Amberwood at Holland is a 99-year leasehold new launch in District 10 (CCR), within the Bukit Timah planning area, on the Holland Link Government Land Sales site — the first plot in the new Holland Plain precinct. It is developed by Sim Lian (Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd), which won the URA tender on 7 August 2025 with a top bid of S$368.37 million (S$1,432 psf ppr). The site is a six-storey development; the number of units is URA-capped at up to 233 (the final count is confirmed only at launch — some analysts estimate around 212).

Indicative pricing: PropNex estimates an average selling price exceeding roughly S$2,900 psf, in line with recent CCR launches (about S$2,700–3,100 psf). Official pricing has not been released. Launch is expected around H2 2026, with an estimated TOP around Q4 2030 — both indicative and to be confirmed.

Location highlights: the site sits within 1km of Methodist Girls' School and is near the future King Albert Park (KAP) MRT interchange, which will link the Downtown Line with the upcoming Cross Island Line (interchange expected around 2032).
