Every purchase comes from URA's caveat records and is valued from recent sales in the same project, the evidence the Valuation Assistant uses. Filter by type, district and whether the home is built yet, or group the list by project.

A home bought before 4 July 2025 has a three-year SSD window, so it can be sold without SSD from October 2026.

Questions About the Private MOP and SSD Tracker

When does SSD end?

Seller's Stamp Duty runs from the day a home is bought: three years for a home bought before 4 July 2025, and four years for one bought on or after it. No duty is due once the home has been held for more than that, so its owner is free to sell from the day after the last anniversary — the Free From date.

Why are some months nearly empty?

Between July 2028 and July 2029 almost no private home clears SSD. Every home bought before 4 July 2025 will have cleared it by then, and a home bought on or after that day runs four years, not three.

What does Not Built Yet mean?

The home was bought off-plan and its project is not finished, so there is no door to knock on yet — though its owner can still sell before completion. Where the records say when the project is due, the list shows the year.

Where does Value Now come from?

From the same project's sales over the last 24 months, of homes within 20% of its floor area (a landed house: within 30% of its land area, other houses only) — their median price per square foot, times its own area. It is the same evidence the Valuation Assistant uses. A home with no such sale shows no value, but stays on the list.

Is the profit after stamp duty and fees?

No. It is the gross figure: what the home is worth now minus the price its owner paid. Stamp duties, legal fees, agent commission, interest and anything spent on the home all come out of what the owner would keep, so the real figure is lower.

Which homes are left out?

Executive condominiums bought new from the developer, which have their own occupation rules; any condo sale whose address does not name the unit; and any home sold again since — its buyer owns it now, on SSD dates of their own.

Where do these figures come from?

From URA's caveat records of private home sales: each row is a real purchase, dated and priced, and the value beside it comes from the same records.
