PropertyGuru Agent Package Costs in 2026: Every Tier's Price, Credits and Listing Limit

What each of PropertyGuru's seven agent tracks costs as published, what the ad credits buy, the prices PropertyGuru doesn't publish, and how its plans compare with 99.co's and EdgeProp's.

Quick Summary

As published on 26 Sep 2026, PropertyGuru's agent packages cost S$2,161 a year for Bronze, S$6,731 for Silver, S$14,399 for Gold and S$34,792 for Platinum, with 'Plus' tracks at S$8,740, S$20,826 and S$42,425, all including 9% GST and billed annually. Each includes ad credits (1,000 to 52,000) and a cap of 5 to 150 concurrent listings. PropertyGuru does not publish how many credits a listing, Boost or Turbo costs: it prices them dynamically, shown in AgentNet before you confirm.

PropertyGuru Agent Package Costs in 2026: Every Tier's Price, Credits and Listing Limit

If you are renewing or choosing a PropertyGuru package, the headline monthly price tells you less than you need. Each tier is really three things: a block of ad credits, a cap on how many listings you can run at once, and a set of tools. This page lays out all seven published tracks side by side, as PropertyGuru's own comparison page showed them on 26 Sep 2026, explains how the credits and top-up limits work, flags what PropertyGuru does not publish, and sets the prices against the plans 99.co and EdgeProp publish.

1

How much does a PropertyGuru agent package cost in 2026?

Key Takeaway

From S$2,161 a year (Bronze) to S$42,425 (Platinum Plus), as PropertyGuru published them on 26 Sep 2026, including 9% GST and billed annually. Silver is S$6,731, Gold S$14,399 and Platinum S$34,792; each of those has a Plus track that costs more and includes more credits.

PropertyGuru publishes seven tracks on its agent comparison page. On 26 Sep 2026 they were:

Three things to take from the table before you look at features:

  • The jump is steep. Gold costs more than twice Silver, and Platinum more than twice Gold.
  • Every tier is mostly credits and listing slots. The tools differ by tier (see the next section), but the numbers that scale are credits and concurrent listings.
  • Prices move. These are the published list prices on the date shown. PropertyGuru also invites agents to "Get In Touch" and advertises an offer on Plus for "your first 3 months", so ask your account manager what applies to you and get it in writing.
2

What do you get in each PropertyGuru package?

Key Takeaway

Bronze covers the basics: 5 listings, basic listing cards, Boost and Turbo, but no agent profile, Promoted Listings or commercial listings. Silver adds commercial listings, Promoted Listings and a basic profile; Gold adds Turbo Pro and a premium profile; Platinum adds 'Always on Boost' and unlimited top-ups.

Source: PropertyGuru package comparison. The comparison table gives each Plus track its tier's features and top-up limit; the Plus tracks differ in credits, listing slots and top-up price. PropertyGuru also says Plus comes with "added tools and benefits" in "your first 3 months", without listing them on the page.

PropertyGuru's own positioning: Bronze is "For part-time or semi-retired agents", Silver "For agents looking to grow", Gold "For agents ready to scale up", and Platinum "For top performers and team leaders".

Boost and Turbo are on every tier, paid in credits; Turbo Pro starts at Gold; always-on Boost is Platinum only.

3

What are PropertyGuru ad credits, and how much does a credit cost?

Key Takeaway

Ad credits are PropertyGuru's currency for posting, reposting, Boost, Turbo and Promoted Listings. Top-ups cost $2.07 a credit on Bronze down to $0.98 on Platinum Plus ('with up to ~17% off', depending on how many you buy). Spread over its included credits, a package works out between $2.16 (Bronze) and $0.82 (Platinum Plus) a credit, before you count any of the tools.

PropertyGuru: "Ad Credits enable you to post, repost, Turbo, or Boost a listing for better performance." The rules:

  • Included credits: "Credits included with your package remain valid until your subscription expires. You can also buy extra Ad Credits at any time, within your top-up limit."
  • Top-ups "are sold in bundles of 100 credits, valid for 12 months from the date of purchase", up to your tier's top-up limit.
  • Every action has a clock: posting or reposting lasts 32 days; Boost, Turbo and Turbo Pro last 7 days each.

What a credit costs, by track:

TrackCredits includedTop-up price per creditTop-up limitAnnual price per included credit (our arithmetic)
Bronze1,000$2.071,000$2.16
Silver3,500$1.855,000$1.92
Silver Plus4,800$1.745,000$1.82
Gold10,500$1.25 (with up to ~9% off)20,000$1.37
Gold Plus17,800$1.20 (with up to ~9% off)20,000$1.17
Platinum38,000$1.04 (with up to ~16% off)Unlimited$0.92
Platinum Plus52,000$0.98 (with up to ~17% off)Unlimited$0.82

Top-up prices and limits: PropertyGuru, "Includes 9% GST". Its note on the top-up prices: "Savings on Ad Credit purchases are subject to purchase quantity and not applicable during promotions", so the Gold and Platinum rates are the best case. The last column is the annual price divided by the included credits: our arithmetic, which ignores the tools each package also includes.

Read the last column carefully. On Bronze to Gold the package's price per included credit is a little above that tier's best-case top-up price; from Gold Plus up it is below it. Either way a package is largely prepaid credits: if you know how many credits you burn in a year, that number matters more than the monthly headline.

4

How many credits does a listing, Boost or Turbo cost on PropertyGuru?

Key Takeaway

PropertyGuru doesn't publish it. It prices each action dynamically: 'The number of Ad Credits needed for each action depends on market demand and listing supply', and AgentNet shows the real-time requirement before you confirm. So no one can tell you in advance what a month of Boosts will cost you in credits.

This is the price that matters most for your budget, and it is not published. PropertyGuru's help centre says:

"The number of Ad Credits needed for each action depends on market demand and listing supply. This means: High-demand areas or property types may require more credits. Less competitive segments may need fewer credits. You can always see the real-time Ad Credit requirement for each action on AgentNet > Listings before confirming."

What is published about the ranking products:

  • Boost "Places your listing above regular listings in search results" for 7 days. Platinum gets it free: "All listings, new and existing, are automatically upgraded to Boost by default for agents subscribed to Platinum."
  • Turbo "Places your listing above Boosted listings" for 7 days.
  • Turbo Pro places a listing "in the guaranteed top 10 spots in search results" for 7 days, and "is only available on Gold & Platinum packages". "Slots are limited. Once all 10 slots are filled for a property type and location, Turbo Pro displays as Sold Out."

Budget from your own history, not from a rate card: pull the Ad Credit Consumption report in AgentNet for your last term and price your renewal off what you actually spent.

5

Is PropertyGuru's Plus track worth it?

Key Takeaway

Only if you would otherwise top up, or need the extra listing slots. Silver Plus costs S$2,009 more than Silver for 1,300 more credits ($1.55 a credit against a $1.85 top-up); Gold Plus S$6,427 more for 7,300 ($0.88 each); Platinum Plus S$7,633 more for 14,000 ($0.55 each). Plus doesn't raise your top-up limit.

Each Plus track costs more upfront and gives you more credits, more listing slots and a cheaper top-up rate:

TierExtra cost a yearExtra creditsCost per extra credit (derived)Extra listingsTop-up price
SilverS$2,0091,300$1.5515$1.85 → $1.74
GoldS$6,4277,300$0.8830$1.25 → $1.20
PlatinumS$7,63314,000$0.5550$1.04 → $0.98

Derived from PropertyGuru's published table (26 Sep 2026); "cost per extra credit" = extra annual cost ÷ extra credits.

How to decide:

  • If you routinely top up, Plus is the cheaper way to buy the same credits: on every tier its cost per extra credit is below the base track's top-up price.
  • If you need more listings live at once, Plus adds 15, 30 or 50 concurrent listing slots to the tier.
  • If you rarely use your included credits and have slots to spare, Plus just prepays credits you won't burn.
  • Decide at renewal. PropertyGuru: "The Plus track does not raise your top-up limit. It lowers your price per credit and includes more subscription credits", and "You cannot switch tracks mid-subscription to unlock more top-ups."
6

What happens if you hit PropertyGuru's top-up limit or downgrade?

Key Takeaway

At the limit you can't buy more credits until your next term, unless you upgrade to a higher tier. If you downgrade, you keep credits only up to the new tier's limit and the rest expire: PropertyGuru's example is 8,000 credits on a move to a 5,000 limit, which leaves 5,000 and loses 3,000.

From PropertyGuru's help centre on top-up limits:

  • The limit is per subscription term: "Each agent package has a maximum number of Ad Credits you can top up per subscription term."
  • Hit it and you stop: "You can't buy more credits for the rest of your subscription term." The two ways out are to wait for the new term or upgrade: "Move to the next tier, for example Silver to Gold, to get a higher limit."
  • Downgrading costs credits: "You keep your existing credits only up to the new package's limit. Any credits above that limit expire automatically when the downgrade takes effect." The worked example: "if you hold 8,000 credits and downgrade to a package with a 5,000 limit, you keep 5,000 and the remaining 3,000 expire."

Spend down before you step down. If you plan to drop a tier at renewal, use or plan for the surplus first.

7

Which PropertyGuru package fits how many listings you run?

Key Takeaway

Start from how many listings you keep live at once: Bronze allows 5, Silver 25, Gold 60 and Platinum 100 (Plus tracks 40, 90 and 150), then check the included credits cover the posting and ranking you do on them.

The concurrent-listing cap is the hardest limit in each package: once you hit it, you can't post more listings without taking one down or upgrading. So size the package to the number of listings you keep live at the busiest point of your year, then check the credits cover the posting and ranking you do on them.

For context on how active the market's salespersons are, from PropKaki's copy of CEA's register (verified 2026-08-11) joined to CEA's transaction records:

Transactions in 2025SalespersonsShare
015,84741.5%
1–26,69917.5%
3–54,81212.6%
6–114,90512.8%
12–233,88910.2%
24+2,0655.4%

38,217 salespersons on the register. Aggregate counts only: no individual and no earnings. A transaction is counted the same whether it is a room rental or a landed sale, and our record can miss deals, so the 41.5% with none and the 71.6% with five or fewer are upper bounds. Transactions are not listings: an agent can run many listings for each deal that closes.

PropertyGuru pitches Bronze, with its five concurrent listings, at "part-time or semi-retired agents".

Your own pipeline, not the tier name, should set the size of your package.

8

How do 99.co and EdgeProp price their agent plans?

Key Takeaway

Both publish most of their prices. On 26 Sep 2026, 99.co listed plans from S$979.91 a year (20 listings) to S$3,813.91 (225 listings), with two tiers priced on request; EdgeProp's listing plans were S$968 a year (up to 50 listings) and S$3,148 (up to 300), GST included. The listing counts and credits are not like for like.

Published agent plans on the other two portals, read on the same day:

Sources: 99.co Agent Property Hub; EdgeProp pricing plan; both read on 26 Sep 2026.

EdgeProp's Pro and Expert plans (without the +) carry "No Listing Posting", and "From 01 September 2026 onwards, only agents on Pro+ and Expert+ will be able to post listings on EdgeProp's platform." EdgeProp also offers "Save up to 15% for 2 years plan".

Don't compare the columns as if they measured the same thing. PropertyGuru caps concurrent listings; 99.co's listings run on both 99.co and SRX; each portal's credits buy different actions at different rates, and two of 99.co's tiers aren't priced publicly. Compare portals on what your listings and enquiries actually cost you there, not on the size of the numbers.

9

How do PropertyGuru agent ratings and reviews work?

Key Takeaway

Only customers who contacted you through PropertyGuru can review you, and every review is moderated before it appears on your agent profile (3 to 5 working days). The feature is in beta, isn't available to corporate package subscribers, and allows one appeal per review.

PropertyGuru's help centre: "Ratings & Reviews is a feature that allows customers who have previously contacted you through PropertyGuru to review their experience with you. Only customers who have contacted you via PropertyGuru can submit a review, and all reviews undergo moderation before being published."

  • Who has it: "All active PropertyGuru agent partners (individual subscriptions)"; "Not available to | Corporate package subscribers"; "Currently in Beta".
  • Asking for reviews: from your dashboard you can request a review from a customer you have dealt with, or share your review link by WhatsApp, SMS or email.
  • Moderation: "Processing time: 3–5 working days", and reviews with "inappropriate, false, or unverifiable claims" may be rejected.
  • Appeals: "Only one appeal per review is allowed"; the review is hidden while the appeal is reviewed.

The comparison page lists no agent profile for Bronze, while Silver's Basic profile includes "Verified Reviews". If you are on Bronze, ask PropertyGuru where your reviews will appear before you ask clients for them.

10

How does PropertyGuru make money from agents?

Key Takeaway

From what it publishes: an annual package fee for each agent, plus ad credits, which you use up on posting and ranking and buy more of as top-ups. Its agent pages don't say what share of its revenue comes from each.

PropertyGuru's agent pricing, as its own pages lay it out, has two layers:

  1. The annual package (Bronze to Platinum Plus), which buys a listing cap, tools and a block of credits.
  2. Ad credits, spent on posting, reposting, Boost, Turbo, Turbo Pro and Promoted Listings, with top-ups sold in 100-credit bundles up to your tier's limit, at prices that fall as the tier rises.

Because the credit cost of each action is priced "depending on market demand and listing supply", the same listing can cost you more credits to promote in a busy segment than in a quiet one. We make no claim about PropertyGuru's revenue or profit: its agent pages don't say.

11

What is the biggest mistake agents make choosing a PropertyGuru package?

Choosing on the monthly headline and then topping up at the base track's higher per-credit price, or running into the top-up limit mid-term. Size the package to your peak listing count and last year's credit burn, and decide on Plus before the term starts.

The costliest traps come after you sign:

  • Topping up at the dearest rate. If you regularly top up, you are buying credits at the base track's top-up price when the Plus track would have sold you more of them for less.
  • Hitting the wall. Top-ups stop at your tier's limit for the rest of the term, and you can't switch to Plus mid-term to get around it.
  • Downgrading with credits in the bank. Credits above the new tier's limit expire the day the downgrade takes effect.

Price a portal package on your credit burn and your peak listings; the monthly headline is the least useful number.

12

Other costs agents ask about

Key Takeaway

Licensing, commission and business costs are covered in PropKaki's agent-career guides.

  • How much does it cost to get a property agent licence? The RES course, exam and registration costs are broken down in our RES course fees and property agent startup costs guides.
  • Does the tenant pay commission to an agent in Singapore? The client who engaged the agent pays, and an agent can take commission from only one party in a deal; the detail is in our guide to property agent commission.
  • Where does portal spend fit in your budget? Alongside your other marketing channels; see property agent marketing. Portal packages are a business cost, so keep the invoices: PropKaki's agent expenses tabulator matches your receipts to your card statement for tax time.
  • What PropKaki does for agents is on our for agents page; for following up the enquiries your listings bring in, see PropKaki's CRM.

Methodology and sources

Key Takeaway

Where every figure comes from, and what we deliberately did not claim.

What we used.

  • Prices and package contents: PropertyGuru's agent package comparison page and help-centre articles, 99.co's Agent Property Hub and EdgeProp's pricing plan, all read on 26 Sep 2026. Prices are as published, including GST, and we transcribed PropertyGuru's table exactly (checked against the page itself).
  • Our arithmetic: the annual price per included credit and the Plus-track comparison are simple divisions of PropertyGuru's published figures; they ignore the value of the tools in each package.
  • Activity: PropKaki's copy of CEA's salesperson register (verified 2026-08-11) joined to CEA's transaction records, counted by calendar year 2025.

What we did not claim. We do not say what a listing, Boost or Turbo costs in credits: PropertyGuru does not publish it. We do not recommend a portal or a tier, estimate leads or returns from any package, or show any salesperson's earnings. Account managers may offer terms that differ from the published prices.

Prices are as of 26 Sep 2026 and change; check the portals' own pages before you renew. Read more about how PropKaki works with data on our methodology page. This page is for information only; it is not legal or financial advice.
