Why will PropKaki not tell me what to buy?

The Short Answer

PropKaki is not a licensed financial adviser, so it will not tell you what to buy or predict what a place will be worth. What it will do is lay out the numbers, name what each option assumes, and show you what you have not accounted for — which is the part most people are actually missing.

A real limit, honestly stated — and what you get instead.

Why not?

Because advising you on a financial decision is regulated work, and PropKaki is not licensed to do it.

That is a legal line, not a coyness. A tool that told you what to buy without knowing your income, your obligations or your risk would be guessing.

What will it do instead?

Everything up to the decision:

  • What each option costs, in full — not just the price.
  • What each one assumes about rates, timing and your circumstances.
  • What you have not accounted for.

That last one is where most of the value is.

Will it tell me if a price is fair?

It will tell you what comparable units actually transacted at, over what period, and how many there were.

That is the evidence behind fair. What you conclude from it is yours.

Will it forecast prices?

No. It reports what has happened and how it has been trending.

Anything beyond that would be a prediction dressed as a record, and those are the figures that get people into trouble.

Who should I ask instead?

For financial advice, a licensed financial adviser. For a mortgage, your banker or a broker.
