Does PropKaki connect to PropertyGuru, 99.co and EdgeProp enquiries?

Updated 26 September 2026

The Short Answer

Yes, all three. An enquiry on your PropertyGuru, 99.co or EdgeProp listing reaches your WhatsApp from the buyer's own number (on 99.co, once they tap Chat with Agent), and PropKaki files the buyer as a prospect with the listing. What it needs is your WhatsApp number; nothing is set up at the portal.

PropKaki listens on your own WhatsApp line. It never logs in to a portal, and no portal has to switch anything on.

How does a portal enquiry reach PropKaki?

All three portals work the same way. The portal writes the enquiry, the buyer sends it from their own WhatsApp number, and it lands on your line like any other message.

The message carries a link to your listing, and that link is how PropKaki knows which portal it came from. PropKaki then files a new buyer as a prospect, with a note on their profile that starts Enquired on PropertyGuru (or EdgeProp, or 99.co) and the listing, plus They wrote: and their words if they added a message of their own. A buyer already in your list gets the listing added to their record.

What do I need to set up?

Your WhatsApp number, connected to PropKaki. That is where the enquiries arrive, and it is what PropKaki reads.

Then, in Extensions → Connectors, connect the PropertyGuru, EdgeProp or 99.co card for each portal you list on, so it shows when enquiries arrive. There is no portal login to hand over and no forwarding to set up.

How do I know it is working?

The card cannot be tested, because only a real buyer can send an enquiry. So until the first one arrives it reads: Nothing yet — your first PropertyGuru enquiry will land here on its own, so you never miss a follow-up.

Once one has landed it reads: Every PropertyGuru enquiry lands here on its own, so you never miss a follow-up. A quiet week on the first line is the card waiting, not a fault.

Is it different for 99.co?

By one step. On PropertyGuru and EdgeProp the buyer's message comes straight to you.

On 99.co the listing's WhatsApp button messages 99.co itself. 99.co replies with a Chat with Agent button, and that opens a WhatsApp to you. PropKaki files the buyers who tap it. Connect 99.co covers what that means for how many enquiries you see.

Does PropKaki send anything to the portals or post my listings there?

No, in either direction. PropKaki only reads what arrives on your own line, so no portal can switch it off, and your portal notifications carry on as before.

It does not post listings either. PropertyGuru prohibits porting listings to and from third parties, so the Listing Planner stops at a ready-to-paste pack for each portal, which you copy into the portal's own form.

What does it cost?

Nothing per enquiry. PropKaki recognises an enquiry by its listing link, with no AI step, so filing the buyer costs no credits. It keeps working even when your credit balance is empty.

Still Stuck?

Ask PropKaki in the chat — it answers most of these directly — or message the team.
