What details do I need to value a property?

The more accurate the inputs, especially size and floor level, the tighter the valuation range, since those drive which comparables are selected.

Can I value a commercial or industrial property, like an office or a factory unit?

Yes. Search the building by name — an office tower, shophouse, factory or warehouse — and the assistant values the unit on the things that price commercial space: use type, floor area, tenure and zoning, never bedrooms. The evidence works differently from residential: individual buildings often trade only a handful of times, so alongside the building's own caveats the assistant leans on five years of strata sales in the same planning area, broken down by use type. Two things to keep in mind: quoted prices are GST-exclusive (a GST-registered seller adds 9%, generally claimable by a GST-registered buyer), and land-basis caveats are labelled separately because their PSF is not comparable to strata units.
