Get a valuation for a home

The Short Answer

Ask in the chat with the condo, HDB block or landed address and its size, plus the asking price if you are judging one. PropKaki compares recent sales and listings and gives a fair-value range, how sure it is, and what to offer or list at. A valuation is 5 credits. It is not a formal or bank valuation.

The size is the one detail it cannot do without. Everything else makes the answer sharper.

What do I give it?

Ask in the chat, on the web or on WhatsApp, in one message:

  1. The place. A condo's name (Sky Vue), an HDB block with its street (409 Tampines St 41), a landed address (24 Medway Drive), a 6-digit postal code, or a PropertyGuru, 99.co or EdgeProp listing link.
  2. The size, in square feet. Without it PropKaki asks: To value it I still need the … For a landed house it uses the surveyed plot size if you leave it out.
  3. The asking price, if you are judging one. Without a price you still get the range, and PropKaki offers to say whether a price is fair once you give it.
  4. Whether you are buying or selling. That decides whether you get offer figures or listing figures.

For example: Is $1.4M fair for a 1,076 sqft 3-bedder at Sky Vue?

What comes back?

  • A fair-value range. The middle half of what similar homes sold for per square foot, times your size, rounded to the nearest $1,000.
  • How sure it is: high, medium or low. High needs at least 5 recent sales and 3 current listings. Medium needs 3 sales or 3 listings. Anything thinner is low.
  • Where an asking price sits, against the median sale price per square foot: 3% or more below reads as attractive, up to 5% above as fair, 5–10% above as slightly high, and more than 10% above as high.
  • What to do with it. Buying: an opening, a reasonable and a stretch offer. Selling: a fast, a market and a premium listing price.
  • The evidence. Up to 5 recent sales (price, price per square foot, size, date and floor) and up to 5 current listings, with their links.

Which sales does it compare against?

Sales in the same development, or for an HDB flat the same block, from the last 24 months, of homes within 20% of your size either side. It keeps the most recent 50.

A landed house is valued on its land area, with plots within 30% of yours. You also get that house's last 4 recorded sales and its street's figures: sales in the last 12 months, the 12-month median price and land price per square foot, and the all-time median.

In the chat, floor level, renovation and view do not move the figure. To add them, use the free page (below).

PropKaki decides which from the question itself, so there is nothing to pick. If you have fewer than 5 credits left, the question still runs, at 2.

Is there a free way to value a home?

Open Workspace → Free Tools in the left rail, then the Analyse tab, then Valuation Assistant. No account is needed.

Paste a listing link or type the details yourself. It has three settings the chat does not: Floor level (Low, Mid, High, Penthouse), Condition and View, and each nudges the range by a small percentage. A high floor adds 1.5%, for example.

Its Property category also offers Commercial and Industrial. The chat values homes only (condos, HDB flats and landed houses) and offers that building's sales instead.

What does a valuation not tell me?

  • It is not a formal or bank valuation. Banks use their own panel valuers for a loan.
  • It never gives one unit's own sale history. Name a unit and PropKaki values it from its development and floor, and shows recent sales on that floor instead.
  • Your clients get the read, not the offer figures. When a client asks your assistant, they get the range and where the price sits, but no opening offer and no advice on how far to negotiate. Those stay with you.
