Look up recent sales and price history

The Short Answer

Ask in the chat what units at a condo, an HDB block or town, or a landed house sold or rented for. You get the sales with price, price per square foot, size, date and floor, plus the median and range. Private units show their floor only, as #07-XX. A question is 2 credits; the Transactions Finder is free.

Name the place and, if you can, the flat type or size: prices inside one block vary more by size than blocks do.

What can I ask for?

Ask in the chat, on the web or on WhatsApp. Any of these works:

You nameFor example
A condoWhat have 3-bedders at Bartley Ridge sold for this year?
An HDB town and flat typeRecent 4-room resale prices in Tampines
An HDB blockWhat are 5-room flats at 409 Tampines St 41 going for?
A landed houseWhat has 24 Medway Drive sold for?
A landed streetLanded houses on Namly Avenue
A district or areaMedian price per square foot for condos in D15
A listing linka PropertyGuru, 99.co or EdgeProp link

Add rent to the question for rentals, and a year (in 2023, between 2018 and 2020) or last 12 months to narrow the window. Without one you get the full history, newest first.

What comes back for each sale?

Each sale gives its price, price per square foot, size, date and floor: the exact storey for a condo, or the storey range (10 TO 12) for an HDB flat.

Above the list: how many sales there were, the lowest, the median and the highest, and the first and last dates.

The chat shows 8 sales at a time. Say show me more for the next page, up to 30 at once. A landed house gives its own recorded sales, with price per square foot on the land area.

Why can I not see the unit number?

A condo or other private unit is shown as its floor and XX: #07-XX, or #B1-XX for a basement. The floor stays, so you can still compare high floors with low ones.

Ask about one unit, such as #07-12, and PropKaki says it cannot give unit-level data, then gives you the recent sales on that floor instead.

HDB resale records show their storey range as published, so nothing changes there.

Can I see rents too?

Yes. Ask what do 2-bedders at Sky Vue rent for? for that condo's rental records.

For a whole district you get the median monthly rent and rent per square foot over the last 12 months. A district needs at least 20 private leases in that time, or 5 for landed, before PropKaki gives a median; with fewer it says so.

Rents are not recorded for one landed house. Ask for landed rents in its district instead.

What does it cost?

A question about sales or rents is 2 credits, however many records come back.

Asking whether a specific price is fair, or what to offer, is a valuation instead, at 5 credits. See Get a valuation for a home.

Is there a free way to browse sales?

Open Workspace → Free Tools in the left rail, then the Find tab, then Transactions Finder. Search a condo, HDB block, street or town.

It lists 50 records a page, with the same masked unit (#07-XX), and filters by year and size. For HDB resale it also filters by flat type, flat model and storey range. Switch to Rentals for a condo's rental contracts.

Commercial and industrial buildings are there too, with sales going back to 1995.

Still Stuck?

Ask PropKaki in the chat — it answers most of these directly — or message the team.
