
West BrickVille @ Bukit Batok BTO Review: October 2024's Shortest Wait, Finishes Included, and 3Gen Flats for the Extended Family
HDB's Standard project in Bukit Batok carried the October 2024 BTO exercise's shortest estimated wait, 24 months, came with floors, doors and bathroom fittings in every price, and offered 3Gen flats for households of three generations. What that means for owners-to-be and extended families, and our recommendation.
West BrickVille @ Bukit Batok is a Standard BTO project of 689 flats in five blocks between Bukit Batok Road and Bukit Batok West Avenue 8, from HDB's October 2024 exercise, now closed. Before grants, 99-year flats cost $140,000 to $606,000 with floor finishes, internal doors and sanitary fittings included: 4-room $335,000 to $445,000, 3Gen $529,000 to $606,000. HDB estimates a 24-month wait, the shortest in that BTO exercise, with no completion date. Standard terms: a 5-year MOP and no subsidy recovery. HDB's application rates for the exercise no longer survive. Our verdict: owners-to-be should keep their flats; the 39 3Gen flats suit only families already committed to five years together.
Twenty-four months is the figure that sets West BrickVille @ Bukit Batok apart. No project in HDB's October 2024 BTO exercise carried a shorter estimated wait, and every flat here was priced with its floors, internal doors and bathroom fittings already in. The project also offered 39 3Gen flats, the layout HDB designs for families of three generations, with two main bedrooms that each have their own bathroom. Applications closed on 23 October 2024 and booking is long over. As of September 2026, this review sets out what the flat is, what it cost, what Standard means for an owner and how to read the wait: for owners-to-be, for families weighing a 3Gen, and for anyone looking at Bukit Batok now.
Keep a booked West BrickVille flat; take the 3Gen only as a settled plan for three generations
Keep it. West BrickVille's 24-month estimate was the shortest HDB gave any project in its October 2024 BTO exercise, the price includes floor finishes, internal doors and sanitary fittings, and Standard terms let you sell after the 5-year MOP with no subsidy recovery. Its 39 3Gen flats suit only households that have already agreed to live as three generations for at least those five years.
If you booked a flat at West BrickVille @ Bukit Batok, keep it: no project in HDB's October 2024 BTO exercise carried a shorter estimated wait than its 24 months, and none came with more already fitted (the two Fernvale projects matched it). Applications ran from 16 to 23 October 2024, and with ballot results due within 2 months of a window and booking running for several months from 4 weeks after them, this exercise's booking round is long over. As of September 2026, this review is for owners-to-be, for families deciding whether the 3Gen layout suits them, and for anyone now weighing a home in Bukit Batok.
Five things set the project apart:
- October 2024's quickest estimate. HDB put West BrickVille's wait at 24 months from flat selection; its brochure says "around 2 years". The exercise's two other Shorter Waiting Time projects were Fernvale Sails, at 27 months, and Fernvale Oasis, at 33, while Central Trio @ AMK was estimated at 59. HDB publishes no completion date.
- Finished on handover. Every price includes floor finishes, internal doors and sanitary fittings. That October only the three Shorter Waiting Time projects were sold this way, and HDB printed no prices without those items that year, so what they add cannot be put in dollars.
- Priced in the middle. Flats ran from $140,000 for the smaller 2-room Flexi on a 99-year lease to $606,000 for the dearest 3Gen, before grants. The 4-room, at $335,000 to $445,000, started above Taman Jurong Skyline ($290,000), Fernvale Oasis ($324,000) and Marsiling Ridge ($329,000), and below Fernvale Sails ($358,000).
- The loosest of HDB's classifications. Standard means a minimum occupation period (MOP) of 5 years, no subsidy recovery when you sell, and the option of letting the whole flat once the MOP is met, provided the owner holds Singapore citizenship and HDB gives its approval.
- A 3Gen with the short wait. 39 flats of 120 sqm with two main bedrooms, each with its own bathroom, at $529,000 to $606,000. Taman Jurong Skyline and Costa Riviera I & II also offered 3Gen flats that October, on estimates of 52 and 37/38 months and without finishes in the price, so West BrickVille's were the only 3Gen flats in the October 2024 BTO exercise with an estimate under three years.
Our advice, by situation.
- You booked a 2-room Flexi, 3-room, 4-room or 5-room: keep it unless your circumstances have changed. Cancelling after you sign the Agreement for Lease costs 5% of the price, and any cancellation shuts you out of applying for a year. Plan the fit-out around what HDB does not supply: kitchen cabinets, wardrobes, light fittings and a water heater.
- You booked a 3Gen: keep it if both generations still mean to live together, and if that plan has started to waver, read the callout below.
- You want a Bukit Batok home now: no Bukit Batok flats appear on HDB's preliminary list for November 2026, so resale is the open route; the last section sets out what the town's young flats sold for.
- Better served elsewhere if the lowest 4-room price was your first test (Taman Jurong Skyline started lower, on a 52-month estimate and without finishes), or if rail access is a must from the start: HDB describes the Jurong Region Line's JE2 station as "upcoming" and gives no opening date.
West BrickVille sold time and a finished flat at a middling price; its 3Gen flats add a reason to buy only for a family whose decision to share one home is already made.

West BrickVille @ Bukit Batok is a Standard project of 689 flats in blocks 457A, 458A, 459A, 458B and 459B, launched in HDB's October 2024 BTO exercise with applications from 16 to 23 October 2024. It offered 2-room Flexi, 3-room, 4-room, 5-room and 3Gen flats at $140,000 to $606,000 on 99-year leases, before grants, finishes included, on an estimated 24-month wait. No application rates survive for the exercise.

Why there are no queue figures here. HDB's page of application rates for October 2024 is no longer online, and the Internet Archive has no copy of its figures either, so this review quotes no rates and reads nothing about demand into other sources. What HDB did publish is the quota for the exercise's Standard projects, "where at least 95% of the 4-room and bigger flats are set aside for first-timer families"; from July 2025, HDB gave second-timers a larger share, so later launches split their flats differently.
Launched under new rules. HDB's Standard, Plus and Prime classification made its debut in October 2024, when HDB offered 8,573 flats in 15 projects, by its count the most projects it had put into one BTO exercise. The same release said the Loan-to-Value limit on HDB housing loans had been lowered from 80% to 75% from that exercise, and applicants arrived with the Enhanced CPF Housing Grant (EHG) at its new level: on 20 August 2024 HDB had announced a family maximum of $120,000, up from $80,000, and a singles' maximum of $60,000, up from $40,000.
Bricks, kiln smoke and a central green: HDB's description. The project is "tucked between Bukit Batok Road to the west and Bukit Batok West Avenue 8 to the east", its five blocks "strategically positioned to create a central open space" for children's playgrounds and fitness corners. The name comes from the facade, where "bricks" of paint rise in a gradient to the gable ends, a tribute to "the historical brick factories that once operated in the area"; the landscaping carries the theme on, with jogging and cycling paths that follow "the flowing form of kiln smoke" through the central green. The multi-storey car park has a rooftop garden whose walkway links community gardens with views over Bukit Batok's skyline, and the project includes a preschool; HDB says the public may use the project's facilities. For getting about, HDB lists buses along Bukit Batok West Avenue 8, a future bus stop planned on Bukit Batok Road and "the upcoming JE2 MRT station on the Jurong Region Line", which it says "will be within walking distance". That is HDB's phrase: the brochure gives no distance, walking time or opening date, and we do not supply one.
Around the site, on HDB's drawings. On the site plan, existing public housing lies to the north and across West Avenue 8 to the east, and across Bukit Batok Road to the west are a site reserved for a park and the Jurong Region Line, marked as under construction. HDB's location map puts the JE2 station on that western side of Bukit Batok Road and shows roads labelled Tengah to the north-west. Beyond the rail line the plan also marks electrical sub-stations and public housing "inclusive of rental", both under construction; HDB says nothing about them beyond the labels. The car park and its roof garden take the south-western corner. The site plan's unit table also shows where each flat type sits: the 3Gen flats are in blocks 457A, 458B and 459A, and every 2-room Flexi flat is in 458A or 459B.
The brickworks give West BrickVille its name; what a household will use every day is the central green, the preschool and a JE2 station that HDB's brochure calls upcoming.
Three months ahead of the next quickest: West BrickVille's estimate beside October 2024's other projects
At 24 months, West BrickVille had the shortest estimated wait of any project in HDB's October 2024 BTO exercise, ahead of Fernvale Sails (27) and Fernvale Oasis (33), the other two Shorter Waiting Time projects. Its whole 4-room range, $335,000 to $445,000, sat below the lowest Plus or Prime 4-room price, though three Standard projects started their 4-rooms lower.

HDB's release grouped the quick three as "Shorter Waiting Time (SWT) flats", 2,085 of them across West BrickVille and the two Fernvale projects, Sails and Oasis, each with a wait "of less than 3 years"; West BrickVille supplied 689. Costa Riviera I & II came next, with a wait HDB put at "slightly over 3 years".
The trade-offs elsewhere, set against a longer wait.
- Cheaper to start, without finishes. Taman Jurong Skyline began its 4-rooms at $290,000 and Marsiling Ridge at $329,000, on estimates of 52 and 43 months, with floors, doors and fittings outside the price. With no without-finishes prices from HDB in 2024, the lists cannot be levelled in dollars.
- Cheaper to start, also finished. Fernvale Oasis started its 4-rooms at $324,000 on a 33-month estimate, nine months longer than West BrickVille's, and sold no 3-room or 3Gen flats.
- A Plus or Prime address. Every Plus and Prime project carried an estimate of 41 months or more and a subsidy recovery of 6% to 9%, and none started a 4-room below $453,000. West BrickVille's dearest 4-room was listed at $445,000.
Where West BrickVille gives ground. The top of its 4-room range, $445,000, sat above Fernvale Oasis's $410,000 and Taman Jurong Skyline's $434,000, and every HDB range is indicative: your unit decides your price.
No October 2024 project carried a shorter estimate than West BrickVille, and no Plus or Prime 4-room in the exercise was listed as low as its dearest.
Does HDB's 24-month estimate mean West BrickVille keys two years after the October 2024 launch?
No. HDB counts the 24 months from the middle month in which buyers selected their flats, which came months after the October 2024 window, to the middle month in which it projects the blocks will be completed. It is not a key date for any one flat, and HDB has published no completion date for West BrickVille; after booking, your flat's Probable Completion Date on MyHDB Page is the figure to follow.
No, and the difference matters when you plan where to live in the meantime. HDB's price annex measures the estimate from the middle month in which buyers selected their flats to the middle month in which it projects the project's blocks will be completed. Three things follow:
- Selection day, not launch day, starts the count. HDB issues ballot results within 2 months of a window closing, opens booking from 4 weeks after them, and the booking round lasts several months, so this project's buyers chose their flats in different months after the October 2024 window.
- A median, not a date for your block. The figure spans five blocks and many selection months.
- No completion date from HDB. Neither the release nor the brochure gives one, and we do not construct one by adding 24 months to a launch month.
The brochure's wording is "a shorter waiting time of around 2 years", and its site plan notes that the residential blocks may be finished ahead of the precinct facilities, so that keys come sooner. Some shared facilities may therefore still be under way when your block is ready.

Inside the price. HDB's brochure promises "full floor finishes, internal doors, and sanitary fittings". For the 3-room, 4-room, 5-room and 3Gen that means vinyl strip flooring in the bedrooms; polished porcelain tiles in the living and dining area, and in a 3-room's dry kitchen; tiling on the floors and walls of the bathrooms and kitchen; bedroom doors and folding bathroom doors; and a basin with a mixer tap, a shower set and a WC suite. A 2-room Flexi has vinyl strip flooring in its living and dining area as well as the bedroom, a sliding bedroom partition and a folding door to the bathroom.
Outside the price. The general specifications for the 99-year flats list locksets, a clothes drying rack and the bathroom fittings, and no kitchen cabinets, wardrobes, lighting, window grilles or water heater. Those appear only as optional items for short-lease 2-room Flexi flats, whose elderly buyers can opt into HDB's Optional Component Scheme, with the cost added to the price. No dollar yardstick. HDB printed no prices without these items in October 2024, so there is no official figure for what they add, and we do not estimate one. The fair comparison is in kind: against Taman Jurong Skyline, Marsiling Ridge or Costa Riviera I & II, a West BrickVille price covers more of the finished flat; against Fernvale Oasis and Fernvale Sails, the same three categories are included.
Reading the per-square-metre column. The 5-room carries the highest price per square metre on the list, $4,836 at the midpoint, above the larger 3Gen's $4,729, while the 3-room and 4-room sit close together at $4,174 and $4,194. For the 3-room, HDB's layout idea shows a combined kitchen and utility space that it says owners can partition to separate the dry kitchen, wet kitchen and utility.
Short leases for buyers aged 55 and over. A senior could choose a 2-room Flexi on a lease of 15 to 45 years, in five-year steps, priced from $49,000 (15 years, smaller type) up to $131,000 at the top of the larger type's 45-year range, as long as the lease is long enough to cover each buyer and spouse to age 95. Short-lease flats come with grab bars.
At West BrickVille the list price already pays for the floors, the doors and the basin; budget separately for the kitchen, the wardrobes and the lights.
Two main bedrooms, each with a bathroom, either side of the living room: the case for the 39 3Gen flats
West BrickVille's 39 3Gen flats measure 120 sqm (1,292 sq ft) and, in HDB's layout idea, have four bedrooms, two of them main bedrooms with their own bathrooms on either side of the living and dining area. They cost $529,000 to $606,000 before grants, finishes included, and were the only 3Gen flats in the October 2024 BTO exercise with an estimate under three years.
A 3Gen flat is HDB's flat type for multi-generation families (our flat types, sizes and prices guide sets it beside the other types), and West BrickVille's are the project's largest flats. Set beside the 5-room, the difference is plain:

Two households, one plan. In HDB's drawing, "Main Bedroom 2" and its own bathroom sit near the entrance on one side of the living and dining area; "Main Bedroom 1", the two other bedrooms and the common bathroom are on the other. Two couples, say grandparents and parents, can each have a bedroom with its own bathroom, with the shared rooms between them. A 5-room gives the same household three bedrooms, two bathrooms and a study corner.
The price, read fairly. The cheapest 3Gen cost more than the cheapest 5-room, but at the midpoints it was cheaper per square metre, $4,729 against $4,836, and its dearest unit, $606,000, sat just above the dearest 5-room's $597,000. HDB's own after-grant table starts the 3Gen at $474,000, on a grant it assumed at $55,000 and called illustrative.
Why it stood out in October 2024. Two other projects in the exercise, Taman Jurong Skyline and Costa Riviera I & II, also offered 3Gen flats, on estimates of 52 months and 37/38 months and without floor finishes, internal doors and sanitary fittings in the price. We make no dollar comparison between them, because HDB's prices cover different things and no without-finishes figure exists to level them. On time, the gap is plain: West BrickVille's 3Gen came with the exercise's quickest estimate.
Three questions before counting on a 3Gen.
- Who qualifies. HDB designs the 3Gen for multi-generation families and sets its own conditions on who may buy one. Those conditions are not among the figures this review draws on, so confirm them with HDB, and ask HDB too whether they apply to anyone who buys the flat from you later.
- Incomes across two generations. October 2024's applicants were assessed against a $21,000 monthly ceiling for an extended family buying a new 4-room or bigger flat. For HFE applications from 24 Aug 2026 it is $24,000, provided no family nucleus earns more than $16,000. The EHG follows what the household earned, averaged over the year before the HFE application, and stops above $9,000, so if HDB counts both generations' earnings as the household's income, a smaller grant, or none, can follow; check how HDB assesses an extended family.
- Nothing to measure it against on resale. HDB listed no nearby resale comparable for the 3Gen, and PropKaki's Bukit Batok resale figures have no 3Gen line, so within this review's figures the nearest yardstick is the project's own 5-room. Of the other two October 2024 3Gen lines, Taman Jurong Skyline's started lower, without finishes in the price and on a 52-month estimate.
A West BrickVille 3Gen buys a second main bedroom with its own bathroom and 7 sqm more than a 5-room, air-con ledges included (5 sqm inside), on the exercise's quickest estimate; it is worth that only to a household that will fill both main bedrooms.
What did a West BrickVille flat cost after the EHG, and what income did HDB's loan test ask for?
On HDB's EHG bands for first-timer families, the cheapest 4-room came to $240,000 on a household income of $3,000 a month and $305,000 on $7,000; on $5,000, the cheapest 5-room came to $431,000 and the cheapest 3Gen to $464,000. Before any grant, a full 75% HDB loan on the cheapest 4-room needed a monthly income of $3,972, and on the cheapest 3Gen $6,271.
Net of the Enhanced CPF Housing Grant (EHG). For first-timer families, taking each family flat's cheapest unit and HDB's grant bands by average gross monthly household income:

The family bands start at $120,000 for a household earning $1,500 a month or less and end at nothing above $9,000, and the whole grant needs a lease that reaches the youngest buyer's 95th birthday. On the same bands, the cheapest 3-room came to $152,000 at $3,000 a month and $182,000 at $5,000, and the cheapest 2-room Flexi to $45,000 and $75,000.

HDB calls these after-grant figures "illustrative": the grant a household actually receives depends on its income and eligibility.
The release also set out an income ladder on typical selling prices, with CPF servicing the loan "with little or no cash payment". A household on $4,000 a month (EHG $80,000) could buy a 4-room Standard flat here, one of four projects HDB named for a 4-room on that rung; on $7,000 (EHG $30,000), a 5-room Standard flat here. A single on $3,000 (EHG $25,000) could buy a 2-room Flexi here, while at $2,000 HDB named Taman Jurong Skyline and Fernvale Oasis instead. The ladder has no 3Gen rung.
Singles. A single first-timer of 35 or older could buy the 2-room Flexi, with HDB's extra $15,000 for singles folded into the price: $155,000 for the cheapest. The singles' EHG brought that to $115,000 on an own income of $2,000 a month (grant $40,000), $130,000 on $3,000 ($25,000) and $145,000 on $4,000 ($10,000); above $4,500 there is no singles' grant.
What HDB's lending check asked. The table assumes HDB lends 75% of the price over 25 years and checks the instalment, at its 3.0% floor, against 30% of income. Before any grant:

PropKaki's arithmetic on HDB's loan rules. A grant shrinks the price, and with it the loan, and HDB's actual loan rate sits under the 3.0% test rate.
Income ceilings, dated. October 2024's applicants faced ceilings of $14,000 a month for a family buying a 4-room or bigger flat, $21,000 for an extended family and $7,000 for a 99-year 2-room Flexi. For HFE applications from 24 Aug 2026, the figures are $16,000, $24,000 and $8,000.
On HDB's own ladder, a household on $4,000 a month could reach a West BrickVille 4-room and one on $7,000 a 5-room, finishes included; for the 3Gen HDB offered no rung, so the sums above are yours to run.
Once the five-year MOP is served, what may a West BrickVille owner do, and is a 3Gen any different?
After the 5-year MOP a Standard owner may sell on the open market with no subsidy recovery, and may let the whole flat only as a Singapore Citizen with HDB's approval. Spare bedrooms in a 3-room or bigger flat, 3Gen included, may be let before the MOP by a citizen or permanent resident owner; a 2-room Flexi may not let any bedroom. Check with HDB whether its rules on who may buy a 3Gen also apply to your buyer when you sell.
West BrickVille is a Standard project, the classification with the fewest strings attached. For an owner:
- The five-year hold. The MOP is 5 years before a flat can be sold or let out whole, and it runs from when you take the keys, not from the launch; our MOP explainer explains which time counts.
- No subsidy recovery. Standard carries none: HDB takes no share of the sale price. The same exercise's Plus and Prime flats carry a 10-year MOP and hand HDB 6% to 9% of the first sale's price or valuation, whichever is higher.
- Whole-flat letting, with conditions. Only after the MOP, only if you, the owner, hold Singapore citizenship, and only once HDB has approved and registered the letting. HDB limits how many people may live in the flat by its type and keeps a non-citizen quota; once that is full, only Singaporean or Malaysian tenants are allowed.
- Spare rooms, from the start. Spare bedrooms in a 3-room or bigger flat can be let without meeting the MOP, by an owner who is a Singapore Citizen or Permanent Resident. A 2-room Flexi may not let any bedroom at all.
- The next owner's position. Under HDB's current rules, someone buying your flat on resale has to meet an income ceiling only if they use a CPF housing grant (the family or singles grant) or take an HDB loan. For a 3Gen, check with HDB whether its rules on who may buy one also bind a resale buyer before you plan a sale.
For a 3Gen household the letting rules read differently in practice: the bedrooms a family could let are the ones it bought the flat to fill.
No West BrickVille flat has reached its MOP or been resold, so this review gives it no resale price, rent or return.
Standard leaves a West BrickVille owner free to sell after five years with no share of the price going back to HDB; with a 3Gen, the harder question is who in the family still wants to stay.
At West BrickVille the risk sits in the 3Gen pact, not the wait: two generations, one address, five years after the keys
The biggest thing to weigh at West BrickVille is the 3Gen commitment, not the wait. The flat must be lived in through the 5-year MOP before it can be sold or let whole, pulling out after the Agreement for Lease costs 5% of the price plus a year before you can apply again, and on HDB's 24-month estimate, the quickest of October 2024, the household will be living together, and counting down the MOP, sooner than at any other project that month.
For most West BrickVille buyers the arithmetic is kind: a finished Standard flat on the October 2024 BTO exercise's quickest estimate. The part that is not arithmetic belongs to the households who chose one of the 39 3Gen flats, and to anyone weighing a 3Gen at a later launch.
What a 3Gen household signs up to.
- A shared home for at least five years. Like every flat here, a 3Gen must clear the 5-year MOP before it can be sold or let out whole. Its layout, two main bedrooms with their own bathrooms, earns its extra price only while both are in use.
- Costly exits before the keys. Walking away after booking forfeits an option fee of $2,000 on a 4-room or bigger flat, 3Gen included; walk away after you sign the Agreement for Lease and the cost becomes 5% of the price. In both cases you must sit out a year before applying again. Our application walkthrough covers booking and cancelling.
- A shorter road to moving in. An estimate of 24 months from selection is West BrickVille's strength for most buyers. For a 3Gen household it means the shared home becomes real sooner: every October 2024 buyer committed at booking, but here the move-in, and the start of the five-year MOP, come earliest.
The test we would apply. Put one question to each adult who will live in the flat: would you still choose to live here, together, for five years after the keys if nothing else changed? If any answer is unsure at a later launch, weigh a 5-room, which here offered three bedrooms and a study at a lower starting price; for a household that has already booked, the choice is between keeping the flat and the cancellation terms above. At West BrickVille, seniors aged 55 and above could instead have taken a short-lease 2-room Flexi of their own (HDB's site plan puts every 2-room Flexi flat in blocks 458A and 459B); two flats mean two applications under two sets of rules, so ask HDB how they would fit together before planning on it at a later launch.
PropKaki has not surveyed any 3Gen household; this is a planning test, not a finding. If you booked any other flat type, the lesson here is simpler: plan for the fit-out the price leaves out, set out in the price section above.
HDB's 24 months is an estimate for HDB to meet; the five shared years after the keys are a commitment only the family can keep.
Bukit Batok has no flats in HDB's November 2026 preview: where can a family that missed West BrickVille look, 3Gen included?
HDB's preliminary November 2026 list has no Bukit Batok flats, and no Sale of Balance Flats had been announced as at 18 September 2026, so resale is the open route into the town: 4-room flats on leases from 2015 had a median of $682,000 from July 2025 to June 2026; Bukit Batok West Avenue 8 had more of those sales than any other street, 115 of 303. November 2026, without Bukit Batok. HDB's November 2026 exercise is to offer about 7,960 flats in six towns, and HDB's Flat Portal, read on 19 September 2026, listed none in Bukit Batok. Our launch schedule sets out the flat types previewed in each town, and Tengah's include 3Gen flats. HDB has not said where in Tengah those flats will be, and it labels the list preliminary; prices, waits and classifications arrive only at launch.

- Chances in the ballot: three for First-Timer (Parents & Married Couples) families, two for other first-timer families, one for second-timers.
- First priority stops at four rooms: First-Timer (Parents & Married Couples) families also get first priority under the Family and Parenthood Priority Scheme, but only for a 4-room or smaller BTO flat in a Standard project, so a 5-room or 3Gen application does not carry it.
- Extra chances after misses: once a first-timer family has lost two or more Standard BTO ballots, each further Standard application adds a chance, to a cap of five for First-Timer (Parents & Married Couples) families and four for other first-timer families.
- Higher ceilings: for HFE applications from 24 Aug 2026, the family ceiling for a new 4-room or bigger flat is $16,000 a month, or $24,000 for an extended family in which no nucleus earns more than $16,000.

Balance flats (SBF). An SBF exercise offers balance flats from earlier BTO launches. HDB's most recent one, in February 2026, offered 4,320 flats, and no further SBF had been announced as at 18 September 2026; our SBF explainer covers how it works.
Resale, starting with HDB's own benchmark. With the October 2024 launch, HDB listed nearby resale flats it treats as comparable, with about 93 to 94 years of lease left:

PropKaki's analysis of HDB resale registrations. West BrickVille has had no resale, and these sales came after its October 2024 window, so they say nothing about how its applicants chose.
Read the street column. Bukit Batok West Avenue 8 weighs most in the $682,000 median for 4-room flats on leases from 2015: it had 115 of the 303 sales, more than any other street, and 86 of the 198 young 5-room sales. It is the road HDB names as West BrickVille's eastern edge, but these medians describe other flats across the town, not this project, and there is no 3Gen line at all.
For a family set on Bukit Batok, resale is the open door for now, with young-flat medians that lean on Bukit Batok West Avenue 8; for a family set on a new 3Gen, Tengah is the only November town whose preview includes one.

The arithmetic behind the tables. Per-square-metre figures divide the midpoint of each HDB range by the floor area including the air-con ledge. The gap to HDB's comparables is midpoint to midpoint. After-grant prices subtract HDB's EHG bands from each flat type's lowest price. Loan figures assume HDB lends 75% for 25 years and tests the instalment, at its 3.0% floor, against 30% of income.
Where we stopped short, on purpose.
- No estimate of demand of any kind, and no borrowing of a later exercise's rates to stand in for this one's.
- No completion date or year: HDB has not published one, and we do not derive one from the 24-month estimate.
- No dollar value for the finishes: HDB printed no without-finishes prices in 2024, so we make no like-for-like adjustment.
- No price, rent or return for a West BrickVille flat on the resale or rental market, and no forecast; the Bukit Batok figures belong to other flats.
- No distance or walking time to the JE2 station: "within walking distance" is HDB's phrase, quoted as HDB wrote it.
- Nobody from PropKaki visited the site or a showflat; this is a desktop analysis of HDB's documents.
- The after-grant prices illustrate HDB's EHG bands; your HFE letter decides your grant and loan. Income ceilings are dated: October 2024's applicants were assessed before the 24 Aug 2026 increase.
