Resale and private homes in Singapore run from a median $375,000 for a resale 2-room HDB flat to $12,680,000 for a detached house. A 4-room HDB resale flat cost a median $630,000 in 2026 H1; in the 12 months to 30 August 2026, an executive condominium sold for $1,710,000, a condo or apartment for $1,952,600 and a terrace house for $4,500,000 (new and resale together). A condo or apartment of 600 to 999 sqft, the size band 72% of 2-bedroom rental contracts fall in, sold for $1,710,000: $1,975,000 new and $1,420,000 resale. What a home costs in Singapore depends first on what kind of home it is: an HDB flat, an executive condominium, a private condo or apartment, or a landed house. This guide gives the median price of each, breaks condos and apartments down by size and by new sale or resale, and adds the stamp duty a buyer pays on top.
HDB figures are resales in 2026 H1, the latest complete half-year; private figures are URA caveats from 30 August 2025 to 30 August 2026. A median is a dated snapshot: the home you look at will have its own price.
How much does a home cost in Singapore?
At the median, from $375,000 for a resale 2-room HDB flat to $12,680,000 for a detached house. A 4-room HDB flat resold for $630,000 in 2026 H1; a condo or apartment sold for $1,952,600 and a terrace house for $4,500,000 in the 12 months to 30 August 2026.

How much does an HDB flat cost?
A resale 4-room flat cost a median $630,000 in 2026 H1, from $375,000 for a 2-room to $910,000 for an executive flat. By town, the median 4-room ran from $534,000 in Jurong West to $1,167,500 in the Central Area.

A 4-room flat is the middle of the HDB market; the town moves its price as much as the flat type does.
How much does a 2-bedroom apartment cost in Singapore?
About $1,710,000 at the median: that is what condos and apartments of 600 to 999 sqft sold for in the 12 months to 30 August 2026, the size band 72% of 2-bedroom rental contracts fall in. New units sold for $1,975,000 and resales for $1,420,000.
URA's sale records do not record bedrooms, so PropKaki uses a size band and checks it against URA's rental contracts, which do:
- 74% of private rental contracts of 600 to 999 sqft are for 2 bedrooms, and 72% of 2-bedroom contracts fall in that band (URA records rental sizes in 100 sqft ranges; the middle half of 2-bedroom rentals sits in the ranges around 650 sqft to 950 sqft).
- Condos and apartments of that size sold for a median $1,710,000 (8,817 sales): $1,975,000 for new units from developers and $1,420,000 for resales.
A 1-bedroom rental is typically about 550 sqft and a 3-bedroom about 1,250 sqft (median sizes in the same rental contracts).
"2-bedroom" is a size band in the data, and in that band new units sold for more than half a million dollars more than resales.
How do condo and apartment prices change with size?
Across all sizes the median condo or apartment sold for $1,952,600, the median price per sq ft was $2,129 and the median size 947 sqft (three separate medians). By size, median prices run from $980,000 under 600 sqft to $4,900,000 at 2,000 sqft and over, and new sales sold for more than resales in every band.

The bedroom column is inferred from URA's rental contracts, not recorded on sales. New sales are a different mix from resales (newer, often smaller units in different locations), so the new-resale gap is not the price of newness alone. How much does an executive condominium cost?
A median $1,710,000 across all EC sales in the 12 months to 30 August 2026: $1,825,000 for new units from developers and $1,550,000 for resales.
Executive condominiums are sold by developers to eligible buyers under HDB's rules, and resold on the open market after the minimum occupation period. In the 12 months to 30 August 2026, 3,143 EC sales had a median of $1,710,000: $1,825,000 for new units and $1,550,000 for resales (1,650 resales). An EC sits between an HDB flat and a condo in price, and new ECs cost more than resold ones.
How much does a landed house cost in Singapore?
At the median, $4,500,000 for a terrace house, $6,300,000 for a semi-detached house and $12,680,000 for a detached house, in the 12 months to 30 August 2026.

These are national medians over land-titled houses; the land area is the plot, not the built-up area. Terrace and semi-detached prices compared district by district are in semi-detached vs terrace house.
Each step up in house type comes with about twice the land, and a higher price.
What the price indices say
URA's private Property Price Index rose 0.5% in 2026Q2 and 2.9% over the year, carried by landed homes: non-landed prices slipped 0.1% in the quarter. HDB's Resale Price Index was 202.8, 0.3% lower than the quarter before and level with a year earlier.
- Private homes: URA: "The overall private residential price index increased by 0.5% in 2nd Quarter 2026, lower than the 0.9% increase in the previous quarter", and "Prices of landed properties increased by 2.5% in 2nd Quarter 2026 ... Prices of non-landed properties decreased by 0.1%" (URA). Over the year the index rose 2.9%.
- HDB resale flats: HDB's Resale Price Index (first quarter of 2009 = 100) stood at 202.8 in 2026Q2, down 0.3% on the quarter and level with a year earlier.

What is the cheapest area to live in Singapore?
To buy a 4-room HDB flat, Jurong West: its median 4-room resale price was $534,000 in 2026 H1, the lowest of 25 towns, against $630,000 nationally. The cheapest town differs by flat type, and for private homes by district.

How much does it cost to rent a home in Singapore?
A median $4,300 a month for a private condo, apartment or EC, across 92,478 rental contracts from July 2025 to July 2026.

What does buying cost on top of the price?
Buyer's stamp duty on every purchase: $13,500 on a median 4-room HDB flat, $67,230 on a median condo or apartment and $209,600 on a median terrace house. Additional buyer's stamp duty applies to PRs, foreigners (unless an FTA gives them citizen treatment), companies and buyers who already own a home.
Buyer's stamp duty is charged "based on the purchase price or market value of the property, whichever is higher", from 1% on the first $180,000 up to 6% on the part above $3 million (IRAS). At the medians in the ladder above: $13,500 on a 4-room HDB flat, $67,230 on a condo or apartment and $209,600 on a terrace house. Additional buyer's stamp duty comes on top where it applies: from 5% for a PR's first home to 60% for foreign buyers and 65% for entities (IRAS), except that nationals and PRs of Iceland, Liechtenstein, Norway or Switzerland, and US nationals, get citizen treatment under free trade agreements (IRAS).

Comparing medians that mix different homes. A condo median mixes new launches and resales: for 600 to 999 sqft units, new sales went for $1,975,000 and resales for $1,420,000. Match the type, size and sale type before comparing.
- New vs resale: the same size band can differ by more than half a million dollars ($1,975,000 new against $1,420,000 resale for 600 to 999 sqft).
- Place: a 4-room flat ran from $534,000 to $1,167,500 by town.
- Time: HDB medians here are for 2026 H1; private ones for the 12 months to 30 August 2026.
A median answers "what does a typical one cost", not "what should this one cost".
