Fendy Lee Group at Huttons

EdgeProp described FLG in July 2024 as "a team under the established Rex Tan Division", and in June 2026 called it "the 330-strong RTD–Fendy Lee Group". The letters in front of the name mark which division it belongs to.^[1],[2]

Lee has worked across new condo launches and the private and public resale markets, and is an accredited trainer for agents' continuing professional development, EdgeProp reported in 2024.^[1]

Both figures come from EdgeProp articles about Lee: about 260 at the end of April 2024, and 330 in June 2026. They are the team's own counts, and its agents are also counted in Rex Tan Division's total, 2,650 in January 2026.^[1],[2],[3]

The team also reports its commission: over S$11 million in 2023 and almost S$20 million in 2025, by EdgeProp's two articles.^[1],[2]

Sizes are the group's own claims. CEA's register records the agency an agent is licensed with, not the group, and divisions inside a group are counted again in its total.

The two articles disagree on how long Lee has led the group: formed in 2013, in 2024, and two decades of leadership, in 2026. The later phrase may count Lee's years as a leader before the group took its name; PropKaki has not found a source that says.^[1],[2]

Lee's guiding line, quoted by EdgeProp in 2026, is that success in real estate is built by growing people, not just closing deals; the group's stated values in 2024 were "fun, love and gratitude".^[1],[2]

Lee's title rose between the two articles, from Senior Group District Director in 2024 to Senior Chief District Director in 2026. Above him, the group answers to Rex Tan Division and its founder, Huttons' chief agency officer since January 2026.^[1],[2],[3]

EdgeProp's 2024 article names leaders inside the group: Hugo Xu, a Rising Millionaire and top associate group district director in 2023, and Lawrence Quek, top-ranking rookie for the first quarter of 2024.^[1]

The group's published history is short: its formation in 2013, two sizes, and two years of commission, all from EdgeProp articles about Lee in 2024 and 2026. The timeline below gives each with its date.^[1],[2]

The group's growth from about 260 to 330 agents took a little over two years, between April 2024 and June 2026. Its agents are counted again in Rex Tan Division's total, which grew from about 1,500 to 2,650 over a similar span.^{[1],[2],[3],[4]}

   FLG earns over S$11 million in commissions, and Lee is second runner-up for Huttons' Top Senior Group District Director, EdgeProp reported.^[1]

EdgeProp's 2026 article lists Lee's "Top Leader 2025 (Top Senior Group District Director – 1st Runner-Up)" award from the Huttons gala, and a Rising Millionaire Couple award for 2025, shared with Yvette Liu. Its 2024 article reports second runner-up in 2023.^[1],[2]

FLG has been described as part of Rex Tan Division in every source that mentions its place, from 2024 to 2026.^[1],[2]

If a leader or team is reported leaving Fendy Lee Group, it will be added here, dated and sourced.

There is no application to the group as such: a new agent registers with Huttons through a leader. EdgeProp described FLG's training in 2026 as structured courses, exposure to real projects, knowledge-sharing sessions and mentorship.^[2]

Its agents also have Rex Tan Division's training, which EdgeProp reported in 2024 had 37 trainers.^[4]

Teams of a few hundred sit inside larger groups at every big agency. Inside Huttons, Jeremy Lim Group had 180 agents in July 2022, and Jackie Mang said in June 2026 that his division had grown to roughly 260.^[5],[6]
