Jeremy Lim Group at Huttons

Jeremy Lim told 99.co in 2019 that his team was part of "the 700-man strong RTD", and EdgeProp described it in September 2021 as "a branch under Rex Tan". A team at this level is a leader's own recruits plus the leaders they have brought up.^[1],[3]

The team works across residential and commercial property, EdgeProp reported in 2022, with a mix of newcomers and veterans. Lim himself is known for prime shophouse deals and for serving high-net-worth families and family offices.^[2]

All three figures come from articles about Lim: 140 in a 99.co interview in March 2019, 160 in an EdgeProp article in September 2021, and 180 in another in July 2022.^[1],[2],[3]

These agents are also part of Rex Tan Division's count, which EdgeProp put at 2,650 in January 2026, so the two figures can't be added together.^[4]

Sizes are the group's own claims. CEA's register records the agency an agent is licensed with, not the group, and divisions inside a group are counted again in its total.

Lim credits Tan with his start: "In the past 11 years since Rex Tan pulled me into the real estate business," he told 99.co in 2019. EdgeProp's 2021 article says he reached his first million dollars in sales in 2018.^[1],[3]

No source gives the year the team took its name. By March 2019 it had 140 agents, and Lim described himself as one of Huttons' top five senior directors.^[3]

EdgeProp's 2021 article gives Lim's CEA number, R017809A, beside his title. The 2022 article describes him as one of a handful of Singapore agents who specialise in prime shophouses, with family offices among his clients.^[1],[2]

Above him, the team answers to Rex Tan Division and its founder. Huttons named Tan chief agency officer in January 2026.^[4]

Lim entered real estate in 2008 and reached his first million dollars in sales in 2018, EdgeProp reported. The team's three published sizes, from 2019, 2021 and 2022, are in the timeline below.^[1],[2],[3]

EdgeProp's 2022 article lists his deals that year, including the sale of a three-storey conservation shophouse on Craig Road for S$30 million and another in Tanjong Pagar for S$15 million, and new-launch sales at Martin Modern and Wallich Residences.^[2]

1. 2008

   Jeremy Lim enters real estate at 23, after three years as a medical salesman, EdgeProp reported; he told 99.co that Rex Tan brought him in.^[1],[3]

2. Mar 2019

   Lim tells 99.co his team stands at 140.^[3]

3. Aug 2021

   Lim becomes the first Huttons agent to earn more than S$1 million in gross commission in a month, and goes on to pass S$3 million for the year, EdgeProp reported in 2022.^[2]

4. Sep 2021

   EdgeProp reports that Lim leads a team of 160, a branch under Rex Tan.^[1]

5. Jul 2022

   EdgeProp reports Jeremy Lim Group at 180 agents, newcomers and veterans across residential and commercial.^[2]

These are Huttons' own records and awards, given to Lim as an agent rather than to the team, as EdgeProp reported in July 2022.^[2]

The one recorded move is Lim's own start: Rex Tan brought him into real estate around 2008, by Lim's account to 99.co in 2019.^[3]

There is no application to the team as such. A new agent registers with Huttons through a leader, and that leader's place decides the team they belong to.^[1]

Rex Tan Division runs training for all its teams: EdgeProp reported in 2024 that it had 37 trainers and an exam revision app prospective agents can use before joining.^[5]

Teams of this size sit inside larger groups at every big agency. Fendy Lee Group, in the same division, said it had 330 agents in June 2026; Team Tony Teo, elsewhere in Huttons, had about 100 in 2021.^[6],[7]
