PropNex vs ERA vs Huttons vs OrangeTee vs SRI: Singapore's Five Biggest Agencies Compared
Size, activity, ownership, history, leadership and team structure at the five agencies that hold about 88% of Singapore's property agents, side by side and dated.
PropNex is Singapore's largest property agency, with 13,945 agents on 1 January 2026 (CEA), followed by ERA (8,427), Huttons (5,760), OrangeTee & Tie (2,518) and SRI (1,621). PropNex (PropNex Limited) and ERA (through its owner APAC Realty) are listed on SGX; Huttons, OrangeTee, now part of Realion Group, and SRI are private. On PropKaki's copy of CEA's records (10 Oct 2026), 49% to 57% of each agency's agents recorded a transaction in the last 12 months, at 5.8 to 6.6 transactions per active agent: the five differ in size far more than in activity per agent.

Five agencies employ nearly nine in ten of Singapore's property agents: PropNex, ERA, Huttons, OrangeTee & Tie and SRI. On the measures CEA's records can show they differ mainly in size; they differ more on the ones those records cannot show: who owns them, how they are run, and how their teams are organised. This page compares the five on each, from CEA's statistics, PropKaki's copy of CEA's register and transaction record, the two listed companies' filings and dated news reports. It does not say which is better; that depends on the agent, the team and the work.
How do PropNex, ERA, Huttons, OrangeTee and SRI compare?
PropNex is the largest with 13,945 agents (CEA, 1 January 2026), ERA second with 8,427, Huttons third with 5,760, then OrangeTee & Tie with 2,518 and SRI with 1,621. Two are listed on SGX (PropNex, and ERA through APAC Realty), and on activity per agent the five are close: 5.8 to 6.6 recorded transactions per active agent in the last 12 months.
| Agency | Agents (CEA, 1 Jan 2026) | Active, last 12 months | Founded | Owner |
|---|---|---|---|---|
| PropNex | 13,945 | 57% | 2000 | PropNex Limited (SGX) |
| ERA | 8,427 | 52% | 1982 | APAC Realty (SGX) |
| Huttons | 5,760 | 49% | 2002 | Private |
| OrangeTee & Tie | 2,518 | 51% | 2000 (& Tie: 2017) | Realion Group (private) |
| SRI | 1,621 | 53% | 2016 | Private |
Agents: CEA industry statistics. Active: share of each agency's registered salespersons with a CEA-recorded transaction in the 12 months to PropKaki's register copy of 10 Oct 2026. Founded and owners: the agencies' filings and releases and EdgeProp reports, read 6 Nov 2026 (sections 5 and 6).
Together the five hold 87.7% of Singapore's 36,816 agents. Size is the big difference between them; activity per agent is not.
What is the difference between PropNex and ERA?
PropNex is bigger, with 13,945 agents to ERA's 8,427 on 1 January 2026, and reported 1H2026 revenue of S$603.0m to APAC Realty's S$329.3m. Both are SGX-listed: PropNex as PropNex Limited since 2018, ERA through its owner APAC Realty since 2017, which Morgan Stanley Private Equity Asia agreed to take majority control of in 2022.

- History. ERA was founded in Singapore in 1982 and is APAC Realty's wholly owned subsidiary; APAC Realty holds ERA's master franchise for 17 countries and territories in Asia Pacific. PropNex was created in July 2000 as a partnership of five agencies, including Ismail Gafoor's Nooris Consultants, later merged into one.
- Abroad. PropNex has offices in Indonesia, Malaysia and Vietnam and names Cambodia and Australia among its markets; ERA's network spans 14 countries and territories, including Vietnam, Indonesia, Hong Kong, Japan, South Korea and Taiwan.
- Market share. PropNex says it handled 64.3% of transactions by volume in 1H2026, counting every deal it acted on for either side. That is PropNex's own measure, covering HDB resale, new launches and private resale; PropKaki found no comparable ERA figure.
What to compare for your own decision is in section 11.
Which is the biggest property agency in Singapore?
PropNex: 13,945 agents on 1 January 2026, by CEA's count, and 14,862 on PropKaki's copy of CEA's register on 10 October 2026. It is first in every CEA top-ten table PropKaki checked since 2018, with ERA second.
The order of the five has shifted below PropNex and ERA:
| 1 January | PropNex | ERA | Huttons | OrangeTee | SRI |
|---|---|---|---|---|---|
| 2018 | 6,684 | 5,882 | 3,207 | 3,898 | Not in top 10 |
| 2021 | 8,918 | 7,771 | 3,210 | 4,122 | 1,004 |
| 2023 | 11,667 | 8,344 | 4,872 | 3,163 | 1,234 |
| 2026 | 13,945 | 8,427 | 5,760 | 2,518 | 1,621 |
Sources: CEA's top-ten tables (2021–2026) and EdgeProp's report of CEA's 2018 figures.
OrangeTee was third until Huttons passed it in 2021: EdgeProp reported in January 2022 that about 700 agents came to Huttons following the move of four Navis Living Group partners from OrangeTee. SRI grew from 290 agents in 2018 after Ken Low joined from Huttons. The moves are dated in teams that changed agencies.
Do agents at the bigger agencies close more deals?
Only slightly: PropNex's active agents carried an average of 6.6 CEA-recorded transactions in the last 12 months, against 5.8 to 6.1 at the other four, and 57% of PropNex agents were active against 49% to 53% elsewhere (PropKaki, as at 10 October 2026). The agencies differ in size several times over, but in activity per agent by about a seventh.
| Agency | Registered | Active, 12 months | Share active | Transactions per active agent |
|---|---|---|---|---|
| PropNex | 14,862 | 8,415 | 57% | 6.6 |
| ERA | 8,900 | 4,591 | 52% | 6.1 |
| Huttons | 5,942 | 2,914 | 49% | 5.8 |
| OrangeTee | 2,660 | 1,361 | 51% | 5.9 |
| SRI | 1,722 | 909 | 53% | 5.8 |
PropKaki's copy of CEA's register and transaction record, as at 10 Oct 2026. A transaction is one agent's side of one deal, sales and rentals together; a room rental counts the same as a landed sale.
What the table cannot show: deal size. Agencies differ in their mix (PropNex's 1H2026 revenue included project marketing: S$238.4m of S$603.0m, by its own segment figures; Huttons began in project sales), so the same count can mean different commission. And an agency average says little about one agent: the median agent completes about two residential deals a year, by CEA's figures for 2023–2025.
At these five, the agent and the team matter more than the agency's average.
Who owns PropNex, ERA, Huttons, OrangeTee and SRI?
PropNex Realty is owned by PropNex Limited, listed on SGX since July 2018, and ERA Realty Network by APAC Realty, listed since 2017, in which Morgan Stanley Private Equity Asia agreed in 2022 to buy 59.8%. Huttons and SRI are privately owned, and OrangeTee & Tie belongs to the private Realion Group, formed when OrangeTee and ETC merged in 2025.
| Agency | Owner | Listed? |
|---|---|---|
| PropNex | PropNex Limited (Kelvin Fong: 10.26% deemed interest, Jul 2025) | SGX, since Jul 2018 |
| ERA | APAC Realty; Morgan Stanley PE Asia agreed to buy 59.8% in 2022 | SGX, since 2017 |
| Huttons | Private | No |
| OrangeTee & Tie | Realion Group, with Tokyu Livable as a shareholder | No |
| SRI | Private; Bruce Lye and Benson Koh its controlling shareholders (2018) | No |

ERA's site says it was "the first real estate agency in Singapore to be listed on the Singapore Exchange", on 28 September 2017. Huttons calls itself "Singapore's Largest Private Real Estate Agency". SRI's Benson Koh said in 2021 that staying private lets it be "a lot more nimble".
Listing matters to an agent mainly as disclosure: PropNex and APAC Realty publish half-yearly results and their agent counts; the three private agencies publish no accounts.
When was each of the five agencies founded?
ERA is the oldest, founded in Singapore in 1982; PropNex was formed in July 2000, OrangeTee in February 2000, Huttons in 2002 and SRI in 2016. Three took their present shape through mergers or splits: PropNex with Dennis Wee Group (2017), OrangeTee & Tie with Edmund Tie's agency (2017), and SRI out of SLP's SRI5000 division (2016).
- ERA (1982). Founded in Singapore in 1982; marked its 40th anniversary in April 2022. Joined forces with CBRE Realty Associates in September 2018.
- PropNex (2000). Ismail Gafoor and his wife started Nooris Consultants in 1996; PropNex was created in July 2000 as a partnership of five agencies, later merged into one entity. PropNex names Ismail Gafoor and Alan Lim as its co-founders. Merged with Dennis Wee Group in June 2017.
- OrangeTee & Tie (2000, 2017). OrangeTee was founded in February 2000. On 28 August 2017 it announced the merger of its agency with Edmund Tie & Co's to form OrangeTee & Tie, then "more than 4,000 agents". In February 2025 OrangeTee Group and ETC (formerly Edmund Tie) announced a merger under a new holding company, now Realion Group.
- Huttons (2002). Founded in 2002, specialising in project sales and marketing. Took in Savills Residential's project sales team in September 2020.
- SRI (2016). Bruce Lye and Benson Koh co-founded SRI5000 in 2010 as a division of SLP International, and set it up as its own agency, SRI, in 2016.
Who runs each of the five agencies?
PropNex is led by CEO Kelvin Fong (from 15 July 2025) and Executive Chairman Ismail Gafoor, ERA by APAC Realty CEO Marcus Chu, Huttons by CEO Mark Yip, OrangeTee & Tie by CEO Justin Quek and SRI by CEO Thomas Tan. PropNex, ERA and Huttons each also have a Chief Agency Officer: Eddie Lim at PropNex, Kevin Lim, founder of Preeminent Group, at ERA, and Rex Tan at Huttons, whose own team Huttons put at 2,650 in January 2026.
| Agency | Chief executive | Chief Agency Officer |
|---|---|---|
| PropNex | Kelvin Fong, CEO (Jul 2025) | Eddie Lim, Chief Agency Officer (Aug 2023) |
| ERA | Marcus Chu, APAC Realty CEO (Jul 2021) | Kevin Lim, Chief Agency Officer |
| Huttons | Mark Yip, CEO (Nov 2020) | Rex Tan, Chief Agency Officer (Jan 2026) |
| OrangeTee & Tie | Justin Quek, CEO (Jan 2024) | None found |
| SRI | Thomas Tan, CEO (Dec 2023) | None found |

Kelvin Fong founded PNG and Kevin Lim founded Preeminent Group, each among his agency's largest groups; Huttons said Rex Tan's own team, Rex Tan Division, had 2,650 agents when it appointed him Chief Agency Officer (19 Jan 2026). At OrangeTee's parent, Realion Group, Justin Quek, its deputy group CEO, has overseen the group since its group CEO began leaving in September 2026. What each title means is in what property agent titles mean.
How are the five agencies organised into teams?
All five work through agent-led groups inside the agency, each built and run by a senior agent who recruits and trains it, under the agency's title ladder. The largest claims: Marcus Luah's group and PNG at PropNex, Preeminent at ERA, Kevin Geow's group and Rex Tan Division at Huttons, and AAG at OrangeTee; SRI has published none since Ken Low's group had 430 agents at Huttons in 2018.
| Agency | Largest group, latest claim | Ladder built on |
|---|---|---|
| PropNex | Marcus Luah's group, over 5,000 (Apr 2026) | Division → District |
| ERA | Preeminent Group, more than 4,000 (its co-founder, Mar 2026) | Division → Group |
| Huttons | Kevin Geow's group, over 3,000 (May 2026) | Division → District |
| OrangeTee | AAG, 3,000+ "after 12 years" (© 2024) | District → Executive |
| SRI | None published since 2018 | Sales → District |
Group sizes are the groups', agencies' or news reports' figures, dated; CEA records only the agency. Ladders: the glossary's side-by-side table.
Group figures overlap: some groups contain others, and the claims come from different years, so they cannot be added up to an agency total. PropNex's PNG, Huttons' Rex Tan Division and SRI's Ken Low Group have their own pages too. Each agency's groups, with dated sizes, are in Singapore's biggest agent groups; the five title ladders, in how agency title ladders compare.
How much do PropNex and APAC Realty earn?
PropNex Limited reported revenue of S$1,116.4m and profit attributable to owners of S$70.4m for 2025, and S$603.0m and S$40.9m for the first half of 2026. APAC Realty, ERA's owner, reported revenue of S$675.6m and profit after tax of S$20.5m for 2025, and S$329.3m and S$9.4m for the first half of 2026.
| PropNex Limited | APAC Realty (ERA) | |
|---|---|---|
| Revenue, FY2025 | S$1,116.4m | S$675.6m |
| Profit, FY2025 | S$70.4m to owners | S$20.5m after tax |
| Revenue, 1H2026 | S$603.0m | S$329.3m |
| Profit, 1H2026 | S$40.9m to owners | S$9.4m after tax |

Most of an agency's revenue is commission it passes on to its agents, so revenue is not the agency's margin: PropNex reported a 1H2026 gross profit of S$63.9m on S$603.0m of revenue, and APAC Realty S$33.9m on S$329.3m. How the commission is shared is in how commission splits work at the big agencies. Huttons, OrangeTee and SRI publish no results.
What is the biggest mistake people make comparing Singapore's property agencies?
Comparing the agencies' own headline numbers as if they measured the same thing. Market shares, agent counts and earnings figures are each defined by the agency that publishes them, and a median and an average cannot be compared.
| The claim sounds like | What it actually measures |
|---|---|
| "64.3% market share" | PropNex's count of deals it acted on, either side |
| "Over 18,000 salespersons" | Singapore plus PropNex's overseas network |
| "More than 21,500 advisors" | ERA's network in 14 countries |
| ERA's median vs PropNex's average | Two different statistics |
The last row is from August 2026, when ERA gave The Straits Times a median and PropNex an average for their agents' commission; PropKaki's commentary explains why they cannot be set side by side (what property agents earn). For like-for-like figures, use CEA's: its register counts every agency's agents the same way, and its transaction record counts every agent's deals the same way.
How do you choose between PropNex, ERA, Huttons, OrangeTee and SRI?
There is no single answer: compare the agency and the team you would join, because on CEA's records the five differ far more in size than in activity per agent, so an agency's average says little about one team. PropKaki's guides on joining and switching agencies list the questions to ask.
What to compare, and where:
- The team. Its leader's own CEA record, its members' records, and its real size today: look the people up in the agent finder; the dated group claims are in the biggest agent groups.
- The money. The split, the fees and when commission is paid: how commission splits work.
- The ladder. How promotion works, and what each title needs: property agent titles.
- The agency. Registered salespersons and recorded deals on the agency pages.
- The questions. What to consider before joining an agency and how to switch agencies.

Methodology and sources
Where every figure and fact comes from, and what we deliberately did not claim.
What we used.
- Agent counts: CEA's industry statistics for 1 January each year (2021–2026 from CEA's pages and their archived copies; 2018 from EdgeProp's report of CEA's figures), and the agencies' own counts where they publish them, each dated.
- Activity: PropKaki's copy of CEA's salesperson register joined to CEA's public transaction record, as at 10 Oct 2026, matched by agency licence number. A transaction is one agent's side of one deal, of any type.
- Owners, histories, leaders and results: PropNex's and APAC Realty's SGX filings and releases, the agencies' own releases and pages, and news reports (EdgeProp, The Straits Times via PropKaki's commentary), each read on 6 Nov 2026 and dated in the text.
- Groups and ladders: PropKaki's dated register of agent groups and its title glossary.
What we did not claim. We do not rank the agencies or say which is a better place to work or to hire an agent from. We show no agent's earnings and no agency's commission split, which none of the five publishes. Market-share figures are the agency's own and are labelled as such. Huttons', OrangeTee's and SRI's owners and accounts are not published beyond what is cited. If a fact here is out of date, tell us and we will correct it.
