What is the PropKaki Property Transaction Finder?
It is a free tool on PropKaki that shows the past transaction history of any Singapore project. Search a condo, HDB or landed project and it shows past sale prices, rental rates and HDB resale records — with median price, price range, median size and the individual transactions, which you can filter and sort.
What transaction data does it cover?
It covers three datasets: private property sale transactions, private property rental transactions, and HDB resale transactions. Each project page shows summary statistics and the individual records for whichever of these the project has.
How do I look up a project's transactions?
Type a project name into the search box and select it from the suggestions. The tool then shows that project's transaction history, with separate categories for sales, rentals and HDB resale where available.
Can I filter the transactions?
Yes. You can filter by year range and floor area, and by category-specific fields — property type, sale type and tenure for sales; bedrooms and property type for rentals; flat type, flat model and storey range for HDB resale. When you apply filters, the summary statistics and the records list both update to match.
How is the median price calculated?
When filters are applied, the median is computed live from the transactions matching your filters — it is the true middle value of those transaction prices. Without filters, summary figures come from pre-aggregated statistics for the project.
How can I sort the transaction records?
Records can be sorted by date (newest first), by price (high to low or low to high), and by size (largest first). Sorting works alongside any filters you have applied.
How far back does the transaction data go?
The data spans many years of records — HDB resale transactions reach back to the early 1990s and private property sale and rental records cover an extensive history. The exact range shown depends on the individual project and how long it has been transacting.
Where does the transaction data come from?
The transaction records are compiled from official Singapore property data, including URA private property transaction data and HDB resale transaction data. The figures reflect recorded transactions and are not estimates or valuations.
