VevienOngDistrict at PropNex

A PropNex salesperson is licensed with the agency but recruited, trained and supervised inside a leader's team. VOD is one of those teams. Its name has moved up with PropNex's leader titles: 99.co called it VevienOngAssociates when it started in 2021 and reported in May 2023 that it had been promoted to division level as VevienOngDivision. By 2026 EdgeProp was calling it VevienOngDistrict, or VOD.^[1],[3]

No source read for this page places VOD inside one of PropNex's larger groups such as PNG, so PropKaki lists it as a group of its own. Like every PropNex group, it has no licence or register entry of its own; CEA's register lists its agents under PropNex Realty.^[3]

The figures for VOD come from its leaders and from PropNex. 99.co reported in May 2023 that the team had started with five agents in early 2021 and had almost 50. PropNex Picks put it at close to 100 associates in August 2024, and EdgeProp reported in March 2026 that it had passed 200 during 2025.^[1],[3],[4]

These are the group's own counts. CEA's register records the agency an agent is licensed with, not the group they belong to, so no group figure can be checked against it. Ong and Ng told EdgeProp in 2026 that they aimed to grow the district to about 500 to 700 agents within three to five years.^[3]

Ong studied business management with communications at the University of Birmingham and went into real estate after graduating, 99.co reported in 2023. Ng studied economics and finance and worked as an agent part-time while studying. PropNex Picks wrote in 2024 that both joined straight out of university and that Ng was the first associate in Ong's team.^[1],[4]

The team began in early 2021 with five agents. EdgeProp described the pair in March 2026 as nearly eight years into their careers, which would put their start at about 2018, and as aged 31 and 30.^[1],[3]

EdgeProp's 2026 profile treats the district as the couple's joint work, and PropNex Picks wrote in 2024 that each had reached PropNex's Millionaire level, Ong first in 2021 and Ng in 2022. PropNex's April 2026 profile of Ong prints her CEA number, R060512G; PropKaki has not found a published source that gives Ng's.^[2],[3],[4]

Real Estate Asia included Ong in its 2026 list of notable agents under 40, citing her sale of an S$8.3 million detached house at Faber Walk for a client and PropNex Gen's award to her as its top agent under 30.^[5]

The group's growth is recorded in three profiles, each a year or two apart: 99.co in May 2023, PropNex Picks in August 2024 and EdgeProp in March 2026. Each gives a size, and together they show the team roughly doubling each year from 2023 to 2025. The timeline below gives each figure with who reported it.^[1],[3],[4]

EdgeProp's 2026 profile also gave the team's 2025 output as over S$1 billion in transactions across more than 1,700 deals, and said about 80% of the leaders' business came from cold leads rather than referrals. These are figures the leaders gave; CEA's records show deals by agent, not by group.^[3]

Most of VOD's awards are PropNex's own. 99.co wrote in 2023 that the team had led the PropNex Gen category in 2021 and 2022, and that Ong was a Top 10 Project Sales Transactor at PropNex's 2022 convention. EdgeProp listed the group's 2025 awards as Champion Team, Champion Couple, Top Project Sales, Top Directors, Top Producers and Top Recruiter.^[1],[3]

PropNex's Millionaire title, for agents who earn S$1 million of commission in a year, went to Ong first in 2021 and Ng in 2022, PropNex Picks reported. These are awards PropNex gives its own agents, not independent rankings; each leader's CEA-recorded deals are linked above.^[4]

Every source read places VOD at PropNex from its start in 2021, and none mentions an earlier agency for either leader. Its growth has come from recruiting new and moving agents into the team, which PropNex's model rewards with higher titles as a team grows.^[1],[3]

There is no separate application to the group. A new agent joins PropNex through a leader, and that leader's place decides the group. EdgeProp described VOD's training in 2026: close to 40 hours of structured lessons, a video library, and a "VOD Playbook" covering HDB resale, private resale, new launches and landed homes, with in-house digital marketing support.^[3]

Commission splits are set by PropNex, not by the group. PropNex's 2018 prospectus says salespersons generally keep 70% to 90% of the commission on a completed deal, and that a salesperson who leaves their team can rejoin PropNex only after 12 months.^[6]
