How do clients find you on PropKaki?
Two free surfaces: a public profile page built from the CEA register, and an opt-in partner listing inside the app.
Two ways, and neither costs anything.
Your public profile. PropKaki builds a profile for every licence on the CEA register, so yours exists whether or not you have ever visited the site. It carries your record — the deals, the sides, the property types, the towns — not a bio you wrote. A visitor can request your contact, and once they have said what they are looking for they are given your number and message you directly, with PropKaki named as the referrer.
The Agents tab. Inside the app there is a partner list you switch on yourself. Around 20,000 property movers use PropKaki each month, mid-decision rather than browsing agents, and this is what is there when one of them decides they want a person. Your specialisations on that card are computed from your transaction record rather than declared — a segment appears only at three or more deals and at least a fifth of your book.
There is no paid placement on either surface. Nobody can buy the position above you.
Can PropKaki answer your clients for you?

- A listing video — a 9:16 cut for social and status posts.

The first is you doing your own work on your phone between viewings — same 49 tools, and the deck, video or filled form arrives as a file you can forward to a client without leaving WhatsApp. The second and third are your clients being answered in your name.
Grounded, never made up
Every figure comes from dated records with the working shown, and where the data is thin PropKaki declines rather than guessing.
This is the part that decides whether any of the rest is usable.
Valuations and comparables read real URA caveat and HDB resale records. Rates and regulated facts come from a maintained store with an as-of date attached. Every answer shows its working — the transactions, the count, the period, the assumptions — so what you forward to a client is checkable rather than asserted.
And where PropKaki cannot ground something it says so. A specific unit's stack or facing, a launch's live remaining units, today's bank packages, en-bloc speculation: on those it tells you it cannot answer properly rather than producing a confident number you would then have to defend. An assistant that occasionally says "I don't know" is the only kind you can safely put your name on.

Does PropKaki replace an agent's judgement or licence?
No. It removes lookup and production work. Advising the client, and the responsibility for it, stay yours.
No. It does the lookup, the arithmetic and the production — pulling the transactions, working the sums, drafting the copy and the forms. What it cannot do is know your client, read a room, weigh a seller's urgency against their expectation, or take responsibility for advice. Every draft it produces is a draft you check and sign. The licence, and the duty attached to it, remain entirely yours.
