Not as a licensed adviser or valuer, so its answers are not financial advice or a formal valuation. PropKaki gives you data, estimates and tools for your own decision: what comparable homes sold for, an estimated value range, and, when you weigh options, its read with the figures behind it. The decision is yours.

Is PropKaki a licensed financial adviser or valuer?
No. PropKaki is not a licensed valuer or financial adviser. What it gives you is meant to inform your decision, not to replace a formal valuation or financial advice.
Its figures are for general information. Before you commit, check the primary source (URA, HDB, IRAS or MAS) and speak to a qualified professional.
Will it tell me what it would do?
Yes. Ask PropKaki to weigh a decision or compare two options, and it leads with its bottom line, or with lean X, unless you prioritise Y when the call is close. Then it gives:
- the 2 to 4 facts behind the call, most concrete first;
- the one risk that could flip it;
- one next step it would take in your position.
If a figure it needs is missing, it says so and what that figure would change. It is a reasoned read of the evidence, not licensed advice.
Is the Valuation Assistant a valuation?
It is an estimate, not a formal valuation. The Valuation Assistant works from comparable transactions and turns them into a value range: a suggested offer range and negotiation strategy for a buyer, or a listing range for a seller.
It is not financial advice and not a substitute for a licensed valuer. Banks use their own panel valuers when they assess a loan.
Who should I ask for advice?
For financial advice, a licensed financial adviser. For a mortgage, your banker or a broker. For a formal valuation, a licensed valuer.
