Dynamic Force Group at PropNex
Also written DFG, PropNex Dynamic Force Group, The Dynamic Force
Dynamic Force Group (DFG) is a group of agents at PropNex founded by Neo Chee Seng and three other leaders. Its website says it joined PropNex in May 2022, from ERA, and had 230 agents by July 2022 and 277 by January 2023.
What is Dynamic Force Group in PropNex?
Dynamic Force Group, or DFG, is a group of agent teams inside PropNex, founded by four senior agents led by Neo Chee Seng. Its website says it joined PropNex in May 2022; its agents are licensed under PropNex Realty, CEA licence L3008022J.
DFG describes itself on its website as the work of four senior sales practitioners who are now leaders at PropNex Realty, and calls itself "PropNex Dynamic Force Group". Its founders' pages name Neo Chee Seng, its chief trainer, Nick Poh and Simon Lum.[1],[2],[3],[4],[5]
DFG is one of two groups on PropKaki's list that moved to PropNex from another agency as a whole; the other is Dennis Wee Group. Like every PropNex group, it has no licence of its own; CEA's register lists its agents under PropNex Realty.
How many agents does Dynamic Force Group have?
DFG's website says it had 230 agents in July 2022, after joining PropNex, and 277 with 14 leaders in January 2023. Before the move, the same site says, it had more than 500 salespersons in 2021. No later count has been published.
All of DFG's size figures come from its own website. Neo Chee Seng's page says the group had fewer than 90 teammates in late 2018 and more than 500 salespersons in 2021. Its home page lists milestones after the move: 230 agents in July 2022, 13 leaders in September 2022, and 277 agents with 14 leaders in January 2023.[1],[4]
The site does not explain the drop from more than 500 in 2021 to 230 in July 2022; it may be that not every agent moved with the founders. Simon Lum's page says he manages a sales team of 500+, without a date. These are the group's own counts, and CEA's register does not record groups, so they cannot be checked against it.[3]
| When | Size claimed | Who said it |
|---|---|---|
| Late 2018 | fewer than 90 | Fewer than 90 teammates, says Neo Chee Seng's page on DFG's website.[1] |
| 2021 | 500+ salespersons | More than 500 salespersons, says DFG's website, before its move to PropNex.[1] |
| Jul 2022 | 230 agents | 230 agents at PropNex, DFG's website says.[4] |
| Jan 2023 | 277 agents | 277 agents and 14 leaders, DFG's website says.[4] |
Sizes are the group's own claims. CEA's register records the agency an agent is licensed with, not the group, and divisions inside a group are counted again in its total.
Who founded Dynamic Force Group?
DFG's website names four founders and gives pages to three: Neo Chee Seng, its chief trainer, who started in HDB resale in January 2006; Nick Poh, with over 20 years in the trade; and Simon Lum, who started in 2002.
Neo Chee Seng began as an HDB resale agent in January 2006 and was a trainer at what his DFG page calls one of Singapore's largest agencies, without naming it. His page lists him as project in-charge for launches including Lake Life, Westwood Residences EC, iNz Residence EC, Rivercove EC and Parc Clematis.[1]
Nick Poh's page says he has more than 20 years in the trade and that he and his DFG co-founders were invited to join PropNex Realty in May 2022. Simon Lum's page says he started in 2002 and is a Branch District Director at PropNex. The site does not say when DFG itself was formed.[2],[3]
Who leads Dynamic Force Group today?
DFG's founders lead it: Neo Chee Seng as chief trainer, with Nick Poh, an Associate Branch District Director, and Simon Lum, a Branch District Director, its website says. It counted 14 leaders in January 2023.
The group's website lists its founders and leaders on their own pages, with their PropNex titles: Neo Chee Seng as chief trainer and Senior Division Director, Nick Poh as Associate Branch District Director and Simon Lum as Branch District Director. It also has a page for Edvan Lee, an Associate District Director who entered the industry at the end of 2014.[1],[2],[3]
No source read for this page prints a CEA number for DFG's leaders. Nick Poh and Simon Lum are each the only agent of that name at PropNex on CEA's register, both registered there in late May 2022, the month DFG joined, so their rows link those profiles. Two agents named Neo Chee Seng are registered with PropNex, so his row is not linked.

How has Dynamic Force Group grown?
By its own account, DFG grew from fewer than 90 agents in late 2018 to more than 500 in 2021, then joined PropNex in May 2022 and had 230 agents that July and 277 by January 2023.
DFG's history is told only on its own website. Its account runs from fewer than 90 teammates in late 2018 to more than 500 salespersons in 2021, when it says it was one of the fastest growing groups in the industry, to its move to PropNex in May 2022. The timeline below gives each figure with where it comes from.[1],[4]
The site's about page is titled "Evolution from ERA", and one leader's page still describes her as an ERA Division Director training at "Dynamic Force Group – ERA". Its training page says many of ERA's project in-charges and top project salespersons had come from DFG. PropKaki has found no news report of the move.[5],[6]

When did Dynamic Force Group move to PropNex?
DFG's website says its founders were invited to join PropNex in May 2022 and calls May 2022 its official onboarding. It says the group had 230 agents by July 2022. PropKaki has found no news report of the move.
The date comes from DFG itself: its home page is titled "Official Onboard on May 2022", and Nick Poh's page says he and his co-founders were invited to join PropNex Realty that month. The group's first count at PropNex, 230 agents, is dated July 2022.[2],[4]
Where DFG came from is less clearly stated. Its about page is titled "Evolution from ERA" and a leader's page still describes her as at ERA, which points to ERA; the founders' own pages do not name an earlier agency. If a news report of the move is found, it will be added here.[5]
How do you join Dynamic Force Group?
Agents join DFG by joining PropNex through one of its leaders. Its website says it runs its own Dynamic Sales Acceleration training alongside PropNex's, with a media studio for agents' marketing.
DFG's training page describes its Dynamic Sales Acceleration programme, run alongside PropNex's own training, and its home page a MediaHub studio. The group says its agents have worked on about 60 new launches.[4],[6]
Commission splits are set by PropNex, not by the group. PropNex's 2018 prospectus says salespersons generally keep 70% to 90% of the commission on a completed deal, and that one who leaves their team can rejoin PropNex only after 12 months.[7]
DFG runs its own Dynamic Sales Acceleration training alongside PropNex's, its website says.[6]
Before you join any group, read what to ask when joining a property agency, and check the leader's own record on their CEA profile.
How does Dynamic Force Group compare with other PropNex groups of its size?
DFG's 277 agents (January 2023) is close to AaronWanDivision's 280 (January 2022) and below JNA Real Estate's 335+ (2026). The figures are each group's own count, made in different years, so they do not rank the groups.
PropNex has many groups of two to four hundred agents, each built around the leaders who started it. Most of their sizes were given in profiles of the leaders or on the groups' own websites, in different years, so the list below sets them side by side with their dates.[8],[9]
CEA's records compare agents and agencies, not groups. Each agency's page on PropKaki shows its agents and deals on record.
| Group | Agency | Size claimed | Focus |
|---|---|---|---|
| AaronWanDivision | PropNex | 280 (Jan 2022, The Edge)[8] | — |
| JNA Real Estate | PropNex | 335+ (2026, Real Estate Asia)[9] | New launches, resale, GCBs |
| VevienOngDistrict | PropNex | 200+ (Mar 2026, EdgeProp)[10] | New launches, resale |
