Shanel Liew Division at PropNex

A PropNex salesperson is licensed with the agency but recruited, trained and supervised inside a leader's team. SLD is Liew's: EdgeProp described it in June 2023 as a 120-strong team, and PropNex's own 2026 profile of her refers to her division's own training.^[1],[2]

Liew joined PropNex through PNG, Kelvin Fong's group, about 2014, 99.co reported in 2019. No source read for this page says whether SLD sits inside PNG today, so PropKaki lists it as a group of its own and tells the PNG link as part of its history.^[3]

Liew told 99.co in May 2019 that her division had more than 60 agents and that she hoped to reach 150 to 200 that year. EdgeProp's June 2023 profile put it at 120, and said 95% of its agents stayed with the team.^[1],[3]

Liew began her property career in 2006, 99.co reported, after working at an IT company, in door-to-door sales and selling appliances in Taiwan and China for a year. She built her first sales through cold calling and online marketing, and EdgeProp wrote in 2023 that she won a Top 20 award at her former agency, which neither article names.^[1],[3]

She moved to PropNex's PNG about 2014, by 99.co's account in 2019, and had more than 60 agents in her division by then. EdgeProp reported she also spent six years as a facilitator on PropNex's senior bootcamp, training more than 6,000 people.^[1],[3]

The sources name no co-leader. Senior Associate Group District Director is one of PropNex's titles for agents who lead a group of teams. PropNex featured Liew among its Millionaires for 2025, in a profile published in April 2026.^[1],[2]

Two profiles record the division's growth: 99.co in May 2019 and EdgeProp in June 2023. The timeline below gives each figure with who reported it.^[1],[3]

99.co reported in 2019 that about 90% of the division's business was private property and 10% HDB, concentrated in districts 15, 18 and 19, and that Liew herself did five or six of its 60 to 100 monthly deals. EdgeProp wrote in 2023 that about 70% of her clients were long-standing and 30% came by referral.^[1],[3]

Liew's awards are mostly her own rather than the division's. 99.co listed her as PropNex's Champion Private Transactor from 2015 to 2018 and among its Top 10 Achievers. EdgeProp's 2023 profile added Champion Exclusive Lister, Champion Private Property Transactor and five consecutive years as a PropNex Millionaire, and PropNex featured her among its Millionaires again for 2025.^[1],[2],[3]

99.co reported in 2019 that Liew had moved to PNG five years earlier; EdgeProp's 2023 profile mentions her former agency but not its name. Since then the division has grown by recruiting.^[1],[3]

EdgeProp described the division's training in 2023: five courses a year, the flagship being REAP (Real Estate Active Prospecting), which runs for seven weeks, with a library of slides and videos, cash incentives and a trip for the programme's top performers. Liew's own strength, the article said, is finding clients in the cold market.^[1]

Commission splits are set by PropNex, not by the group. PropNex's 2018 prospectus says salespersons generally keep 70% to 90% of the commission on a completed deal, and that one who leaves their team can rejoin PropNex only after 12 months.^[4]

The division runs five courses a year, the flagship being REAP, a seven-week prospecting programme, EdgeProp reported in June 2023.^[1]
