How up to date is PropKaki's data?

The Short Answer
PropKaki refreshes from the public sources on their own schedules, so how recent a figure is depends on which dataset it came from. Transaction records lag by design, because a sale is only public once it has been lodged. Answers say how recent the data behind them is.
Different datasets, different clocks. Here is what that means for a figure you are relying on.
Is the data live?
No. The agencies publish in batches, so nothing here is real-time.
A sale becomes public once it has been lodged, which takes weeks. That lag is in the source, not in PropKaki.
How far behind is a transaction?
Weeks rather than days, and it differs between the 7 sources.
HDB resale and URA private transactions are published on their own cycles, so the most recent month you see is usually incomplete rather than absent.
Will it tell me how recent a figure is?
Yes. An answer that quotes a median or a recent sale says what period it covers.
If you are making a decision on it, that date is the part to read.
Why does the latest month look thin?
Because it is still filling in. A month that shows 3 sales today may show 30 in six weeks.
This is why comparing the newest month against a full one is misleading, and why PropKaki tends to quote a longer window.
