Ray Teo Advisory at PropNex

PropNex Picks called the group "PNG Ray Teo Advisory" in May 2022, placing it inside PNG. Its named part is Eminence Landed, which EdgeProp described in 2022 as a team Teo hand-picked from his group to serve high-net-worth buyers of landed homes, and in 2025 as a division at PropNex founded by him.^[1],[2],[3]

Like every PropNex group, it has no licence or register entry of its own; CEA's register lists its agents under PropNex Realty, and its size is counted again in PNG's total.

Both figures date from 2022: over 500 salespersons in PropNex Picks' May profile, and about 500 agents in EdgeProp's December article. PropNex Picks also reported that Teo aimed to grow the team's strength by 20% that year. EdgeProp's 2025 article on Eminence Landed gave no size.^[1],[2],[3]

PropNex Picks reported in May 2022 that Teo had been with PropNex for 17 years. 99.co reported later that year that he had started out in the car sales trade before property. Neither names an agency before PropNex.^[2]

EdgeProp gave his CEA registration number, R010198F, in its December 2022 article. On CEA's register his name is Teo Pin Kee.^[1]

Teo runs PropNex's training on landed homes, 99.co reported in September 2022, and has built a system for selling them that his salespersons use. EdgeProp's December 2022 article describes him as a trainer and team leader.^[1]

Inside Eminence Landed, EdgeProp's May 2025 article named Val Lin as its top performer. A leader who mainly trains can show few deals of their own on CEA's record; Teo's are linked from his row above.^[3]

Teo's focus on landed homes shapes the group. He told 99.co in 2022 that landed prices had risen far less than high-rise prices since 2000, and that landed homes needed their own expertise. Those are his views as reported.

PropNex Picks reported in 2022 that Teo was one of two recipients of PropNex's Meritorious Award for 2021, and quoted him saying it belonged to every member of PNG Ray Teo Advisory. EdgeProp reported that he had often been in the top five for PropNex's Top Advisory Associate Branch District Director award.^[1],[2]

The sources read describe Teo's whole career at PropNex since about 2005 and name no earlier agency or later move. Eminence Landed was formed from within the group.^[1],[2]

Teo trains his salespersons in his landed homes system and runs classes for new salespersons, 99.co and EdgeProp reported in 2022. Eminence Landed's members are chosen from the group rather than recruited to it.^[1]

Commission splits are set by PropNex, not by the group. PropNex's 2018 prospectus says salespersons generally keep 70% to 90% of the commission on a completed deal, and that one who leaves their team can rejoin PropNex only after 12 months.^[4]
