What is the Landed House Checker?+
It compiles everything on record for a specific Singapore landed house into one report: the surveyed plot from SLA's cadastral map (land size, estimated frontage, corner or intermediate position), the URA Master Plan rules that govern it (Good Class Bungalow status, landed housing area and storey control, conservation, tree conservation areas), its tenure, every recorded sale of that exact address, and the street's recent price medians.
How do I check a landed property's plot size in Singapore?+
Search the address or 6-digit postal code. The checker shows the surveyed lot area from SLA's cadastral land-parcel map — the authoritative plot boundary — alongside the land area stated on the URA sale caveat. For strata-landed (cluster) houses, the strata floor area applies instead, since multiple homes share one legal land parcel.
How do I know if a house is in a Good Class Bungalow (GCB) Area?+
The checker flags houses that fall inside one of URA's gazetted Good Class Bungalow Areas — Singapore's most exclusive landed zoning, which requires plots of at least 1,400 sqm and caps buildings at two storeys. Note that a house inside a GCB Area is not automatically a 'GCB' — its own plot must also meet the criteria.
How many storeys can I build on a landed plot?+
For plots inside URA's designated landed housing areas, the checker shows the storey control from the Master Plan — typically a 2-storey or 3-storey envelope by zone. That's the height framing; a real rebuild also depends on setbacks, site coverage and other envelope controls, which need a professional check against URA's development-control guidelines.
Why is landed price measured in land PSF?+
For a house on its own land, the URA caveat records the LAND area, so the price per square foot is on land — buyers largely price the plot and its rebuild potential rather than the built structure. That's different from condos and strata-landed clusters, where PSF is on strata floor area. The checker labels which basis every figure uses.
What does the Tree Conservation Area flag mean?+
Parts of Singapore's landed belts fall inside NParks Tree Conservation Areas. Inside a TCA, felling any tree with a girth above one metre requires NParks approval — even on private land. It matters if you plan to clear or reconfigure a plot.
Why does a house show no sale on record?+
Singapore has around 73,000 landed homes, and roughly a third have never changed hands in the URA caveat record (which runs from 1995). The checker still shows the plot, rules and street context for those addresses — just without a price history.
