
How Do Property Agents Get Seen on PropKaki?
Two free surfaces: the public profile you already have, built from the CEA register — and the opt-in partner listing inside the app, where what you're good at is computed from your transaction record rather than typed in by you.
Property agents appear on PropKaki two ways, both free. First, every CEA-registered agent already has a public profile page built from the register — no sign-up needed — where a visitor can request your contact and message you directly, with PropKaki named as the referrer. Second, you can opt in to a listing in the Agents tab inside the app, where your specialisations are derived from your transaction record (at least three deals in a segment and at least 20% of your book) and movers can reach you through up to five channels. Neither surface sells placement.

Most agent directories let you type your own specialisations. PropKaki works one of its two out instead: a segment only appears on your partner card once you have closed at least three deals in it, and it accounts for at least a fifth of your book.
That rule tells you most of what you need to know about how being seen here works — the record does the talking, and the parts you control are narrower and more honest than a bio. This page covers both surfaces: the public profile you already have without doing anything, the partner listing you switch on yourself, how a mover reaches you on each, and what you can and can't change.
How do property agents get seen on PropKaki?
Two ways, both free: a public profile page you already have, and an opt-in listing in the app's Agents tab.
There are two surfaces, and they work differently.
Your public profile page. Every CEA-registered agent already has one, generated from the register. You did not sign up for it and you do not maintain it. It is a public, search-indexable page, and it is how somebody Googling your name or looking for an agent in your town lands on you.
Your partner listing in the Agents tab. This one is opt-in. It sits inside the PropKaki app, in front of people who are already using the product to work something out, and nothing appears until you switch it on.
Both cost nothing. Neither has a position you can buy. The rest of this page is what each one actually does.
Do you already have a profile on PropKaki?
Almost certainly. Profiles are generated from the CEA register, so yours exists whether or not you have ever visited the site.
Almost certainly, yes. PropKaki builds an agent profile for every licence on the CEA register, so your page exists whether or not you have ever heard of the product.
What is on it comes from the record: your name, your agency, and your transaction history — the deals, the sides you acted on, the property types, the towns. None of it is self-reported, which is the point. A profile with a track record on it is indexable and can be found in search. A licence with no closed deals at all still renders for anyone with the link, but is deliberately kept out of search — an empty page helps nobody.
Your mobile number is not on that page. It is never sent to the browser at all; it lives server-side and is only released through the exchange in the next section. That is a deliberate choice about publishing tens of thousands of indexable pages without publishing tens of thousands of phone numbers.
How does a visitor contact you from your profile page?
They tap to request your contact, answer three short questions, and are given your number — then they message you themselves, with PropKaki named as the referrer.
The card on your profile offers your contact outright rather than teasing half of it. When a visitor taps it, they answer three quick questions — what they are trying to do, what kind of property, and where you should reply — and your number is returned to them immediately. There is no "an agent will call you back".
They then message you themselves. The message they send arrives pre-filled naming PropKaki as the referrer, so the introduction does not turn up anonymously and you know why a stranger has your number.
From your side this needs nothing: no account, no setup, no listing switched on. It works today on the profile you already have.
What is the Agents tab, and how is it different from your profile page?
The Agents tab is an opt-in list inside the app, shown to people mid-decision. Your profile page is public, automatic and built for search.
Your profile page is a public, indexable page — it works for search, and it exists for every licence on the register whether or not that agent has ever engaged with PropKaki.
The Agents tab is different on both counts. It lives inside the app, and it contains only agents who signed up and switched their listing on. Around 20,000 property movers use PropKaki every month, and they are not browsing agents — they are working out what their flat is worth, what they can afford, whether now is a sensible time to sell. The Agents tab is what is there when somebody decides the next thing they need is a person rather than another number.
So: the profile page is how you are found; the partner listing is how you are chosen by someone already in the product. Being on the register puts you on the first. Only you can put yourself on the second.
Anyone can browse the Agents tab, signed in or not. Only joining it needs an account.
What does your partner card show, and who decides what goes on it?
Two different kinds of fact. What you are good at is computed from your transaction record. What you are currently focusing on is yours to declare.
Your card carries two things that look similar and are not.
Specialisations — derived, not declared. PropKaki computes these from your CEA transaction record. A segment qualifies only when your deal count in it clears a threshold: at least three deals, and at least 20% of your total book — whichever is higher. An agent with 10 deals needs 3 in a segment; an agent with 60 needs 12. It covers both the side you act on (buyer, seller, landlord, tenant) and the property type (HDB, condo, EC, landed). You cannot add one and you cannot remove one. If your licence has no track record yet, this stays empty rather than guessing.
Currently focusing on — declared by you. Separately, you say what you want right now: which sides you are taking on, and which property types. This is the part you control, and the part that should change as your year changes.
Your display name and agency are read from the register too, not from anything you type. The practical effect is that the boastable half of a normal directory profile does not exist here. What is left is a record and a stated preference — roughly what a stranger deciding whether to message you actually wants.
How does a mover contact you in the Agents tab?
Up to five channels straight from the card: in-app chat, your public AI assistant page, email, SMS and WhatsApp. No enquiry form in between.
Every card carries up to five doors, and the mover picks:
- Chat inside PropKaki — talks to your AI assistant without leaving the app. Requires them to sign in.
- Your public assistant page — the same assistant at your own link, in a new tab. No login, so a stranger can use it immediately.
- Email — opens their mail app.
- SMS — opens their messages app.
- WhatsApp — opens a chat already addressed to you, with an opening line saying they found you on PropKaki.
No lead form, no queue, no callback promise. The contact lands with you the way any other message would.
Two of the five depend on you. The chat doors are greyed out unless you have a live AI assistant, and email and SMS appear only under the conditions in the next section.
What does the Verified badge change?
It does not decide whether you are listed. It is what allows your registered contact details to be published, and it is bound to the specific licence on your profile.
Verification is not a gate on being listed. An unverified partner agent still appears in the Agents tab with their record and their focus.
What it unlocks is the contact channels drawn from the register. Until your licence is verified, PropKaki will not publish that licensee's registered email or mobile — because until then it has no proof that whoever typed the licence number is the person it belongs to. Claiming someone else's licence therefore exposes nothing of theirs.
The check is bound to the licence itself. Change the licence number on your profile and the verification does not travel with you; it has to be redone.
On top of that you hold a per-channel switch: publish your email and not your phone, or neither, and still be listed.
Can you pay to rank higher on either surface?
No. There is no paid placement anywhere in the directory or the Agents tab. There is no position to buy.
There is nothing to buy on either surface.
The Agents tab sorts on name, licence number and agency, and the specialisation and focus pills act as filters rather than a ranking — a mover narrows to the segment they care about instead of scrolling a leaderboard somebody paid to top. The public directory ranks on the record, and a licence with no closed deals is kept out of search rather than padded into it.
This cuts both ways, and it is worth being honest about. No competitor can outspend you into the slot above you. Equally, you cannot buy your way to the front during a thin quarter — the only lever is the record, and the record moves at the speed of closed deals.
The short version: the list is worth being on precisely because nobody can purchase their position on it.
How do you join the Agents tab?
Create an account, open Settings, go to the Agents tab, add your CEA registration number and switch your listing on.
Four steps, none of them a sales call:
- Create an account on PropKaki, or sign in to the one you have.
- Open the Agents tab in the app and choose Join as Agent. Signed out, this asks you to sign in first; signed in, it takes you to the right settings panel.
- Add your CEA registration number — this is what your name, agency and specialisations are read against.
- Switch your listing on, then decide whether your email and phone are visible.
You can switch the listing off again from the same panel at any time, and it disappears from the tab.

What is the biggest mistake agents make with a directory listing?
Treating it as advertising. Both surfaces make you findable and contactable; neither pushes you to anyone.
The mistake is expecting a listing to deliver.
Between them, the two surfaces do one thing well: when somebody decides they want a person, you are legible, credible and one tap from being messaged. Neither is a broadcast. Nothing about switching a listing on pushes you into anyone's feed, and no volume is promised or implied.
The agents who get the most out of it treat both as the destination rather than the campaign — they make sure the record is current, they state a focus that matches what they actually want this quarter, and they switch on the assistant so the chat doors are live instead of greyed. Then they keep doing whatever already brings people to them.
Do you need a PropKaki account to appear on PropKaki?
Not for your public profile page, which already exists. You do need one to join the Agents tab.

You need an account only to join the Agents tab, because that listing is tied to your registration number and to settings only you should be able to change. Browsing the Agents tab is open to anyone, signed in or not.
Can you be a partner agent without a live AI assistant?
Yes. The listing works on its own; the two chat doors on your card are greyed out until an assistant is live.
Yes. The listing, your record, your focus and the email, SMS and WhatsApp channels all work without one. What you lose are the two chat doors — the in-app chat and your public assistant page — which show as greyed out on your card until you have a live assistant. Setting one up is free and separate from joining.
Can you ask to be removed from the PropKaki agent directory?
Yes. On request your profile is taken out of search and dropped from the sitemap. It is handled by hand, not a self-serve switch.
Yes. Ask and your profile is force-removed from search results and dropped from the sitemap, regardless of how strong your record is. The page stays reachable for anyone who already has the direct link, but it stops being something search can surface. This is handled manually rather than through a toggle, so send the request with your CEA registration number. Switching off a partner listing in the Agents tab is separate, and that one you control yourself.
Does being listed mean PropKaki sends you clients?
No. Both surfaces make you findable and directly contactable. Neither routes or assigns anyone to you.
No. Being on PropKaki means a mover can find you and contact you directly through the channels available on each surface. It does not assign, route or allocate anyone to you, and no number of enquiries is promised. The value is being present and credible at the moment somebody decides they want a person — not a delivery mechanism.

What this page describes.
