About the Comparison Assistant
What is the PropKaki Comparison Assistant?
It is a free side-by-side tool for evaluating two Singapore projects or two listings together. You pick a mode — Compare Projects or Compare Listings — and the assistant pulls project details, facilities, nearby amenities, and price evidence for both, then lays them out in a single view.
What's the difference between comparing projects and comparing listings?
Project comparison is project-wide: it shows the full profile, facilities, amenities, and the project's whole listing and transaction price range. Listing comparison takes two specific units — usually by listing URL — and adds an asking price and size, so the market stats are size-filtered and you can see how each listing positions against recent transactions in the same size band.
Can I compare a condo with an HDB block?
Yes. Mixed comparisons work the same way as in the Project Details Finder: rows that don't apply to one side (developer for HDBs, town code for condos) simply show a dash, while everything that does apply renders for both sides.
Where does the listing price and transaction price evidence come from?
Listing prices come from active sale listings in PropKaki's database. Transaction prices come from URA caveats for private property and HDB resale records, looking back 24 months. PSF figures are shown as a low / median / high band so you can read the price distribution at a glance rather than fixating on a single number.
Why does an amenity not show up for one slot but does for the other?
Amenities are looked up by geocoding each project's location. If a project doesn't have a confident location match — typically a very new launch or an obscure block — its amenities column may be sparse. The other side will still render normally.
Is the Comparison Assistant free to use?
Yes. The assistant is free to use on PropKaki and you can run comparisons without an account.
