What is a personal AI assistant?
It's a chat page of your own — your name, your photo, your listings — that answers your clients' property questions when you can't.
You get a personal, customised link. Anyone who taps it lands on a page that looks like you and talks like you — no app to install, no account to create, no form standing between a question and an answer.
Behind it is the same engine as the PropKaki assistant you use yourself, pointed the other way. The difference from a chatbot on an agency website is what happens next. It doesn't just answer and stop. It works out what the person is actually trying to do, asks for their contact when the moment is right, offers them a viewing slot, and drops the whole conversation into your inbox with the client's details already filled in.

These arrive switched on by default, and you turn off whichever you don't want. That's worth stating plainly because it's the opposite of what people assume: the assistant starts fully capable and you narrow it, rather than starting inert and being assembled. An agent who wants a pure Q&A page and an agent who wants a booking machine both get what they asked for.
What happens when a client messages it?
It answers the question first, earns the right to ask a second one, and hands you a warm client instead of a form submission.
A typical conversation runs like this:
- They arrive with one question. “What are 4-room flats going for in Tampines?” Your assistant answers with the real median, the number of transactions behind it, and the period it covers — not a range it made up.

The order matters. Nobody gives their number to a form that hasn't helped them yet — but plenty of people give it to something that just answered the question they were stuck on.
How do you get one?
Two doors, same assistant: set it up inside the PropKaki app, or ask for it on WhatsApp and have it sent back to you as a link.
There's no application form and no onboarding call.
In the app. Sign in to PropKaki, open Chats, and create your bot from the My Bot panel. Name it, write the welcome, switch on the skills you want, and publish — the link is ready to share from that same panel.
Over WhatsApp. Message the PropKaki line with exactly this line:

Send it verbatim — those words are what opens the setup. If the number you're messaging from is the mobile on your CEA record, that message is the proof — no email, no OTP, no waiting — and your assistant comes back as a link in the same chat, already answering questions. If your record has an older number, we'll ask for your CEA registration number and verify you another way: a code sent from your registered mobile, or a confirmation link to your CEA-registered email. If neither is current, our team picks it up by hand, usually within a day.
The two doors meet in the middle. However you started, sign in with the same WhatsApp number or email and you'll find the same assistant, the same conversations and the same settings — you never set up anything twice.
Where should you put your link?
Anywhere a client hits a question and you're not there to answer it. The assistant earns its keep in the gaps — driving, viewing, sleeping, already on another call. A link nobody sees answers nobody, so pick two of these today rather than planning all five.

Sign in to PropKaki, open Chats, and everything sits in the My Bot panel — name, welcome, voice, knowledge, skills, limits and appearance.
Your assistant works out of the box, but it gets noticeably better once it sounds like you and knows what you know.
Name and headline. Your display name, what clients should call you, and a one-line headline like “Your Tampines HDB specialist”.
Welcome and opening questions. The first thing on the page, plus the tappable starter questions that give a hesitant visitor somewhere to begin. These do more work than anything else on the page — write them as the questions your clients actually ask.
Voice and strategy. Professional, warm or concise, with style notes (“explain acronyms in plain words”) and a short strategy brief (“always suggest a viewing when a client likes a listing”). The strategy line is how you tell it what you're trying to achieve, not just how to sound.
Your own knowledge. Upload brochures, price lists and fact sheets. Your assistant answers from them alongside PropKaki's market data, on every channel — so a new launch's floor plans and pricing are in its head, not just in your Downloads folder.
Skills and limits. Switch each of the seven skills on or off, keep it to property questions only, and set a daily cap per conversation and a monthly cap across all of them.

- Your clients never pay, never sign up and never hit a limit. Conversations draw on your balance, not theirs.
- You set the ceilings. A daily cap per conversation stops any one visitor running up a bill; a monthly cap across all conversations stops a busy campaign doing it. Leave them blank for no cap.
If you work at volume, a monthly plan gives you a bigger included allowance at a lower effective rate — but nothing about the assistant requires one.
Who can get one, and how does PropKaki verify agents?
Any CEA-registered property agent in Singapore. Verification rides your CEA record, so no licensed agent has to prove themselves twice.
Assistants are for licensed Singapore agents only — that's the whole point of a page that carries your name and your listings.
If you set yours up over WhatsApp from the mobile number on your CEA record, we can verify you from the message itself, and nothing else is asked. If that number has changed, we'll ask for your CEA registration number (the R123456A on your licence card) and then verify you one of two other ways: a short code sent from your registered mobile, or a confirmation link to your CEA-registered email. If neither is current, a human on our team picks it up.
Setting up an assistant does not list you publicly. Appearing as a partner agent in front of PropKaki's property seekers is a separate, opt-in step you confirm yourself.
How much control do you keep over what it says?
Full control. You choose what it can do, what it may talk about, what it knows, and whether it replies at all — and every message is visible to you.
Four separate switches, all yours:
- What it can do — each of the seven skills is on or off individually.
- What it may discuss — Answer only property questions keeps it on-topic and out of conversations that aren't your business.
- What it knows — it answers from official Singapore data plus the materials you upload, and it will say it doesn't know rather than invent a number. Listings come from your verified licence, so it can't offer a unit you don't have.
- Whether it replies — switch it off for new clients entirely, or for one particular client while it keeps working for the rest.
