Connect PropertyGuru
Updated 7 September 2026
The Short Answer
Open Extensions then Connectors and open the PropertyGuru card. There is nothing to set up at PropertyGuru and no login to give. What it needs is your WhatsApp number connected, because a PropertyGuru enquiry reaches you as a WhatsApp message the buyer sends themselves.
This is one of three listing-portal cards, and the one whose prerequisite catches people out — it rides on your WhatsApp number rather than on a PropertyGuru account.
How do I connect PropertyGuru?
- Connect your WhatsApp number first — it is where PropertyGuru buyers message you.
- Open Extensions → Connectors and open the PropertyGuru card.
- Press Turn On.
That is the whole setup. Nothing changes at PropertyGuru, and there is nothing to switch on there.
If your number is not connected yet, the card shows Connect WhatsApp instead and takes you to the WhatsApp card — because which number to connect is a question only you can answer.
Why does it need my WhatsApp number?
When someone enquires on one of your PropertyGuru listings, they message your WhatsApp — the message is written by PropertyGuru but sent from the buyer's own number, and it carries a link to the listing they were looking at.
So there is no PropertyGuru login to hand over and no forwarding to set up. PropKaki spots those messages arriving on your line and files the person under Prospecting in the left rail, with the listing they asked about and what they said.
With no WhatsApp number connected there is nothing to watch, which is why the card asks for that first.
How do I know it is working?
The card has two honest states, and neither needs anything from you.
Listening — nothing has come in yet. The card says Waiting for your first lead from PropertyGuru, and your next enquiry will appear in your list on its own.
Working — leads are arriving, and the card names the date of the last one.
There is no test to send here, because the trigger is a real buyer messaging your number. That is also why the card will not say Connected: every other connector can be tested the moment you set it up, and this one cannot until someone actually enquires. Listening on a quiet week is the card working, not a fault to chase.
Do I still get PropertyGuru's own notifications?
PropertyGuru carries on exactly as it does now. Its emails still arrive, its app still notifies you, and the buyer's WhatsApp message still lands on your phone the way it always did.
PropKaki does not sit in the middle of any of that. It reads the message arriving on your own connected line and files the person alongside it.
Turning the card off stops the filing and changes nothing else. People already in your list stay where they are. What happens to a PropertyGuru enquiry? covers what PropKaki does with one after it lands.
Does this work the same way for EdgeProp and 99.co?
All three portal cards work the same way: nothing to set up at the portal, and the buyer's own WhatsApp message is what PropKaki reads.
- EdgeProp sends the shortest message — a project name and a link — so PropKaki fills the asking price and the unit from the listing you posted.
- 99.co puts one step in between: the buyer messages 99.co, then taps Chat with Agent to reach you. PropKaki files the ones who tap through.
PropertyGuru's message is the fullest of the three, so a PropertyGuru lead usually needs nothing added.
