The Short Answer
Verifying your CEA licence switches on the agent half of PropKaki: Chats, Prospecting, Extensions with its Connectors, Templates, Automations and Alerts, and the option to appear in the agent directory. The chat itself works either way and needs no verification at all.
A clear line: everything client-facing needs a licence behind it.
What opens up?

What works without it?
The chat, every free tool, and all the research.
If you only want answers about Singapore property, you never need to verify anything.
Why is it gated at all?
Because that half of PropKaki sends messages to real people with your name on them.
A licence check is what keeps that tied to somebody CEA actually registered — which is also what makes a PropKaki profile worth something to a client.
Does staff verification unlock the same things?
Agency staff get the working tools.
The Public Listing in the directory is licence-bound, because a client picking an agent is picking a registered individual.
Can I lose it?
No. Once you hold a licence-bound verification, a later check can only ever upgrade it — a staff match will not overwrite it and you cannot be demoted by re-checking.
If your licence itself lapses at CEA, that is a matter for the register.
