What is Preeminent Group in ERA?
Preeminent Group is a group of agent divisions inside ERA Singapore, not a separate agency: its agents are licensed under ERA Realty Network, CEA licence L3002382K. Kevin Lim founded it in 2008 with three co-founders, Alex Lim, Zac Huang and Bjorn Chua.
ERA, like Singapore's other large agencies, is organised around agent-leaders. A salesperson is licensed with ERA Realty Network but recruited, trained and supervised inside a leader's division, and divisions sit inside larger groups. Preeminent Group is the group that grew out of Kevin Lim's division, and it now holds divisions led by his co-founders and by leaders they brought up.[1],[6]
The group publishes its own name and tools. It built an app for its agents, GRABPro, which 99.co reported in 2020 was in its third version and let agents co-market listings with one another; it also ran a daily online show, PGDaily, during the 2020 circuit breaker. Leaders write the name as "ERA Preeminent Group" or simply "Preeminent".[6],[8]
Because Preeminent is a group and not a company, it has no licence or register entry of its own. CEA's register lists every Preeminent agent under ERA Realty Network, so the only figures about the group come from its leaders, from ERA, and from articles quoting them.
How many agents does Preeminent Group have?
Preeminent told The Peak in March 2026 that it had more than 4,000 agents. Its earlier counts were more than 1,200 in June 2019, more than 2,200 in June 2020, 2,800 in February 2022 and more than 3,200 in October 2022.
Every published figure for Preeminent's size comes from the group or its leaders. Kevin Lim's team told 99.co in June 2019 that it was more than 1,200 strong, with 36 division directors and 290 team leaders. A year later, in June 2020, 99.co put it at more than 2,200 agents across 78 divisions.[2],[6]
Kevin Lim told Redbrick in February 2022 that he had 100 division directors and 2,800 agents. In October 2022 he told 99.co the group had more than 3,200 members and more than 120 division directors, that it had met its earlier target of 2,000 agents in 2021, and that its next goal was 4,000, under the tag #PG4000.[1],[4]
The newest figure is more than 4,000 agents, as co-founder Alex Lim told The Peak in March 2026. The group's own website still says "over 3100" under a 2017 copyright line; PropKaki treats that page as not updated. For scale, ERA Singapore as a whole had 8,744 salespersons on 30 June 2026.[7],[8]
| When | Size claimed | Who said it |
|---|---|---|
| Jun 2019 | 1,200+ agents | 99.co reports the group as more than 1,200 strong, with 36 division directors and 290 team leaders.[2] |
| Jun 2020 | 2,200+ agents | 99.co reports more than 2,200 agents in 78 divisions.[6] |
| Feb 2022 | 2,800 agents | Kevin Lim tells Redbrick he has 100 division directors and 2,800 agents.[1] |
| Oct 2022 | 3,200+ agents | 99.co reports more than 3,200 members and more than 120 division directors, with a goal of 4,000 (#PG4000); Lim is described as recently appointed ERA's Chief Agency Officer.[4] |
| Mar 2026 | 4,000+ agents | Co-founder Alex Lim told The Peak that Preeminent is "a team of more than 4,000 agents".[7] |
| Undated (© 2017, read Nov 2026) | over 3,100 agents | The group's own website says it has "over 3100 agents", under a 2017 copyright line.[8] |
Sizes are the group's own claims. CEA's register records the agency an agent is licensed with, not the group, and divisions inside a group are counted again in its total.
Who founded Preeminent Group?
Kevin Lim founded Preeminent Group in 2008, by his account to Redbrick in 2022, and names Alex Lim, Zac Huang and Bjorn Chua as its co-founders. He joined ERA as a salesperson in 2003.
Kevin Lim told Redbrick that he joined ERA in 2003 as a salesperson, and that building the group "was difficult back in 2008", when it began with him and his first agent. A 99.co profile in June 2019 marked the group's 11th anniversary that year, which fits the same founding year.[1],[2]
He described stopping his own sales for three years to build the group, and setting himself a goal of 1,000 agents at 28. He calls Zac Huang, Alex Lim and Bjorn Chua his "three pillars and co-founders"; 99.co listed them in 2020 as Advisory Group Division Directors (Alex Lim and Zac Huang) and a Group Division Director (Bjorn Chua).[1],[6]
Who leads Preeminent Group today?
Kevin Lim, its founder, leads Preeminent and is ERA's Chief Agency Officer, CEA registration R024615A. Its co-founder Alex Lim, an Executive Director of Agency at ERA, leads Alex Lim Advisory inside the group.
Kevin Lim has held agency-wide titles at ERA while running the group. ERA introduced him as its Chief Agency Director at its Asia Pacific conference in February 2019; 99.co described him in October 2022 as recently appointed Chief Agency Officer, the title ERA's agent portal gives him today.[3],[4],[9]
In October 2022 Lim named an executive team of eight to run the group with him: Daniel Phua, Donny Lee, Ivan Lam, Kelly Yu, Kenny Neo, Marvin Lee, Nicole Lim and Patrick Poon. Ivan Lam's ERA profile still lists him on Preeminent's executive team, as a Senior Director of Agency with over 400 associates in 14 divisions.[4],[10]
Alex Lim, a co-founder, is one of ERA's Executive Directors of Agency and runs Alex Lim Advisory, which trains agents in digital marketing. ERA's chief executive in 2026 is Marcus Chu.[5],[7],[11]

What divisions are inside Preeminent Group?
Preeminent is made up of divisions, 78 in June 2020 by 99.co's count, each run by its own leader. The one with a published profile of its own is Alex Lim Advisory, which in turn holds Rayne Chua's division of over 100 agents (April 2026).
A division is a leader's own team plus the teams of the leaders they have brought up, and Preeminent's divisions nest the same way. 99.co reported in April 2026 that Rayne Chua's division sits inside Alex Lim Advisory, which sits inside Preeminent; her group of over 100 agents is counted in both totals above it.[12]
Alex Lim Advisory's own site says Lim leads more than 4,000 salespersons. That is Preeminent's whole headcount, the figure The Peak gave the group in March 2026, so the two are one count, not two. Other divisions are named on leaders' pages, such as Ivan Lam's 14 divisions, but without separate sizes.[5],[7],[10]
Whole teams have joined the group from elsewhere in ERA: 99.co reported that Patrick Poon, with ERA since 2005, moved his team into Preeminent in 2019. PropKaki lists a division here when a source places it in Preeminent, and gives it a page once it has claimed 100 or more agents.[4]

How has Preeminent Group grown?
By its leaders' accounts, Preeminent grew from Kevin Lim and one agent in 2008 to more than 1,200 agents in 2019 and more than 4,000 in 2026. ERA named it its top team every year from 2014 to 2018, according to the group's website.
Most of Preeminent's history comes from its founder's interviews and ERA's own announcements. The group's website quotes ERA's then chief executive, Jack Chua, saying it was ERA's top team for five years running, 2014 to 2018, a first in ERA's history; ERA said in February 2019 that Lim had held its Top Division of the Year award for the past four consecutive years.[8],[9]
The fastest growth came after 2019: the group's count went from about 1,200 in June 2019 to 2,200 in June 2020, the year Patrick Poon's team and others joined, and past 3,200 by October 2022. Lim told Redbrick the group earned S$126 million in 2020 and more than S$220 million in 2021.[1],[2],[4],[6]

What has Preeminent Group won?
Kevin Lim received ERA's first Honorary Award in February 2019, and the group's website says ERA named Preeminent its top team every year from 2014 to 2018. These are ERA's internal awards as ERA and the group report them.
ERA runs yearly awards for its agents, leaders and divisions, and Preeminent's leaders cite them often. ERA's February 2019 announcement said Lim was the first in its history to receive the ERA Honorary Award, and had held Top Division of the Year for four consecutive years.[9]
Within the group, Alex Lim's site lists Alex Lim Advisory as ERA's top division in 2025, and ERA's portal lists Kevin Lim's own awards, the newest being Top Trainer in 2025. These are awards ERA gives its own agents, not independent rankings; to compare individual agents, use their CEA-recorded deals, linked from each leader above.[3],[5]

Who has joined or left Preeminent Group?
The moves on record are into Preeminent: Patrick Poon brought his team into the group in 2019, and Rayne Chua joined it, through Alex Lim Advisory, from KW Singapore in February 2026. PropKaki has found no report of a division leaving it.
Whole groups do move between Singapore agencies, and ERA has lost one before: Navis, once the largest group under ERA at 1,100 agents, moved to OrangeTee in 2017, EdgeProp reported. PropKaki has found no report of Preeminent, or a named division of it, leaving ERA.[13]
The recorded moves are arrivals. 99.co reported in 2022 that Patrick Poon, at ERA since 2005, moved his team into Preeminent in 2019. Rayne Chua left KW Singapore for ERA in February 2026, EdgeProp reported, and by April 99.co placed her division of over 100 agents inside Alex Lim Advisory. If a leader or division is reported leaving, it will be added here, dated and sourced.[4],[11],[12]
- 2019: Patrick Poon, with ERA since 2005, moves his team into Preeminent, 99.co reported in 2022.[4]
How do you join Preeminent Group?
Agents join Preeminent by joining ERA through one of its division leaders, who recruits them into their division. Preeminent recruits through its leaders' own sites and talks, and trains new agents through its Eminence programmes.
There is no application to Preeminent as such. A new agent registers with ERA Realty Network through a leader, and that leader's place in Preeminent decides which group they belong to. 99.co reported in 2020 that the group's first online career talk drew 500 attendees.[6]
The group's website lists its training: three basic Eminence courses for new agents, four on prospecting, presentation, digital marketing and negotiation, and intensive courses on new projects, private resale and HDB. Kevin Lim told 99.co in 2019 that his leadership camp had run nine times for about 1,000 participants.[2],[8]
Preeminent's leaders describe training as what they offer. The group's website lists Eminence courses for new agents and intensives on new projects, private resale and HDB, and its divisions recruit for themselves: Alex Lim Advisory runs its own careers site.[5],[8]
Before you join any group, read what to ask when joining a property agency, and check the leader's own record on their CEA profile.
How does Preeminent Group compare with groups at other agencies?
Preeminent's March 2026 claim of more than 4,000 agents is in the same range as the biggest groups elsewhere: PNG at PropNex said it had over 3,300 in April 2018, and Huttons' Rex Tan Division had 2,650 in January 2026, EdgeProp reported. Each is the group's own count from a different year, so they do not rank the groups.
Each of the large agencies has groups of this size, each led by the leader who built it. Kelvin Fong, who founded PNG, told 99.co in 2018 that it had over 3,300 agents; he became PropNex's CEO in 2025. Rex Tan founded Rex Tan Division at Huttons and became its chief agency officer in January 2026, when EdgeProp put the division at 2,650.[14],[15]
The figures are each group's own count, taken in different years, so this is a list of similar groups, not a ranking. CEA's records compare agents and agencies, not groups; each agency's page on PropKaki shows its agents and deals on record.
| Group | Agency | Size claimed | Focus |
|---|---|---|---|
| PNG (Powerful Negotiators Group) | PropNex | 3,300+ (Apr 2018, 99.co)[14] | HDB and private resale |
| Rex Tan Division | Huttons | 2,650 (Jan 2026, EdgeProp)[15] | Resale, new launch, training |
Common questions about Preeminent Group

Preeminent told The Peak in March 2026 that it had more than 4,000 agents. Its website still shows an older figure of over 3,100. ERA Singapore as a whole had 8,744 salespersons on 30 June 2026.
Is Alex Lim Advisory part of Preeminent Group?
Yes. Alex Lim co-founded Preeminent and runs Alex Lim Advisory inside it. The more than 4,000 salespersons his site says he leads is the same headcount The Peak gave Preeminent as a whole in March 2026.
