What was Dennis Wee Group?

Key takeaway

Dennis Wee Group was a homegrown Singapore property agency, the sixth largest by agents in 2017, EdgeProp reported. Its brokerage merged into PropNex that year; reports at the time called the grouping PropNex DWG.

Unlike PropNex's other groups, DWG began as an agency of its own, Dennis Wee Realty, with its own licence. EdgeProp reported in June 2017 that brokerage made up about 70% of the group's revenue but under 10% of its profit; the rest came from development, investment and valuation arms.[1]

In June 2017 DWG and PropNex announced a merger, which both sides called a merger rather than an acquisition. DWG's agents moved to PropNex Realty, licence L3008022J, while DWG kept its investment portfolio, The Edge reported. EdgeProp described the result as "PropNex DWG".[1],[4]

How many agents did Dennis Wee Group have?

Key takeaway

DWG had 1,071 agents in June 2017, EdgeProp reported. PropNex said on 10 July 2017 that DWG had 1,063 salespersons as of 7 July, that 845 had signed to join PropNex and that 799 had already transferred.

EdgeProp reported in June 2017 that Dennis Wee founded the group in 1993 with 10 agents and that it had 1,071 when the merger was announced, then the sixth largest agency in Singapore. The Edge put PropNex at 5,855 agents at the time, for a combined total of about 7,000.[1],[4]

PropNex's own count, a month later, was 1,063 DWG salespersons on 7 July 2017. It said 845 of them, 80%, had signed its associate agreement and 799 had transferred by 10 July, and that 88% of DWG's active salespersons, those who had earned at least S$50,000 in the past year, had chosen PropNex. Of the 218 who had not signed, it said 105 were inactive.[3]

The two accounts of DWG's start differ by a year. EdgeProp's 2017 profile says Wee founded the group in 1993 with 10 agents; Yahoo Finance's 2024 report of his death says he started it in 1992 with his wife, Priska Wee, who was DWG's vice-chairman at the time of the merger.[1],[2]

Wee later retired and handed the business to his son, Denka Wee, Yahoo Finance reported. PropNex's message of condolence said his vision and leadership had been pivotal in the merger of DWG with PropNex.[2]

Denka Wee and Priska Wee became strategic partners. PropNex's July 2017 release also named Dennis Wee as a senior strategic partner.[1],[3]

PropNex's release quoted two former DWG leaders by their new PropNex titles: Lionel Ng, an Associate Branch District Director who had been with DWG for 21 years, and Benedict Lim, an Associate Group District Director. PropKaki has found no CEA number for any DWG leader in the sources read.[3]

Key takeaway

DWG grew from 10 agents in 1993 to 1,071 in 2017, EdgeProp reported, then merged its brokerage into PropNex that June. By 10 July 2017, 799 of its salespersons had moved, PropNex said; DWG kept its investment business.

The merger moved quickly. EdgeProp reported rumours of a PropNex deal on 9 June 2017, and the merger was announced on 12 June. PropNex's chief executive at the time, Ismail Gafoor, told The Edge that there was only space for two or three big agencies in the country.[4]

By 10 July, PropNex said, 799 DWG salespersons had transferred and its own headcount had reached 6,688 on CEA's register. DWG's investment portfolio, which EdgeProp said spanned Singapore, Tokyo, London and Bangkok, stayed with the Wee family.[1],[3],[4]

Where did Dennis Wee Group's agents go?

Key takeaway

Most went to PropNex: by PropNex's count, 845 of DWG's 1,063 salespersons signed to join it in July 2017. PropNex said most of the 113 active agents who did not sign planned to continue at other agencies.

PropNex's 10 July 2017 release broke down the 218 DWG salespersons who had not signed: 105 were inactive, and the other 113 mostly planned to stay in the trade at other agencies. It did not name those agencies.[3]

DWG has a longer link to PropNex too. The Straits Times reported in 2012 that Kelvin Fong, who later founded PNG and became PropNex's CEO in 2025, began his career at Dennis Wee Realty, selling HDB flats.[5],[6]

Can you still join Dennis Wee Group?

Key takeaway

No. DWG's brokerage merged into PropNex in 2017, and PropKaki has found no DWG-named team to join there today. An agent who wants to work with former DWG leaders joins PropNex through one of their teams.

Since the merger, DWG's former agents have been PropNex salespersons, licensed under PropNex Realty. A new agent joins PropNex through a leader, and that leader's team decides the group.[3]

PropNex's 2018 prospectus says salespersons generally keep 70% to 90% of the commission on a completed deal, and that one who leaves their team can rejoin PropNex only after 12 months.[7]

Before you join any group, read what to ask when joining a property agency, and check the leader's own record on their CEA profile.

8

How does Dennis Wee Group's move compare with other team moves to PropNex?

Key takeaway

DWG's move in 2017, with 845 agents signed, is the largest team move to PropNex on record. Later moves were smaller: Global Alliance Property's agents in 2019, 38 KW Singapore agents in 2026 and 37 PropertyLimBrothers agents in 2026.

PropNex has taken in whole groups several times, and its agency page lists each. Global Alliance Property closed its agency business in 2019 and its agents moved to PropNex, without a published count. In 2026, 38 KW Singapore salespeople sought to join, Mothership reported, and PropNex said 37 PropertyLimBrothers salespersons were joining with co-founder Adrian Lim.[8],[9],[10]

These are counts of agents who moved, each reported at the time, so they show the scale of each move rather than ranking the groups. CEA's register records the agency an agent is licensed with, so each move shows in PropNex's agent count.
