How does PropKaki rank agents?
Updated 26 September 2026
The Short Answer
By the number of deals on record. PropKaki ranks agents by the transactions CEA's public records attribute to them, overall or by property type, town or the side they represented. It never ranks by earnings or commission, and it shows no star ratings or reviews, so nothing else moves an agent up a list.
PropKaki counts deals as a record of experience, not as a rating.
What counts as a deal?
One recorded transaction that an agent was registered on. The records are public information, published by the Council for Estate Agencies (CEA) and data.gov.sg under an open licence, and PropKaki adds up each agent's and each agency's transactions from them.
Counts are lifetime unless a period is stated. Active in the last 12 months means deals completed in that window.
How is the Agent Finder list sorted?
The Agent Finder at propkaki.com/property-agent-finder lists agents by Total deals, highest first. You can sort by any of these instead:
- Sales or Rentals
- HDB deals, Condo deals or Landed deals
- Seller-side deals or Buyer-side deals
- Name (A–Z)
Each of these is a count from the same records, so switching the sort changes which experience you are looking at, not how it is measured.
What do the Top Performers leaderboards show?
The Top Performers leaderboards on the Agent Finder rank agents by recorded deals, overall and by specialty: sales, rentals, HDB, condo, landed, seller-side and buyer-side. Town-level leaderboards cover every HDB town.
A period filter changes the window. It opens on Last month, and you can switch to Last 3 months, Last 12 months or All time.
Does anything besides deals move an agent up?
No. Every top and best agent or agency list on PropKaki is ordered by the number of deals on record, by property type, by town, or by the side represented: seller, buyer, landlord or tenant.
PropKaki shows no star ratings and collects no reviews, and it does not rank or publish any individual's earnings or commission. A high deal count signals depth of experience. It is a factual count, not a quality score or an endorsement.
Is the Agents tab in the app ranked too?
No. The Agents tab in the app is a different list: partner agents, meaning agents who signed up to PropKaki and chose to be listed.
It sorts by Name unless you pick Licence no. or Agency. Nothing on that tab is ordered by deals. What is a partner agent? explains the difference.
What if a figure about an agent looks wrong?
Contact PropKaki from the About page. The figure is checked against CEA's public register and corrected if it is wrong.
An agent who would rather their profile did not appear in search results can ask for that too, and the page is removed from search results.
