How do I plan a listing?

The Short Answer

Open the Listing Planner and give it the property. It works out the pricing position, who the buyers are likely to be, and how to present it. It plans; you post. PropKaki never publishes a listing anywhere on your behalf, and that is a fixed rule rather than a missing feature.

What does it work out?

3 things:

  • Where to price it, against what actually transacted nearby.
  • Who is likely to buy it, and what they care about.
  • How to present it — what to lead with and what to answer early.

It costs 5 credits.

Does it post the listing?

No — not to a portal, not to social, not anywhere. It produces a plan and stops.

This is a fixed rule, not something waiting to be built. A listing going live is a decision with a client's property attached to it, and it stays yours.

What do I need to give it?

The address or block, the unit details, and anything the public record cannot see — the renovation, the view, the tenant situation.

Those are what move a price away from the block's average, and they are exactly what PropKaki cannot look up.

What do I do with the plan?

Take it and list. If you want the materials too, the Listing Video Assistant and the Slides Assistant are in the same group.
