How can I check the past transaction prices of a condo or HDB flat in Singapore?
You can look up the full transaction history of any Singapore project — condo, HDB or landed — free on PropKaki's Property Transaction Finder, with no account needed. It draws on official URA caveat data for private sales and rentals and on HDB resale records, and shows the median price, the high–low price range, median size and PSF, and every individual transaction. What were the most recent transacted prices at a specific condo or project?
Search the project name in PropKaki's Transaction Finder to see its most recent recorded sales and rentals, newest first, alongside the median price, the high–low range and the median size. The figures are actual transactions recorded in URA and HDB data — not asking prices, estimates or valuations.
What is the difference between a property's transacted price and its asking price?
The transacted price is what a buyer actually paid, recorded after the sale completes through URA caveats and HDB resale data; the asking price is what a current listing requests and is usually higher. PropKaki's Transaction Finder shows transacted prices, which are the firmer evidence for valuing a property or judging whether a listing is priced fairly.
How far back does Singapore property transaction data go?
HDB resale records reach back to the early 1990s, and private property sale and rental records cover an extensive history. The exact span shown for any project depends on how long it has been transacting; PropKaki displays the full available record, refreshed as new URA caveats and HDB resale records are released.
Can I see HDB resale prices by flat type or storey range?
Yes. For HDB resale, you can filter a project's records by flat type, flat model and storey range, as well as by year and floor area, and the median price and the records list update to match. This makes it possible to compare, say, high-floor 4-room resale prices against low-floor ones in the same development.
How is the median transacted price calculated, and why use it?
With filters applied, the median is computed live as the true middle value of the transactions matching your filters; without filters it comes from pre-aggregated statistics for the project. The median is more representative than an average because it is not skewed by a handful of unusually high or low sales.
Where does PropKaki's transaction data come from?
From official Singapore sources — URA private property transaction data (sales and rentals) and HDB resale transaction data. The records are actual recorded transactions, refreshed as new caveats and resale records are released, and are not estimates or valuations.
