No. A rough valuation and a view on timing cost you nothing, whether or not you end up working with me. Most people want both before they decide anything at all.
It depends on your cash, your loan and whether you are coming from an HDB flat or a private property — the stamp duty and bridging costs are different in each direction. I will lay out both timelines against your real numbers before you commit to either.
After the minimum occupation period, which is usually five years of actually living in it, though some newer flats run longer. I will check your exact date against HDB's record and work backwards from it — the listing usually wants to be ready before the MOP ends, not after.
Recent transactions in your own block or project first, then the things that actually move the number: floor, facing, layout, renovation, and how long you can afford to wait. I will show you the comparables I used, not just the figure I arrived at.
Commission is negotiable and depends on the type of transaction, so I quote it in writing before you sign anything. Nothing is charged before that — no listing fee and no marketing fee.
That is where I know the blocks by name, but I take clients across the East too. If somewhere is genuinely outside what I know well I will say so and point you to someone who works it properly.
