Questions About the Industrial MOP and SSD Tracker

When does industrial SSD end?

Seller's Stamp Duty applies to industrial property bought on or after 12 January 2013, for three years from the purchase. No duty is due once it has been held for more than three years, so its owner is free to sell from the day after the third anniversary — the Free From date.

Why is there no commercial page?

Commercial property — shops, offices and shophouses — carries no Seller's Stamp Duty at all, so nothing changes for its owner on any date.

Where does Value Now come from?

From the same building's sales over the last five years, of units within 30% of its floor area — their median price per square foot, times its own area. It is the same evidence the Valuation Assistant uses. A lease runs down every year, so a unit with little lease left can be worth less than its building's older sales suggest.

What does Lease Left mean?

The years left on the unit's lease on the day it is free to sell, from the tenure recorded when it was bought. Freehold includes 999-year leases.

Is the profit after stamp duty and fees?

No. It is the gross figure: what the home is worth now minus the price its owner paid. Stamp duties, legal fees, agent commission, interest and anything spent on the home all come out of what the owner would keep, so the real figure is lower.

Which units are left out?

Any strata unit whose address does not name the unit, and any unit sold again since — its buyer owns it now, on SSD dates of their own.
