Where does PropKaki get its data?

The Short Answer

PropKaki reads public records: URA for private transactions and planning, HDB for flats, SLA for addresses, JTC for industrial, CEA for the agent register, and ACRA for company registrations, all via data.gov.sg and the agencies themselves. Answers name the source they used.

Every figure comes from somewhere nameable. Here is where.

Which sources does it use?

  • URA — private residential transactions, planning and land use.
  • HDB — resale flats.
  • SLA — addresses and postal codes.
  • JTC — industrial.
  • CEA — the public register of property agents.
  • ACRA — company registrations.
  • data.gov.sg — the channel several of these arrive through.

All 7 are public. None of it is scraped from a portal.

Does it tell me which one it used?

Yes. An answer that rests on a figure says where that figure came from, so you can go and check it.

Where something is an estimate rather than a record, it says that too.

Does it use listings?

No. PropKaki works from records of what actually transacted, not from asking prices.

An asking price is a hope. A transaction is a fact, and it is the fact that tells you what a place is worth.

Where can I read the detail?

The methodology page sets out how each figure is calculated and where it stops being reliable — how a deal is counted, why some medians are withheld, and what activity does and does not tell you about an agent.

What about my own files?

Anything you upload is used only when you point at it for a particular piece of work.

It is never mixed into anybody else's answers.
