99.co profiled Sng and his group in July 2023, describing a group of more than 2,200 agents built over his years at PropNex. PropNex's leadership page lists him as Agency Vice President for leadership development, one of five named under its 2023 framework.^[2],[3]

No source read for this page places the group inside PNG or another larger group, so PropKaki lists it as a group of its own. Like every PropNex group, it has no licence of its own; CEA's register lists its agents under PropNex Realty.

The figure comes from 99.co's July 2023 profile, which also said the group had earned more than S$160 million in commission in 2022. PropKaki has found no later count from Sng, the group or PropNex.^[3]

99.co reported in 2023 that Sng had been in real estate since 2005 and won numerous awards over the 18 years since. PropNex's leadership page, written after the Agency Vice President appointments of August 2023, says he had been at PropNex for 19 years, which would date his joining to about 2004.^[2],[3]

Neither source names an agency before PropNex. 99.co described him as a coach-style leader who advises new agents to specialise early in HDB, landed or commercial property.^[3]

PropNex's leadership page lists Sng's roles as team leader, project chief, senior training facilitator on PropNex's bootcamp and motivational trainer, alongside his Agency Vice President role. The four other Agency Vice Presidents it names are Cijay Tew, Marcus Luah, Benjamin Tan and Ken Ng.^[2]

His CEA number, R009657E, appears on his 99.co agent page, which gives his title as Group District Director. On CEA's register his name is Bobby Sng Aik Tiong. A leader who mainly trains and recruits can show few deals of their own on CEA's record.^[1]

Little of the group's growth is dated: 99.co's July 2023 profile is the one published count. A month later, PropNex named Sng one of its first Agency Vice Presidents, responsible for leadership development. The timeline below gives each event with who reported it.^[2],[3]

PropNex's Meritorious Award, which PropNex Picks has called its highest recognition for leadership and contribution, went to Sng in 2020, PropNex's leadership page says. 99.co's 2023 profile mentions Top Sales Producer and IEA Platinum among his awards, without years.^[2],[3],[4]

Sng's appointment as Agency Vice President for leadership development, in August 2023, put him alongside Marcus Luah, Ken Ng, Cijay Tew and Benjamin Tan in PropNex's first group of agent-leaders with agency-wide roles.^[2]

There is no separate application. A new agent joins PropNex through a leader, and that leader's place decides the group. Sng is also a senior facilitator on PropNex's own bootcamp for new leaders, its leadership page says.^[2],[3]

Commission splits are set by PropNex, not by the group. PropNex's 2018 prospectus says salespersons generally keep 70% to 90% of the commission on a completed deal, and that one who leaves their team can rejoin PropNex only after 12 months.^[5]

Each big agency has groups of a few thousand agents, each led by the leader who built it. Rex Tan's group at Huttons had 2,650 when he became Huttons' chief agency officer in January 2026, EdgeProp reported; inside PropNex, Matt Lam's group reported more than 2,000 in May 2026.^[6],[7]
