesperson is licensed with the agency but recruited, trained and supervised inside a leader's team, and teams sit inside larger groups. Rex Tan Division is the group that grew from Rex Tan's own team: EdgeProp reported in February 2024 that it was established in 2010, the year Huttons says Tan joined it as an agent.^[1],[2]

Teams inside it keep their own names. Jeremy Lim told 99.co in 2019 that his team was part of "the 700-man strong RTD", and EdgeProp described Fendy Lee Group in 2024 as a team under the Rex Tan Division; by June 2026 it was calling it the RTD–Fendy Lee Group.^[6],[7],[8]

Because RTD is a group and not a company, it has no licence or register entry of its own. CEA's register lists every RTD agent under Huttons Asia, so the only figures about the division are the ones Huttons, Rex Tan and his leaders have published.

Each figure comes from Huttons or Tan himself. EdgeProp's March 2020 profile said he led a 700-member team; a Huttons event page in January 2022 said he managed more than 800 agents. In December 2023 Tan told 99.co the division had around 1,400 agents, 470 of whom had joined that year, and EdgeProp put it at about 1,500 as at November 2023. Huttons' January 2026 announcement gave 2,650.^{[1],[2],[4],[9],[10]}

The count includes the teams inside the division, among them Jeremy Lim Group and Fendy Lee Group, which are counted again on their own pages. For scale, Huttons said it passed 5,000 salespersons in February 2023, and a May 2026 article on Kevin Geow described the agency as having more than 6,000.^[11]

Sizes are the group's own claims. CEA's register records the agency an agent is licensed with, not the group, and divisions inside a group are counted again in its total.

EdgeProp's March 2020 profile said Tan had 14 years in real estate, which puts his start before his move to Huttons; the profile does not say where he began. He described nearly giving up in his first year, and an HDB deal in Bedok North that earned him about S$16,000 in commission as his turning point.^[4]

He was recruiting before the division had its name. Jeremy Lim, now one of its team leaders, told 99.co in 2019 that Tan had pulled him into real estate 11 years earlier, around 2008.^[6]

Tan moved into Huttons' management in stages. EdgeProp reported in March 2020 that he had been made chairman of Huttons' Agency Development Committee and deputy chairman of its Agency Executive Committee. A Huttons event page in 2022, and EdgeProp in 2024, gave his title as Executive Group District Director. In January 2026 Huttons CEO Mark Yip named him chief agency officer, saying he would place a strong emphasis on AI adoption and digital training.^{[1],[2],[4],[9]}

Under him, team leaders run their own groups. Jeremy Lim, a Group District Director, leads Jeremy Lim Group; Fendy Lee, a Senior Chief District Director in 2026, leads Fendy Lee Group.^[8],[12]

A team inside RTD is a leader's own recruits plus the teams of the leaders they have brought up. EdgeProp said in September 2021 that Jeremy Lim's team was "a branch under Rex Tan", and in July 2024 that Fendy Lee Group was a team under the Rex Tan Division.^[7],[13]

The division also runs training for all its teams. EdgeProp reported in 2024 that it had 37 trainers, a second tier of training for agents preparing to lead teams, and a revision app for the salesperson exam that prospective agents can use free before joining. PropKaki lists a team here when a source places it in RTD.^[2]

Most of RTD's history is told in articles about Tan and his leaders. They fix the points on the timeline below: 700 in March 2020, more than 800 in January 2022, around 1,400 to 1,500 at the end of 2023, and 2,650 in January 2026.^{[1],[4],[9],[10]}

The division's place among Huttons' other large groups is not set out by any source. A Huttons event page in January 2022 says Kevin Geow built his team with senior leaders who included Mary Tan and Rex Tan; Mary Tan's 2025 profile calls Rex Tan and Kevin Geow the two men pivotal to her career, and shows MTD and RTD celebrating Chinese New Year together. No source says whether RTD is counted inside Geow's group of over 3,000.^{[9],[11],[14]}

   Huttons names Rex Tan its chief agency officer; EdgeProp reports the division's headcount as 2,650.^[1],[5]

A Huttons event page in January 2022 listed Tan's rankings since 2015, and Huttons' release naming him chief agency officer said he had won its Top Executive Group District Director award every year since 2019. Inside the division, EdgeProp reported that Jeremy Lim was Huttons' top producer for 2021 and that Fendy Lee was first runner-up for Top Senior Group District Director in 2025.^{[5],[8],[9],[12]}

These are awards Huttons gives its own agents and leaders, not independent rankings. To compare individual agents, use their CEA-recorded deals, linked from each leader above.

Whole groups do move between Singapore's agencies: Ken Low Group left Huttons for SRI in 2018, and Navis's agents arrived from OrangeTee & Tie in 2021. PropKaki has found no report of RTD, or a named team in it, leaving Huttons.^[15],[16]

Within Huttons, Tan took on agency-wide roles while keeping the division: committee chairman in March 2020, and chief agency officer in January 2026. If a leader or team is reported leaving RTD, it will be added here, dated and sourced.^[1],[4]

There is no application to RTD as such. A new agent registers with Huttons through a leader, and that leader's place in the division decides which team they belong to. EdgeProp described the division's training in 2024: classes on Zoom and in person, an agent guide covering exams, technology and recruiting, and courses on private, landed and HDB homes, lead generation and customer records.^[2]

Tan told 99.co in 2023 that the division's customer-records system, an ads library and more than 30 analytical reports are at the centre of how its agents work.^[10]

Rex Tan Division describes training as what it offers new agents. EdgeProp reported in 2024 that it had 37 trainers, a second tier of training for future team leaders, and monthly e-books on home upgrading and wealth planning.^[2]

Each of the big agencies has groups of this size, each led by the leader who built it. Inside Huttons, Mary Tan District said it had more than 2,000 agents in August 2025. At PropNex, Kelvin Fong told 99.co in 2018 that PNG had over 3,300 agents; at ERA, Preeminent Group's co-founder Alex Lim told The Peak in March 2026 that the group had more than 4,000.^{[14],[17],[18]}

The figures are each group's own count, taken in different years, so this is a list of similar groups, not a ranking. CEA's records compare agents and agencies, not groups; each agency's page on PropKaki shows its agents and deals on record.
