Showing the 8 largest of 113 pipeline projects as at 2026Q2, earliest expected TOP first.
JTC forward supply, 2026Q2 — uncompleted GFA by project. This is INDUSTRIAL only; there is no commercial equivalent at project grain.
FORECAST, not committed supply. JTC's own notes: the GFA is adjusted if the development application is amended or the planning approval lapses, and the expected TOP year is from developers, media, or estimated from project attributes. Never state that this space WILL complete in a given year — say it is in the pipeline for it. A NULL TOP year means the developer refused release, not that the year is unknown to JTC. Project names here are mostly generic descriptors ('Single-user factory'), not building names.

Singapore Commercial & Industrial Property Market: FAQs
Where can I find Singapore commercial property market data?
PropKaki's Commercial & Industrial Market Overview is a free dashboard, with no account needed, built on official Urban Redevelopment Authority (URA) and JTC quarterly statistics. It shows office, retail and shop price and rental indices, vacancy rates, available and vacant stock and the supply pipeline, plus industrial occupancy, price and rental indices and JTC's project-level forward supply — with history going back to 1975. It reflects the official quarterly releases and adds no forecasts of its own.
What are the URA commercial price and rental indices?
URA publishes quarterly price and rental indices for office, retail and shop space in Singapore, based on transactions and rental contracts. They are index numbers, not dollar figures — a reading of 111 means prices are 11% above the base period, and only the percentage change within one series is meaningful. URA publishes these indices for the Central Region and other central-area geographies rather than island-wide, which is why PropKaki names the region beside every index figure.
What is the office vacancy rate in Singapore and where can I see it?
The office vacancy rate is the share of available office floor space that is vacant, published quarterly by URA on nett floor area. PropKaki's Commercial & Industrial Market Overview shows the latest island-wide office vacancy rate, its year-on-year change in percentage points, and the full quarterly history — alongside the same series for retail and shop space. A falling vacancy rate signals tightening demand for space; a rising one signals softening demand or a wave of completions.
What is the difference between NETT and GROSS floor area in URA statistics?
URA measures available and vacant commercial stock on nett floor area (the lettable space), but measures pipeline supply — space under construction or planned — on gross floor area, which includes common areas. The two bases are not comparable: you cannot subtract vacant stock from pipeline supply or compute a ratio between them. PropKaki labels every stock and supply figure with its basis so the two are never mixed.
What are the JTC industrial price and rental indices?
JTC publishes quarterly price and rental indices for Singapore industrial property — including multiple-user and single-user factories, business parks and warehouses — on a base of 2012 Q4 = 100. Like all indices they are not dollar figures, and a price index level beside a rental index level is a coincidence of the shared base, not a relationship. PropKaki's dashboard shows the headline all-industrial series and the per-type breakdown with year-on-year changes.
What does industrial occupancy mean, and how does it relate to vacancy?
JTC reports the occupancy rate of Singapore's industrial stock — the share of completed industrial space that is occupied, island-wide across both the public and private sectors. Vacancy is its exact complement: an occupancy rate of 89% means 11% vacancy. Occupancy moves are measured in percentage points, and rising occupancy means falling vacancy — a tightening industrial market.
Does the dashboard show upcoming industrial supply?
Yes. PropKaki's Commercial & Industrial Market Overview includes JTC's project-level industrial supply pipeline: uncompleted gross floor area by project, its planning area, how much is already under construction, and the expected TOP year. These figures are a forecast rather than committed supply — JTC adjusts them when development applications change, and some expected completion years are withheld at source. Commercial supply appears as aggregate floor-area series rather than a project list, because no commercial equivalent is published at project level.
