What the Commercial & Industrial Finder does
The Commercial & Industrial Finder searches Singapore's business premises — offices, retail units, shophouses, factories, warehouses and business parks — for sale and rent, across CommercialGuru, 99.co and EdgeProp in one view. Filter by use type, land-use zone (B1, B2, Commercial, White), district or planning area, tenure, price and floor area. Results show one row per unit: Singapore C&I is heavily open-listed, so where several agents market the same unit the finder shows the count and lets you open the full agent list, instead of hiding all but one.
The C&I vocabulary
Filter by what matters for premises — use type, B1/B2/Commercial/White zoning, floor area and tenure — not bedrooms and bathrooms.
One row per unit
Open listings are deduplicated honestly: a unit marketed by 12 agents shows once, with the count — never 12 rows, never one arbitrary agent.
Every agent, on request
Open a unit to see every agency and agent marketing it, with CEA registration numbers and links to each portal listing.
Found the unit? Now check the asking price against the evidence.
PropKaki reads the same listings, then weighs them against recorded deals and rent benchmarks.
Ubi B1 asking rents cluster around the low-$2s psf for standard units — $6.50 would be at the very top of the range, so check what the unit offers.
Singapore Commercial & Industrial Listings: FAQs
How can I search commercial and industrial property listings in Singapore?
PropKaki's Commercial & Industrial Finder pulls offices, retail units, shophouses, factories, warehouses and business-park space for sale and rent from CommercialGuru, 99.co and EdgeProp into one search. Filter by use type, land-use zone (such as B1, B2 or Commercial), district or planning area, tenure, price and floor area — free, with no account needed.
Why does the same commercial unit appear with many different agents on the portals?
Because most Singapore commercial and industrial listings are open listings: the owner or landlord gives the unit to several agencies, and every agent advertises it separately. On the portals this looks like many listings; in PropKaki's finder it is one row per unit with a count of the agents marketing it, and you can open the unit to see the full agent list rather than an arbitrary pick.
Are the rents shown per month or per square foot?
Rental listings show the monthly asking rent, and where the floor area is stated the finder also derives the rent per square foot per month (psf/mo) — the unit commercial tenants usually negotiate in. Sale listings show the asking price and price per square foot. All figures are asking prices from the portals, not transacted values.
Can I filter industrial listings by B1 or B2 zoning?
Yes. Where a listing is matched to a building in PropKaki's commercial and industrial directory, the finder carries that building's URA Master Plan land-use zone, so you can filter to B1 (clean and light industry), B2 (general industry), Business Park, Commercial or White sites. Listings that could not be matched to a building carry no zone and are excluded from a zone-filtered search.
