HDB does not publish what they paid, so there is no profit here. Value Now is the median resale price over the last year of the same flat type in the same town, for flats completed up to six years before the block.

What the MOP and SSD Tracker does

The MOP and SSD Tracker shows which Singapore HDB blocks reach their Minimum Occupation Period — the point their owners become free to sell. New blocks reach it all at once, so each is listed under its year with its flats by type. Older blocks reach it a few flats at a time, as each resale's own five-year clock runs out, so the tracker lists the blocks where five or more do within the next twelve months, with what the flats were bought for, what they are worth now and the likely profit — valued from recent resales in the same block, the evidence the Valuation Assistant uses.

Questions About the MOP and SSD Tracker

What are New Blocks?

Blocks HDB completed five years before the year you choose. Their owners bought new, so they reach their first MOP together, as each collected their keys. HDB records the year a block was completed, not the month, so a new block is listed under the whole year.

What are Older Blocks?

Blocks where flats bought on the resale market reach their MOP. Each resale starts its own five-year clock, so an older block's flats reach it a few at a time — the list shows the blocks where at least five do within the twelve months you choose (three or ten if you prefer), busiest first.

How is an older flat's MOP month worked out?

HDB's resale records carry the month HDB registered each resale. A resale completes about eight weeks later, and the Minimum Occupation Period — five years for a standard flat — runs from completion, so each flat reaches its MOP around five years and two months after the month it was registered.

Can an owner sell as soon as that month arrives?

Only if they have lived in the flat throughout. The MOP counts only time spent living there — months when the whole flat was rented out with HDB's approval do not count — so some owners reach it later than shown.

Where does Value Now come from?

For an older block, from the resales in the same block over the last 24 months, of flats within 20% of each flat's floor area: their median price per square foot, times its own area — the same evidence the Valuation Assistant uses — averaged over the block's flats. For a new block, from resales over the last year of the same flat type in the same town, completed up to six years earlier — flats that have just reached their own MOP.

Is the profit after stamp duty and fees?

No. It is the gross figure: what the home is worth now minus the price its owner paid. Stamp duties, legal fees, agent commission, interest and anything spent on the home all come out of what the owner would keep, so the real figure is lower.

Why is there no profit for new blocks?

HDB does not publish what each owner paid for a new flat, so a new block shows what its flats are worth now, not what its owners stand to make.

Why doesn't the list show unit numbers?

HDB's resale records give the block and a three-storey range, never the unit, so the list counts each block's flats by type rather than naming them.
