What is MattLamAdvisory in PropNex?
MattLamAdvisory is a group of agent teams inside PropNex, led by Matt Lam and part of PNG. It is not a separate agency: its agents are licensed under PropNex Realty, CEA licence L3008022J.
99.co profiled Lam in November 2018 as an Associate District Director at Powerful Negotiators, PNG, who had come into the group through Marcus Luah. His website still describes him as a "PropNex PNG Millionaire", so PropKaki lists his group among PNG's divisions.[2],[3]
The group's name has grown with it: 99.co called it #MattLamDivision in 2018, and his website now calls it MattLamAdvisory, with MattLamDivision as its sales arm. Whether it still sits inside Marcus Luah Advisory is not stated in any source read, so PropKaki lists it directly under PNG.[2],[3]
How many agents does MattLamAdvisory have?
EdgeProp reported in May 2026 that Matt Lam's group had more than 2,000 agents, and that over 600 had joined in 2025. His website, last updated around 2023, says more than 1,000; 99.co reported about 80 in November 2018.
Lam told 99.co in November 2018 that his team had grown from about 10 agents a year earlier to about 80. His website, whose list of awards runs to 2022, describes a team of more than 1,000 members. EdgeProp's May 2026 article put it at more than 2,000, including 28 Millionaires and over 50 Rising Millionaires.[1],[2],[3]
These are the group's own counts, and they are counted again in PNG's total. CEA's register records the agency an agent is licensed with, not the group, so they cannot be checked against it.
| When | Size claimed | Who said it |
|---|---|---|
| 2017 | about 10 | About 10 agents, Lam told 99.co in 2018, looking back a year.[2] |
| Nov 2018 | about 80 | 99.co reports #MattLamDivision has grown to about 80 agents, and calls Lam, 29, the youngest leader in PropNex.[2] |
| About 2023 (undated) | 1,000+ members | Lam's website describes a team of more than 1,000 members.[3] |

Sizes are the group's own claims. CEA's register records the agency an agent is licensed with, not the group, and divisions inside a group are counted again in its total.
Who founded MattLamAdvisory?
Matt Lam built the group after joining PNG through Marcus Luah, 99.co reported in 2018, when he was 29. He trained as an engineer and came into property through a weekend telemarketing job, doing only rentals for his first five years.
Lam studied engineering at NUS and started in property through weekend telemarketing, 99.co reported. He handled only rentals for his first five years and was thinking of leaving when he met Marcus Luah of PNG; he told 99.co he would not be where he was without Luah, and thanked Kelvin Fong for the platform.[2]
99.co called him the youngest leader in PropNex in 2018. On CEA's register his name is Matthew Lam Hin Yui; EdgeProp's 2026 article prints his CEA number, R013756E.[1],[2]

By its leader's accounts, the group grew from about 10 agents in 2017 to about 80 in 2018, more than 1,000 by about 2023 and more than 2,000 by May 2026, when EdgeProp reported that over 600 had joined in 2025 alone.
Three accounts chart the growth: 99.co's profile in November 2018, Lam's own website around 2023, and EdgeProp's article in May 2026. The timeline below gives each figure with who reported it.[1],[2],[3]
EdgeProp's 2026 article, titled on the group crossing S$180 million in 2025, describes its focus on new launches and its Essentials Mentorship Framework of lead generation, presentation, product selection and closing. Those figures are the group's own; CEA's records show deals by agent, not by group.[1]

EdgeProp's 2026 article lists his 2025 awards as Champion Millionaire, Champion Titanium, Champion Senior Advisory Branch District, Champion Recruiter, fourth Top Producer and second Top Project Transactor.[1],[2],[3]
These are awards PropNex gives its own agents, not independent rankings. To compare individual agents, use their CEA-recorded deals, linked from the leaders section.
Who has joined or left MattLamAdvisory?
The move on record is Matt Lam's own: into PNG through Marcus Luah, by 2018. EdgeProp reported that over 600 agents joined the group in 2025; PropKaki has found no report of a team leaving it.
99.co's 2018 profile tells of Lam joining Marcus Luah's team in PNG. Since then he has built a group of his own, which his website now presents separately from Luah's.[2],[3]
EdgeProp's 2026 article said over 600 new members joined in 2025. If a leader or team is reported joining or leaving, it will be added here, dated and sourced.[1]
How do you join MattLamAdvisory?
Agents join by joining PropNex through Matt Lam or one of his leaders. His website describes a 10-lesson STARS Program for new agents, taken in batches of 60 or more, and his Essentials Mentorship Framework.
Lam's website lists the group's training: the STARS Program, ten lessons for new salespersons in batches of 60 or more; the Essentials Mentorship Framework and an Essentials Booster; workshops on presentation and closing every two months; and a weekly YouTube series.[1],[3]
Commission splits are set by PropNex, not by the group. PropNex's 2018 prospectus says salespersons generally keep 70% to 90% of the commission on a completed deal, and that one who leaves their team can rejoin PropNex only after 12 months.[4]
New agents take the group's 10-lesson STARS Program, in batches of 60 or more, Matt Lam's website says.[3]
Before you join any group, read what to ask when joining a property agency, and check the leader's own record on their CEA profile.
How does MattLamAdvisory compare with other PropNex groups of its size?
MattLamAdvisory's more than 2,000 (May 2026) is close to Bobby Sng Advisory's more than 2,200 (July 2023) and above Jason Tan Advisory's more than 1,000 (March 2025). The figures are each group's own count, so they do not rank the groups.
PropNex has several groups of a thousand agents or more, many nested inside PNG, so their sizes overlap. Bobby Sng told 99.co in 2023 that his group had more than 2,200, and PropNex said in 2025 that Jason Tan led more than 1,000.[5],[6]
CEA's records compare agents and agencies, not groups. Each agency's page on PropKaki shows its agents and deals on record.
| Group | Agency | Size claimed | Focus |
|---|---|---|---|
| Bobby Sng Advisory | PropNex | 2,200+ (Jul 2023, 99.co)[5] | — |
