Mary Tan District at Huttons

99.co's 2021 profile called Tan the "head of MTD Group (Make The Difference)"; EdgeProp's 2025 profile said she leads "the Mary Tan District (MTD)". Both refer to the group she grew from a two-person team.^[1],[2]

Like every group, MTD has no licence or register entry of its own; CEA's register lists its agents under Huttons Asia. The figures about it are the ones Tan and Huttons have published.

Both figures are for the agents under Tan, which the sources treat as her group: over 1,400 in 99.co's October 2021 profile, and more than 2,000 in EdgeProp's August 2025 profile, which describes her as an Executive Group District Director overseeing them.^[1],[2]

The figures may overlap with other Huttons groups. 99.co's 2021 profile lists Rex Tan, Willi Ching and Tony Teo among specialists MTD recruited, and a Huttons event page in 2022 names Mary Tan among the senior leaders of Kevin Geow's team. No source says which counts include which.^[2],[3]

Sizes are the group's own claims. CEA's register records the agency an agent is licensed with, not the group, and divisions inside a group are counted again in its total.

Before real estate, EdgeProp's 2025 profile says, Tan managed two international call centres, for Avis and Hertz, and sold insurance. 99.co reported in 2021 that she had won awards at Huttons from 2008 to 2016 and made a full comeback to the industry in 2019.^[1],[2]

No source gives the year the group took the MTD name. EdgeProp's 2025 profile shows her with Rex Tan and Kevin Geow, "the two men pivotal to Tan's real estate career".^[1]

Tan works in the luxury and prime market: Good Class Bungalows, en bloc sales, commercial and industrial space, and homes in the Core Central Region, EdgeProp reported in 2025, and developers have used her as a project lead for launches such as W Residences Marina View and Upperhouse at Orchard Boulevard.^[1]

Inside MTD, EdgeProp's profile says one of her top agents co-led a record Orchard Road deal in 2025, without naming the agent. No source names MTD's other leaders.^[1]

Tan's history at Huttons runs from awards between 2008 and 2016, through a full comeback in 2019, to the sizes in the timeline below. 99.co's 2021 profile says MTD branched into en bloc work with Huttons' en bloc department.^[2]

A Huttons event page in January 2022 says Kevin Geow built his team with senior leaders including Mary Tan and Rex Tan; EdgeProp's 2025 profile shows MTD and RTD celebrating Chinese New Year together. How the groups relate is not set out in any source.^[1],[3]

   99.co reports that Tan, head of MTD Group (Make The Difference), has over 1,400 agents under her leadership.^[2]

3. Aug 2025

   EdgeProp reports that Tan, an Executive Group District Director, oversees more than 2,000 agents, and calls her group the Mary Tan District (MTD).^[1]

EdgeProp's 2025 profile lists multiple Millionaire Awards for passing S$1 million in commission, presented by Huttons CEO Mark Yip, and says she has consistently topped Huttons' Sales Championship in local and project categories.^[1]

99.co's 2021 profile says Tan made a full comeback in 2019, and that MTD then recruited specialists from elsewhere in Huttons, among them Willi Ching, Tony Teo and Rex Tan.^[2]

There is no application to MTD as such: a new agent registers with Huttons through a leader. 99.co described MTD in 2021 as covering new launches, private condos, HDB flats, commercial and industrial property, en bloc sales, rentals, and landed and international property.^[2]

EdgeProp's 2025 profile describes a culture of mentorship and collaboration in MTD, with younger and mid-career agents learning from senior ones.^[1]

Each of the big agencies has groups of this size. Inside Huttons, EdgeProp reported Rex Tan Division at 2,650 agents in January 2026; at PropNex, Kelvin Fong told 99.co in 2018 that PNG had over 3,300.^[5],[6]
