How is PropKaki different from ChatGPT?

The Short Answer
Built only for Singapore property, PropKaki answers from Singapore property data (URA transactions, HDB resale records, current listings) and the official rules, names its sources and says when data is missing. ChatGPT is general-purpose and not connected to that data, but it can answer from PropKaki via a connector.
You do not have to pick one: PropKaki answers on its own, and ChatGPT can answer from PropKaki once you connect the two.
Where do PropKaki's answers come from?
From Singapore property data: URA private transaction data, HDB resale records and current listings, plus Singapore's property rules such as BSD, ABSD, SSD, TDSR, MSR and the HDB MOP. The working is shown.
Each answer names the data it used, for example URA caveats, HDB resale caveats, URA rental contracts, IRAS rates, MAS TDSR / LTV rules or CEA · data.gov.sg for agents. When the data is not there, PropKaki tells you instead of guessing.
How does it keep up when a rule changes?
Rules and rates change: stamp duty, loan limits, HDB income ceilings, grants, the MOP. PropKaki does not answer those from memory. It reads them from a maintained, dated table of official figures, and the answer cites the source and the date the figure is as of.
So when a rate changes, the answer changes with the table, and you can see which date it is working from.
What can PropKaki do that a general assistant does not?
It is built around Singapore alone: HDB and private homes, URA and HDB data, local stamp duties and loan rules, and the district and planning-area map. From that it can:
- show what a property is worth from real transactions;
- work out what you can afford after ABSD, LTV, TDSR and CPF;
- show what an agent is strong in, from their record.
Agents also get client-facing tools on the same data: valuations, comparisons, slides, listing videos, paperwork and a WhatsApp assistant.
Can I use PropKaki inside ChatGPT?
