Where does PropKaki's API data come from, and how current is it?

Updated 26 September 2026

The Short Answer

Mostly from official Singapore records: URA transaction caveats, HDB resale records, data.gov.sg datasets, IRAS stamp duty rates and MAS loan rules, plus PropKaki's own project data. Every API answer lists its sources and carries an as_of field, the date of its rates. A standard call costs S$0.70.

The API runs the same engine as the PropKaki app and WhatsApp assistant, so it draws on the same records, and it returns its working as data.

Does every answer name its sources?

Yes. Every answer from POST /api/v1/ask carries a sources field: the data behind the answer, each with a title, a source name, a link where there is one, and a type.

The source names you will see include:

Source nameWhat it is
URA caveatsprivate property sales
HDB resale caveatsHDB resale transactions
URA rental contractsprivate rents
HDB rental dataHDB rents
IRAS ratesstamp duty
MAS TDSR / LTV rulesloan limits
Official property rulesrules and rates, with a link where there is one
CEA · data.gov.sgagents and their transactions

The figures field lists the numbers the answer grounded, each as a label and a statement, so you can store them without re-reading the prose.

How current is the data?

Every answer carries an as_of field: the date of the rates behind it, such as stamp duty and loan rules. Today it reads May 2026.

as_of is one date for the rates, not a date for every dataset. How recent a transaction figure is depends on where it came from, and How up to date is PropKaki's data? explains each one.

What does an API call cost?

Calls draw on a prepaid wallet in Singapore dollars, and the price follows how much work the call is:

CallPrice
Standard answerS$0.70
Listings and comparison callsS$1.75
Premium analysisS$1.75
Reports and planningS$1.75

Your first key comes with a one-time S$5 trial credit. After that you top up any amount from S$10 to S$1,000 at a time. Each answer's usage field says what the call was classed as and what it cost, in cents, so you can check every charge. A retried request with the same idempotency key replays the stored answer and is never billed twice.

What can the API answer?

Every key starts with the ask:core scope: the full engine, covering calculators, valuations, comparables, trends, directories, agents, rules and research.

Live portal listings search (ask:listings) and form-filling (paperwork) are unlocked per customer. Slides and listing videos are marked Coming Soon.

How do I start?

  1. Sign in to PropKaki and create a key at Platform → API Keys. The key is shown once, and you can revoke it and create a new one at any time.
  2. Send your question to /api/v1/ask with Authorization: Bearer pk_live_… and an Idempotency-Key header, a unique id for each request. A call without one is refused.

If you would rather use PropKaki inside ChatGPT or Claude than build on the API, the connector does that at 1 credit per question. Can I use PropKaki inside ChatGPT or Claude? covers it.
