Property Agent Teams That Changed Agencies in Singapore: Navis, Dennis Wee Group, Ken Low Group and More
Every large move we could date of a team or a whole agency between Singapore agencies since 2016: who moved, from where to where, how many agents, and what each move did to the agencies' sizes.
The largest team moves between Singapore property agencies: Dennis Wee Group merged into PropNex in 2017 (845 of its 1,063 salespersons signed); Navis moved from ERA to OrangeTee in April 2017 and about 700 agents moved with its leaders to Huttons in October 2021; Ken Low left Huttons for SRI in September 2018, leaving a group that had 430 agents, and SRI expected close to 300 newcomers; Savills Residential's agents, 582 in September 2020, were to move to Huttons; 111 KF Property Network agents joined SRI in January 2025, and in July 2026 its remaining eligible agents were offered places at OrangeTee. In early 2026, close to 100 agents were reported set to leave KW Singapore; 38 sought to join PropNex.

Some of the biggest jumps in Singapore agencies' sizes followed whole teams moving. A group leader moves, and hundreds of agents follow; a smaller agency closes, and its sales force joins a bigger one. This page sets out every large move we could date from news reports and agency statements since 2016, with how many agents the team had and how many actually moved where a source says so, and then shows what the moves did to each agency's size on CEA's register.

Two patterns run through the list: groups follow their leaders, and smaller agencies close into bigger ones. Over the same years the five largest agencies' share of Singapore's agents rose from 71.3% (1 January 2018) to 87.7% (1 January 2026), by CEA's figures.
How did Dennis Wee Group join PropNex?
PropNex announced a merger with Dennis Wee Group on 12 June 2017, when DWG was Singapore's sixth-largest agency with 1,071 salespersons. By 10 July 2017, 845 of DWG's 1,063 salespersons (80%) had signed to transfer to PropNex, and 799 had moved.
Dennis Wee founded DWG in 1993 with 10 agents. EdgeProp reported in June 2017 that the deal would bring "all the 1,071 agents" across as "PropNex DWG", the biggest group under PropNex; PropNex was then second-largest, with 5,855.
- The count a month later. PropNex's release of 10 July 2017 gave DWG 1,063 salespersons as at 7 July, of whom 845 had signed the PropNex Associate Agreement and 799 had transferred.
- The headline figure. PropNex's release said 88% of DWG's active salespersons, those who had earned S$50,000 or more in 12 months, crossed over. Of the 218 who did not choose PropNex, 105 had no production in the last 12 months.
- Why, in their words. Dennis Wee: "It's not about money. It's about giving my staff the opportunity to grow that they never had before." Ismail Gafoor of PropNex: "This isn't a dollar value transaction."
Dennis Wee joined PropNex as a Senior Strategic Partner. PropNex's release does not say DWG carried on as a named group; PropKaki's page on Dennis Wee Group tells the group's history. PropNex has 14,862 registered salespersons on PropKaki's copy of CEA's register (10 Oct 2026).
How did Navis move from ERA to OrangeTee and then to Huttons?
Navis, formed at ERA in 2006 and, by its co-founder Gary Chua's account, once ERA's largest group at 1,100 agents, moved to OrangeTee in April 2017, merging with Savills Residential's East Living Group as Navis Living Group. In October 2021 four of its managing partners crossed to Huttons, and about 700 agents came with them.
ERA to OrangeTee, 2017. EdgeProp reported in June 2017 that Navis was headed by Jay Ong, Jason Tan and Gary Chua, and that "at one point, Navis had a total of 1,100 agents and was the largest group of agents under ERA". About 440 Navis agents had moved to OrangeTee since early April. East Living Group's founders, Stuart Chng and Jackie Mang, moved from Savills Residential with 110 agents. The merged Navis Living Group had "about 550 members from both groups" by June, and more than 800 by March 2018 (99.co).
Stuart Chng said talks to merge the two groups and join OrangeTee began in the fourth quarter of 2016; the group wanted a management team that was "proactive and has a long-term vision".
OrangeTee to Huttons, 2021. EdgeProp reported in January 2022: "Of close to 1,000 agents that joined Huttons last year, about 700 came on board following the move of four managing partners and co-founders of Navis Living Group who crossed over from OrangeTee & Tie last October." Huttons rose from fourth to third place by headcount. No 2021 report of the move itself was found.
Navis is now a group at Huttons; its latest size is in the biggest agent groups.
Why did Ken Low Group leave Huttons for SRI?
Ken Low left Huttons on 3 September 2018, after seven years, to become a managing partner of SRI; his Ken Low Group then had 430 agents specialising in project marketing. SRI, which had 290 agents, expected close to 300 new agents to join from his group and other agencies.
Ken Low explained the move to EdgeProp in September 2018: "I resigned to start the planning process at SRI so that everything will be in place for new agents joining the firm." SRI's Bruce Lye: "While there's consolidation in the market, there's also expansion."
What the move did to SRI, by EdgeProp's dated counts:
| Date | SRI agents |
|---|---|
| Sep 2018, before the move | 290 |
| 1 Jan 2019 | 591 |
| 11 Jan 2021 | 1,004 |
| Start of 2025 | 1,501 |
| 10 Oct 2026 (PropKaki) | 1,722 |
EdgeProp credited "most of the increase" to 2021 to Ken Low; his group's page is Ken Low Group. 430 is the size of his group at Huttons, not the number who moved: no source gives that count.
SRI itself began as a breakaway. Bruce Lye and Benson Koh had co-founded SRI5000 as a division of SLP Realty, and founded SRI as its own agency around June 2016 with 120 agents, citing "greater autonomy".
Which agencies have closed and moved their agents to bigger ones?
Global Alliance Property, a Century 21 franchisee with 457 agents in 2018, announced in February 2019 that it would transfer its agents to PropNex and discontinue its agency business; Savills Residential's agents, 582 in September 2020, were to move to Huttons. 111 agents of KF Property Network, Knight Frank's agency, joined SRI in January 2025; KFPN will cease operations by the end of 2026, and its remaining eligible agents have been offered places at OrangeTee.
- Global Alliance Property → PropNex, 2019. PropNex announced the transfer on 20 February 2019 but "did not reveal how many agents would be transferred". GAP had 457 agents on 1 January 2018, and said it would discontinue its property agency business.
- Savills Residential → Huttons, 2020. EdgeProp reported on 6 September 2020 that "all agents at Savills Residential will move across to Huttons Asia". Assuming all 582 moved, Huttons would go from 3,039 to 3,621. Savills had been a major Huttons stakeholder since January 2005; residential project marketing was described as "increasingly competitive".
- SLP Scotia, 2020–21. Formed in 2017 from SLP Realty and Scotia Real Estate, it applied for voluntary liquidation in December 2020, and its agents moved to SLP International, bringing its total to 150.
- KF Property Network → SRI, 2025, and → OrangeTee, 2026. The 111 agents who joined SRI on 1 January 2025, led by KFPN's former head Evan Chung, were 40.5% of KFPN's 274 agents a year earlier; KFPN fell to 145. In July 2026 Knight Frank agreed that eligible KFPN salespersons could move to OrangeTee (KFPN had about 97 registered in June 2026), and that KFPN would cease operations by the end of 2026. OrangeTee's CEO Justin Quek said it "is not a corporate acquisition, merger or buyout".
KFPN had been the fifth-largest agency in 2017, with 662 agents.
What happened to KW Singapore's agents in 2026?
KW Singapore, founded in July 2025 as a Keller Williams franchise, said on 29 January 2026 that its leaders had stepped down, and close to 100 of its agents were then set to leave, Mothership reported, relaying The Straits Times. 38 had sought to join PropNex since January, and team leader Rayne Chua moved to ERA.
Mothership (6 February 2026), relaying The Straits Times, reported that two senior agents had moved to PropNex with their teams and that KW Singapore's register count fell from 162 on 28 January to 157 on 5 February.
- To PropNex. PropNex's Ismail Gafoor described those joining as "two millionaire producer agents, as well as multiple rising millionaire achievers and experienced team managers".
- To ERA. EdgeProp reported on 4 February 2026 that Rayne Chua, whose group had over 80 agents in October 2025, would join ERA; she did not say how many would follow. By April 2026 her team had over 100 agents, inside ERA's Preeminent Group (99.co); PropKaki's page on her team is Rayne Chua Advisory. ERA's CEO Marcus Chu spoke of "many other agents who have decided to choose ERA".
No source gives a final count of who went where.
How have team moves changed the big agencies' sizes?
Team moves explain the biggest jumps on CEA's register: Huttons went from 3,210 agents on 1 January 2021 to 4,154 a year later, when about 700 Navis agents arrived, and SRI from 290 in 2018 to 1,004 by January 2021 after Ken Low joined. OrangeTee, which lost Navis, fell from 4,122 agents in 2021 to 2,518 in 2026.
| Agency | Before | After | What happened |
|---|---|---|---|
| PropNex | 5,855 (Jun 2017) | 6,684 (1 Jan 2018) | Dennis Wee Group |
| Huttons | 3,039 (Sep 2020) | 3,210 (1 Jan 2021) | Savills Residential |
| Huttons | 3,210 (1 Jan 2021) | 4,154 (1 Jan 2022) | Navis, Oct 2021 |
| SRI | 290 (Sep 2018) | 1,004 (Jan 2021) | Ken Low |
| SRI | 1,286 (1 Jan 2024) | 1,501 (start of 2025) | KF Property Network |
| OrangeTee | 4,122 (1 Jan 2021) | 3,163 (1 Jan 2023) | Navis left, Oct 2021 |
Sources: EdgeProp reports of CEA's register on the dates shown; CEA's statistics for 1 January each year. A before-and-after change also includes ordinary joiners and leavers.
On PropKaki's copy of CEA's register (10 Oct 2026), PropNex has 14,862 registered salespersons, ERA 8,900, Huttons 5,942, OrangeTee 2,660 and SRI 1,722. The full count since 2011 is in how many property agents there are.
What happens to an agent's registration when a team changes agency?
Each agent moves individually: a salesperson can be registered with only one agency at a time, so every agent in a moving team ends their registration at the old agency and the new agency registers them with CEA. Because each agent moves individually, a team's size and the number who move can differ, as with Dennis Wee Group's 1,063 salespersons and the 845 who signed.
Section 40 of the Estate Agents Act says a salesperson "may not be registered to act as a salesperson for more than one estate agent at any one time", and CEA registers a salesperson "through one licensed estate agent", which submits the application. So even a "bulk transfer", as DWG's was described, is hundreds of individual moves.
For the agent, what moves and what stays (listings, open deals, commission owed) depends on the agency agreements, not on the team. PropKaki's guide to switching agencies covers the steps; joining an agency covers what to ask the new one. Any agent's current agency is on their record in the agent finder.
What do the big team moves have in common?
Three things: the team follows a leader, not the agency's brand; only part of a team moves, so its headline size overstates the transfer; and the agents almost always end up at one of today's five largest agencies. Of the moves on this page, only SLP Scotia's agents went elsewhere, to its parent SLP International.
- Leaders move first. Navis's partners, Ken Low, Evan Chung and Rayne Chua each changed agency, and agents followed them. The reasons they gave were about growth, autonomy and support: "It's not about money," as Dennis Wee put it.
- Part of the team moves. Navis peaked at 1,100 at ERA, by Gary Chua's account; about 440 had moved to OrangeTee by June 2017. DWG had 1,063 salespersons; 845 signed.
- Small agencies close into big ones. GAP said in 2019 it would discontinue its agency business, and KF Property Network will cease operations by the end of 2026; their agents went or are going to the five. The number of agencies fell from 1,492 in 2013 to 997 in 2026.
How a team's leader is titled, and what that says about the team's size, is in what property agent titles mean; how the five agencies compare today, in PropNex vs ERA vs Huttons vs OrangeTee vs SRI.
What is the biggest mistake people make reading a team move?
Reading the team's size as the number who moved. Ken Low Group had 430 agents but SRI expected close to 300 newcomers, and Navis had once had 1,100, by its co-founder's account, but about 440 had moved to OrangeTee by June 2017.
| The report says | What it can mean |
|---|---|
| "A 430-agent group" | The group's size before it moved |
| "88% crossed over" | 88% of active, high earners only |
| "582 agents" | If every agent moved |
| "Over 100 agents leaving" | Close to 100 set to leave |
Before reading a move as a measure of a team's strength, check the later register count of the agency it joined. PropKaki's agency pages show each agency's registered salespersons today.
How do you check a team before you follow it to a new agency?
Check the leader's and teammates' CEA records in the agent finder, and the new agency's size and activity on its agency page. Then ask the team in writing what changes for you: the commission split, any fees, who handles your open deals, and who will mentor you.
- The people: each agent's CEA-recorded deals by type, town and year in the agent finder.
- The agency: registered salespersons and recorded deals for PropNex, ERA, Huttons, OrangeTee and SRI.
- The money: how commission splits work at the big agencies.
- The team's size: the dated claims, and why they overlap, in the biggest agent groups.

Methodology and sources
Where every move, date and headcount comes from, and what we deliberately did not claim.
What we used.
- The moves: news reports (EdgeProp, PropertyGuru, The Business Times, Mothership relaying The Straits Times, 99.co) and agency releases (PropNex), each opened and read on 6 Nov 2026 and dated in the text. Where a source gives a team's size and, separately, the number who moved, both are shown; where it gives only the size, we say so.
- Agency sizes: EdgeProp's reports of CEA's register on the dates shown, CEA's industry statistics for 1 January each year, and PropKaki's copy of CEA's register as at 10 Oct 2026.
What we did not claim. We do not judge whether a move was good for the agents, the team or either agency, or rank the agencies. We do not say a group came from an agency unless a source does: Dynamic Force Group, now at PropNex, is left out because no source we opened says it came from another agency. Changes in an agency's size between two dates also include ordinary joiners and leavers, so they are not a count of the team that moved. If you know of a dated move we have missed, tell us and we will add it.
